Ok - we really are getting close now. I know I sound thick, but can anyone clarify what we are talking about when we talk about completion? Do we have to add another 4 weeks on to what they give us as the completion date?
Agree with Terry - we want everything finished before handing over monies - but we have not had a call yet, so I think we are not high up on the completion schedule.

We're happy to go along with this - however there is not really that much more to do so it shouldn't be a problem. We should have Power of Attorney sorted out by then so not as if we need to arrange flights etc.
Linda, I had always thought we were talking about another 4 weeks, however BMS and my solictor said services can be connected within a few days and furniture then put in (looks like it's there on site already and wil probably be in by completion).

I have been contacted by my solicitor, to ask when can I go over. I m having my apartment inspected by an independant builder -surveyor in the next 10 days, then BMS can do any work if required. I will then arrange a visit.
The list. Habitation certificate. Deed of ownership.Transfer of land from builder to residents?. Value of property for Tax 7%. Services Gas, Electricity, Water, etc. Completion of property and areas around. Inspection and completion of snagging. Residents committee formed builder responsible for overseeing this. Furniture delivered and sited. contact details for warranty on all items.
Kitchen. Extractor fan, Hob&Oven, Fridge/Freezer, Dishwasher, Washing machine.
Lounge/Dinner. Sofa, Table 6 chairs, coffee table, TV unit, Curtains.
Bedrooms. Headboards, Beds, Mattress, Bedside tables, Pillows, Curtains, Bed covers.
Dinner service, Cutlery, Glasses for 6.
Frying pan, Saucepan,
Lights.
Towels and bath mat.
I noted that the bathrooms are not mentioned anywhere, we must have some or is it soap on a string at the pool?
Im sure I have missed something. (OH they want paying)

Medsea did another inspection yesterday. They have sent me the report & lots of pictures & I have spoken to them on the phone.
We are very disappointed. Our apartment does not still have kitchen units, no furniture in, there is a hole in our ceiling & the builders have not cleaned up. As for the site, from what we could see from the photo's it is a mess. On the positive side the roads are being tarmaced.
Medsea's next inspection is 21st March. We now think it could be April before we complete.

Very interesting to hear the different stories and levels of progression!!
Linda, sorry to hear about your disappointment with your apartment which is quite obviously not ready for completion. This fits in with exactly what John and I saw when we visited in early February - each apartment is at a completely different stage of completion which is amazing. It's particular hard for you as you intend to live there!! Fingers crossed it won't be too much longer.
I think it's important that we all stick firm in not signing on the dotted line until we are all happy with our individual apartments and the communal areas and pool etc are finished. As a number of us have already said, once BMS have our money there is less incentive to finish Los Olivos. On a brighter note, once they are finished I think they will be fabulous!!
John and I have appointed a professional snagging company to visit our apartment before we complete and don't intend signing anything until we are completely satisfied, and I think this will be April now!!

Hi all
Janice here from 19b with Terry. We have received a letter from our solicitor requesting payment and the rep from Parador phoned to say the apartment was ready for completeion. However with reading everyone's elses comments I think we will get back to them and clarify that their understianding of completion is ther same as ours!
Getting there I guess?!

Hi All, as is the case with Linda & Rob we have heard from Medsea. Property not ready for pre-completion, all properties should be finished in the next 2 weeks. We seem to have the similar "hole in the ceiling" issue Linda so don't be too sad your not alone.

Hi all,
we received an e-mail from Iberian International today which reads as follows,
"I can inform you that according to our inspectors your property failed due to mainly the access side of things as well as a few minor snags inside. We are liaising with your builder on this and have been advised that everything will be ready and completed within the next 2/3 weeks. We have scheduled to return to your property around the 3rd of April to see if the outstanding work has been completed. If this is the case then we will prepare and send you your completion letter which would mean that you will be looking around the end of April beforeyou come over to Spain to take possession. Please be assured that as soon as we are sure everything is in order we will notify you immediately."
We are going to Spain tomorrow until Tuesday evening so we will see for ourselves.
By the way Don well done on the list and our contract also lists towels and bath mat.

Also look at the Don't Complete Without It thread of the "License of First Occupation" thread in the general section of this forum. There's mention of someone based in Murcia but who will go down to the Almeria area if required.

Hi All prospective owners,
I have just received a report and pictures on 19A from snagging. BMS said its ready however reality is it will be about another three weeks.
Kitchen units still to be fitted, bathrooms not finished, no white goods, no furniture, not cleaned, electrical wiring not finished.
My independant surveyer said I will go back in about three weeks.

We have just had our report from Atlas and there is clearly still a lot to do! I am disappointed and I agree that we are looking at three weeks. We have still not had any indication of a completion date, but I am thinking we are not going to be in before end of April now. I don't know how long things close for Easter.
However, having said all of that, we are delighted with how everything is looking, and we are there next week so will send a report.

Hi all,
Just returned from a very enjoyable few days in Mojacar. We visited our apartment and were initially disapointed with condition as builder had advised us that apartment was ready for completion and I thought I would be walking into a show house. (Silly me always the optimist).
However, it just really needs a thorough cleaning, eg. cement on tiles and on capping along solarium and few minor repairs such as skirting tiles missing, holes filled around pipes, paint removed from tiles and marble window sills, rubbish removed. Linda we also have the hole in the kitchen where the boiler fittings come through but these are being repaired at the moment. Still some work to be done on footpaths and communal gardens and pool area. The tarmac road makes a huge improvement. Visited Maria in the builders office and she assured us all concrete and paint would be removed from tiles and window sills by the cleaners. She also told us that the furniture and white goods would not be put into any apartment until the day before signing as a security measure. We are not posting any photos as we only have duplicates of what is already on.

Hi All,
We got a letter from Atlas today saying that building was complete and to arrange a time to go over and sign.
However, the latest progress report (dated 09/03/07) shows that there are several things not completed such as sink and wardrobe in one bedroom - and the pool not even started (I think they forgot to update that bit).
I will be contacting Atlas to get the true status and whether they really have done a proper snagging inspection, before even making any arrangements, as I've seen from other postings that there are differing interpretations of 'complete' !

Hi all,
I have had an email from BMS saying they do not put white goods or furniture into the appartments untill the day before signing, for security reasons. If I let them know when i will be arriving they will ensure the appartment is finished.
I said that on monday the doors were not in, electrics still to do, kitchen to finish, the woodwork and walls will need repainting. when I have some confidance this will be complete I will visit.

Hi all. My apologies if i ramble, if i state the obvious, & if my outlook is different from others.Up until i came here in Jan i went to bed each night with a lot of disquiet, but gradually my fears have been assuaged. Over the last few weeks have met some lovely new neighbours--Ali ,Pete & Sylvie ,Dave & Maura (thanks for lunch) ,Cathy & John ( 6b ) & briefly Mike ( 7b ).
Last week Maria offered to let us sign on 13th. She promised that all the snagging would be done.On 12th with Sue from Parador we did a 2nd snagging .By now thjere were only 10 items on the list.Whilst we were there the cleaners started, the hole in the kitchen ceiling from the boiler was repaired, the carpenter was finishing the kitchen units. For those in the upper appts there is a design fault in the en-suite,the door fractionally catches the underside of the staircase, which was quickly ground out & painted.A copy was sent to B .M .S.& our solicitors. Maria agreed & sanctioned all remedial work.
On Tues. we met at the Notary on Mojacar Playa .After signing the Licence of Occupation was given to oursolicitors who needed it to get our services on. The deedis one document which states share of the land plus the buildings.This goes to Huercal Overa for final ratification ( 3 months approx ) .A copy can be had from the Notary if required. The builders bank manager ( Cajamar )was there to sign that the builder had paid off the mortgage & that the property was free from any encumbrance.The full price (for us 168,300 euros plus 7% i.v.a. ) wasdeclared & balance paid by Bankers Draft ,extras by cash ,& Notary & Land Registry 2,200 euros plus 1% tax ( 1680 )was by transfer plus Solicitor,sfees ,which attract 16% v.a.t.,before the signing.
After signing we went up to Los O.& the cleaners,whilst not perfect, had exceeded our expectations.The kitchen units were finished, including the extra bit carrying on the granite top & cupboards around under the window.The furniture ,beds etc were all there as per itinery & show house plus shower curtains ,Roman blinds over arched lounge window, & throwover blankets.As we were leaving it was dusk ,& it was delightful driving on a smooth road ,from our property down the approach road with the street lights lit the whole lenghth On weds. the white goods arrived i.e.fridge/ freezer, dishwasher ,washer ,cooker (rotisserie inside ) plus electric hood which were all Zanussi.
Some general points, the white goods carry normal manufacturers guarantees,the property carries statutory builders guarantees,the furnishings are supplied by Ecole Meubleson the main road outside Los Gallardos.The snagging outstandingwhich we accept will bedone soon all together---stair rail up marble staircase, hanging rail in wardrobes ,sinks not sealed until tested with water ,metalwork to be repainted, security gate fitted,tap on solarium.The builder has put us on his electricity & water until we are connected.
The tarmac is done on the approach road ,around L .O.,&down the road to the bridge ,plus they repaired the road immediately off the main road. The lampposts are going up around the communal area &are attractive doubles ,more work is being done on the pool & is not far off being finished.There is a switch outside kitchen to activate a buzzer inside.
We have insured with Mapfre the contents for 12000 euros-cost 205 euros p.a.Ihope this will shed some light on things & perhaps give some reassurance to some.
