Don all apts have a shower unless you specified a bath. We did so and have a 3/4 bath with a shower over.

Can someone set up a 'who's at home when' board so we can coordinate sangria tastings etc! Which reminds me - I see no cups are included, what about glasses!

We can't go over to complete and have just had the documentation done to allow our solictors to do for us. They need to sort out gas & electric etc for us but need to arrange access to apt - am sure we will come up with a solution. Presumably keys can be posted on to us?

Who else is out 2nd - 8th May? Depending on glasses situation we can provide wine but it may be a bring your own glass!

Just a word of warning to anyone hoping to sign at the end of April.......

We made arrangements, at Parador's request, to go over on 24 April for signing on the 26th.  We booked everything up and advised our soilicitor of the dates some weeks ago.  Today we received an email from the solicitor saying            "we have called to the notary in Mojacar and the days 26/04 and 27/04 they don't sign tittles dees. Then, the 01/05/07 is all close in Spain. Then, we have confirm the date of the sign the tittle deed and it will be in 02/05/07".  We were far from pleased as this would be a date after Janice had returned to Ireland, having had to take paid leave for a week and miss her Graduation Ceremony and an important job interview, all just to end up having nothing more than a 'holiday' which she hadn't wanted!!!  Luckily, an angry complaint to Parador resulted in another email from the solicitor saying that we could sign on 25 April. 

So, just beware if you are expecting to sign late in April that nothing can be done between 26 April and 1 May.

Thanks Terry - we have our completion appointment at the Notary in Mojacar for 12pm on 26th April and have heard nothing from either our lawyer or Atlas. I will now forward your email onto both to find out if this is definitely going ahead or not.
If we are unable to complete then, we may have to go for the power of attorney option as we probably can't get time off to go mid-week until June or July !!
Just when we thought everything was sorted.....

Hi All Los O's.

I have had no luck getting the apartment finished, so I told BMS and solicitor I will be completing on 18.05.07. they have both agreed. However the apartment will be checked for the third time first week May and if still no progress i will be emailing the builders again.

Hi all, received email from Medsea today saying:

The pre completion inspection was carried out yesterday and a list of snags
has been faxed to the builder to be rectified. There is still a fair amount
to do on the development as a whole, we will recheck your property on the
23rd April.

I've requested a list of the snags they have identified so I can judge the level of outstanding work.

Mid to end of May seems the more realistic target to me.  If anyone has any recent photos of the site it would be nice to see them if poss?

Hi all

We gave just received a report from an independent surveyor which is very thorough and lists about 18 or 19 items that require attention. Some are more serious than others but on the whole we are quite pleased with the condition of the apartment and assumimg that BMS rectify the items listed in the report will probably sign by POA in a few weeks.

The report did comment on the communal areas that are not completed. Has anyone insisted with the Solicitors to retain some of the purchase costs until these are completed. If anyone needs any further detaiils please contact via PM.

Thanks to Haydn or Judy who spoke to the surveyor and reassured her that there were no problems with the builders supplies to date.

Some questions for those of you who are lucky enough to have completed:

Upstairs apartments: what rooms is the air conditioning pre-installed in? Both beds and lounge, but what about kitchen and 'upstairs room'?

Upstairs apartments with bath in en suite: Has a shower curtain been fitted? If not, have you found a solution?

General:

Is it correct there are no mugs or cups?

What colour is crockery?

Are there any glasses, if so what size?

Are there any clothes rails or shelves in the wardrobes?

We arrived home from Spain last week after signing the previous week. Here are some answers to your questions:

Preinstalled air con is in the 2 bedroom,lounge and attico

There is no bath in the upstairs apartments showers in both bathrooms with white shower curtains

There were no cups or mugs, 6 small glasses, the crockery is white, there are clothes rails in wardrobes but no shelves. We found there is a lack of drawer space in the bedrooms. Also lack of saucepans-one big casserole pan and a frying pan. They supplied bedding sheets,blankets and throws but the sheets are of poor quality. There are 2 white bath towels.2 hand towels and 2 guest towels. No tea towells for kitchen.

We found that the cleaning of the apartments was very poor so we spent a few days cleaning and the remainder shopping! Make sure you have plenty of money!

We loved the place even though there were are few minor problems and the weather was poor.Hope everything goes ok for you

Just received our date for signing with Notary on Tuesday 24th April. We will be flying out on 21st to spend 3 weeks, 2 of which hopefully will be in our "new apartment".  Looking forward to meeting all those who will be in the area during this time.

Hi All,
We are flying out next Monday evening and are completing on Wednesday 25th (it was on 26th but the Notary is closed that day - luckily our solicitor was able to rearrange for the day before).
We will only be staying this time until the end of Thursday 26th but hope to meet up with some of you while we're there.

We are hoping Arca will be able to deliver our furniture on the 26th although we may have to wait until our next visit in mid-May (or have it delivered while we're in the UK - means leaving keys with the builder and relying on Atlas to arrange with Arca - which we're not too happy about).

Hi All

We have arranged for signing by Power of Attorney on Wednesday 25th April on the assumption that everything on our snagging list has been completed. Maria in the BMS office has advised us not to worry !!, we shall see. We are going out on Sat 28th April for a week so will hopefull be able to spend at least some of the time in the apartment. Re light fittings Parador are still trying to sort this out with both the solicitors and BMS, we are still adamant that the apartment was sold to us by Parador with light fittings - we shall see.

I have raised the query of the lights with BMS as the specification that I have been provided with references lights

Your problem may be it does not say how many and where they are located

You can get well priced drawer packs from the big DIY outlets which go inside the wardrobes

When I was there on Wednesday there was a group of builders specifically there to fix snagging and I spoke to them and they seemed to be doing a resonable job

Good tip is that you really need to have extratctors installed in the bathrooms and we have also carried out a security audit so we can provide recomendations on additional security

The new toll motorway which joins Vera to Cartagena is now open and empty, 115km and €11 tol gets to you to Cartagena or there are large DIY outlets by the new IKEA in Murcia

Maybe a daft question but how can you fit an extractor fan in a bathroom that does not have any of its walls on the exterior of the property ?
In Los Olivos the bathrooms are all in the middle !

For exactly the point Dave & Ailsa raise I was under the impression that the chimneys on the property were actually air circulation vents for the internal shower/bathrooms.  Is this not the case?  If not what are the chimneys for?

Hi everybody.

I am out in Spain to complete with the Notary on Wednesday 25th and am excited about the fact my wife and I have finally come to an end regarding completion of our apartment.

When we have completed we have been advised to change the locks as many contractors have had keys and nobody knows how many sets are out there.

Does anybody know where we can purchase these as I am only over for Wednesday and Thursday, so time is of the essence.

Also does anybody know what the situation is regarding the builders gas/electricity. Do they connect immenently or is there a wait ?

Under building regulations in Spain the internal vents have to be connected to ducting which is connected to the outside of the building, namely the vents on the roof

You only therefore have to install the vent, which is wired intothe ceiling lighting, so that it comes on when you switch on the light, and has a delay so that it runs for 4-5 minutes after switched off

Yes you should always change the door lock and it's possibly easier to get a local locksmith to do this and it should cost less than €40 supply and fit, always get a price first. Most DIY shopd sell them and you should remove it and take it with you as a pattern. You should also talk to lock smiths about additional locals on the patio windows and a door chain

I understand that there is no builders supply as the properties have a Certificate of Habitation and you therefore have to wait for the local providers

Hi everyone

We got back last night from Spain and am pleased to say we completed on the 18th April. We are very pleased with the property. There are just a few minor snaggs that need doing to our apartment, which we hope will be finished for the 30th April when we return to stay.

I have put some photo's on the shared photo section and you will see that there is still work to be done to complete the communal area, however workmen are on site and it is going to look great when finished.

We met some lovely people while we was out there and also some who have not been on the web site.

Hi all .Put a long post on last week to find theinternet was down in the area so it was not sent . I must now apologise for passing on wrong information ,as several of us were misinformed,--reference Building Insurance --it is necessary.We have insured with Mapfre---15000 E contents --80000 E building,we thought this was low but assured that based on square metres this is rebuiding cost---1500000 public liability.Sorry once again

The weather is great .The communal area is now nearing completion.It is much tidier --the lamps are lit around top palmed area---the pool is now fenced with black meshing--the access path is now nearly repaired

Lampposts are being erected around (half done )complex .Silo & container have gone but surrounding area still very untidy but Maria said soon to be tidied.

Lot of activity around water feature with an edged path being iaid to bridge

Many have now signed --my guess 30 --met so many nice people it,s a delight .With these numbers there is no shortage of information about shopping, security etc . Our locks changedfor 45 E  security bolts in french windows 28 E -wreckers & mosquito netting every price & quality

Hello All,
Ailsa and I returned to the UK late last night after completing on Wednesday - such a relief - it seemed to be in doubt right to the end since it seems that Atlas could not prove that monies we'd paid them in sterling tied up with payments they had passed on to BMS (being as a result of Atlas's way of bundling together payments for many clients before transferring money to their Spanish account). However the Notary was eventually happy with things and we actually only spent about 5 minutes round the table with all parties present signing (except the Atlas guy who scarpered off early !).

We are delighted with the apartment - the standard of finishing is pretty high although we do have a number of fairly minor snags to be fixed (email me if you want details).
We spent Thursday morning cleaning the place - including the loos that the builders had obviously used - yuk - what a smell - several doses of heavy-duty cleaner were required.
We arranged for air-con units to be installed next time we're over in 3 weeks - we went to D-Match and got a deal for 2810 euros for 3 small units for the bedrooms and 1 larger for the lounge.

As for security - we arranged for someone (name of Paco) to fit a grille over the kitchen window (180 euros) and we are also thinking about whether we should also go, like some others, for a grill at the side and an extension fitted on top of the security grate - the quote for that was around 400 I think (would be interested to hear others' quotes). An alternative is to get rejas fitted to the patio door - Ivan and Ann have one of these - it folds back so not too obtrusive when you want the patio doors open - not sure how much that was.
We'll be arranging new locks when the builders have done all the snags - hopefully next time we visit.

It was good to meet quite a few folks while we were there - looking forward to meeting more in 3 weeks time

We are now all set to complete on the morning of May 23rd - we could not get out before that and we had problems with our power of attorney.  Never mind - it is really exciting.   I am going to print off the who is where chart and do the rounds!!!  

We hope to stay in the property 23rd  until 27th.  Hoping to at least get lights sorted, and perhaps t.v. in.
