We are having problems with the tiles on our roof as the surface is coming off. Has anyone else got the same problem. Polaris World say it is a maintenance issue but even the unsold property next door to us has the same thing happening. If there are a number of us we could pursue Polaris World about this together. If we have to mend this ourselves does anyone know where we can buy the tiles.

This was also posted mid February- maybe it going to be something most people will have a problem with. Nice of PW to say its a maintenance problem isnt it- especially as we have protected our tiles from early on? I was pm'd someone who had replaced tiles for another forum member and have pm'd you.

Hi,

We inspected ours last week while we were out & guess what, we have at least 8 seperate tiles where the surface is coming away.  They are not in an area where things like sunbeds/dining table/chairs will damage them - in fact the area where all these items are is fine!!  Apparantly it doesn't seem to matter whether you have 'protected' the tiles either.  We have also noticed that the rubber seal down the middle of the roof terrace is lifting for most of the length of it; it is also grouted underneath, which I didn't think you did when you had an expandable joint (not sure if this is the right building terminology - but I'm sure you get my drift).  Not sure how we go about resolving that one....

Jann, I would be very interested to know how others have resolved this problem so please could you PM me details also?

Maybe piebald terraces are the way forward! The tiles we noticed are also not in area's were they could be particulalry scuffed about either. We haven't yet used the contact we were pm'd about so can't personally recommend him- we plan to wait till we get over and see if any more tiles have started to flake before getting someone in but I have pm'd you the details.

Thanks for the information, I will check my tiles when out next.

But I would be interested if anybody knows what the rubber strip down the middle off roof is and what it is for, as ours has never looked properly sealed.

The rubber strip is a sealant covering an expansion joint I believe.  The joint allows for movement in the concrete slabs either side of it, when they expand and contract due to temperature changes.  Can a tradesman confirm this, because 'one man's floor is another man's ceiling' as they say.  If the joint is damaged then presumably it can allow water in and cause problems for the property below.  The Penthouses would be a good example.

I may be wide of the mark with this, so please put me right if I am.

I have contacted Polris World again stressing that these problems are due to sub-standard materials and am yet again awaiting their reply. I can prove that this is not a maintenance problem as there are unsold properties, including the one next to me, that have this same problem.

As there are a number of us, and I guess more that haven't commented here, maybe we should combine our efforts and go to Polaris World as a group action.
