I have been informed that the Maintenance Company that attend to the gardens and swimming pools have pulled out of their contract. Does anyone have any information on who will be replacing them? do we need to cancel the arrangement with the bank to stop payment? Any idea who will be replacing them? Obviously this situation needs to be addressed urgently and all owners should be advised via their elected Presidents on a way forward, as this situation is very unsettling.

That would surprise me, with the current economic climate, a company surely could not afford to pull out of such a big contract, unless there is an issue of payment etc.

All,

Slater has got the wrong end of the stick, ro been fed duff info.  RPM the administration company have resigned, the garden, swimmimg pool, cleaning etc are all seperate companies and will carry on as before. 

The plan for the replacement of RPM has already been published, just working to a shorter timescale now.

Hi Ste&Julie,

Nothing. 

All the community documentation will be handed over the new administration company when in place.

The transfers go direct from your account ot the communities accounts, the admin company just facilitate this, so please do not cancel direct debits or other such measures as this will just been that cause delays when we have sorted thing out with the new administrators.

Hi Phil,

You say that the gardeners, etc are separate companies but who are their employers ? In other words who pays their wages. I assumed it was RPM and if they go will they continue working on the resort ?

Obviously Phil can answer himself bt I would imagine RPM have very few employees. They are probably a management company who employ subcontract companies (I have seen CISCO vans around the place) to do all the work so if those companies can still be paid through the current process then the 'work' should hopefully continue but I am not close enough to be certain about the process.

Hi,

Can some one explain to me why RPM resigned. Was it due to financial difficulties either linked to the fortunes of polaris or indeed community fees.

Being aware of the debate over RPM and their competency to run this resort, I trust that they realised the game was up and it was time to call it quits. Although personally I thought the were doing a reasonable job in difficult circumstances.

I hope it was not the result of a group of presidents in one part of the resort dictating to the resort as a whole.

Like some owners I feel that I am divorced from the happenings on Condado and am frustrated by not being informed as to events and 'behind the scenes' decisions that others are making supposedly on my behalf.

Tony Blair arrogantly dismissed the wishes of the British electorate, presenting information or not, as the case may be, to support his arguments I don't wish for a few presidents on Condado to copy this behaviour.

Owners views should have equal weight in response to the more important decisions that are to be made. I want to participate in this process by having my views canvassed or sought and not what appears to be the current situation where a clique working secertly behind the scenes are making the decisions.

Sounds as if this is a done deal!  It would help to know who is responsible for this plan? Under what rule or authority was it drawn up and where has this replacement plan been published so I can view it.

Do I have a say In choosing this company?  If not why Not.

And what criteria is being used to select this company. What safeguards are in place to ensure that they are trustworthy, professional and competent. Can I view these criteria and other documents say in relation to any tendering process or indeed other documents on the reasons for choosing one company over another. Can I also view the minutes of meetings and the breakdown of the who voted for what. This last piece of information will be essential when deciding or not to re-elect presidents at the next election process.

Can those who appoint this company be held liable for its actions or will it be the case that, like the British banks were we all will have to bail them out. if it goes belly up.

Finally, please don't get me wrong i'm all for getting Value For Money and a professional service, I wish for condado to be the best, I love my wee apartment and the golf course and perhaps best of all those who i've met at the resort. But I need transparancy in the decision making process and need to feel that I'm included and my views are valued.

We appointed the presidents to represent us so must stand by their decision although as you say some explanation as to the reasons for the change would be helpful.

So many questions................
 
How can the management company be sacked when most of the residents don’t know anything about presidents and have had no say in the decision making process? We own an apartment just like everyone else and we feel pretty unnerved about what appears to be going on just now.
 
Has a reputable management company been identified to take over and who is managing the resort in the meantime ensuring it continues to be run in a professional and efficient way?
 
It may be that this is all under control, well thought out and in everyone’s best interest but how are we, and probably 70% of the residents supposed to know this?
 
I do hope our ‘dream’ isn’t being jeopardised.

I think Phil is doing a good job trying to keep people informed  but I'm not sure it should be just down to him to do that. I know a couple of other presidents also post pieces information occasionally. Our own Jardin Presidents should send out some information regularly- ours has never made contact or responded to a couple of emails we sent. It transpires he doesnt have a computer! We weren't expecting daily bullitens but some info should have been forthcoming. Instead we scour the forums trying to decide whats rumour and whats not and reading between the lines. The problem with that is that you can esily be led down the wrong track. On the other forum it has been suggested that there be a Residents Association (although the idea is shelved for the time being until these other issues are resolved) I posted that we saw that as a good idea as it can make representation on behalf of the residents in ways the present community set up cannot and we also saw it as another way of getting information. Phil pointed out that in respect of providing information it would still only work if the representatives committed themselves to that otherwise the situation is no different. Its a pity there cannot be a requirement for Presidents or Vice Presidents to contact their garden owners at least a minimum number of times.

In respect to RPM there are several posts on another thread about their resignation.  RPM weren't doing their job but were being paid good money to be in that position. From meeting to meeting with them they were not presenting information asked for, doing tasks requested of them and were not managing the budget properly. Had there been any chance these were just teething problems it is likely we would have still supported them for a little longer, on the basis of 'better the devil you know'. In light of everything we have managed to read recently CdA clearly needs a new management company. Hopefully the Presidents will have many tenders to consider. I queried, without response (on the other forum) if there was any mileage to be had in contacting the other Polaris resorts and trying to gather information from them about various management companies- afterall they have been down this road before.

I have been following this thread and also spoke to Ptann (one of our presidents) and would ask the following question and make the following comments.

If we all  owned a property in the UK and had to pay community charges to a company

I wonder how many of us would happily hand over £80-90 per month to them?...........

When they cannot and often refuse to provide any accounts or documentation for what they are supposed to be managing.

Who take community charges from some and not from others, who have quite properly give their details to them.

Who cannot communicate with the people who employ them, either verbally or by email, writing.

Who fail to set up a reserve fund , even though this is a legal requirement

I would suggest that very few would and that we would be very suspicious of their motives.

I personally think we should be grateful they are going before we get to a situation like at La Torre, who ended €1m in debt.

Also lets cut the presidents a bit of slack, they are unpaid volunteers.

Yes we could do with better communication, but lets remember if it wasn't  for them we would'nt know anything that is going on especially with RPM at Condado.

We think many of the Presidents will having been working hard behind the scenes over the last year no doubt about it. Its a thankless task as is any volunteer committee position. We wonder if some people stepped forward merely to reduce the number of jardins PW would hold, which is good in its way but does it leave us in the position of some less enthusiatic Presidents? Due to the lack of individual information we dont know what our own Jardin Presidents are involved in. Perfectly willing to give praise where praise is due but the point is that only a few are talking to us.

But the big issue now is about moving forward and no doubt the Presidents will have their work cut out identifying the right management company to take over.
