Hi there,
my son is over in Roda block 64 phase 3 he was approched by security and asked why he was not wearing his arm bands. He was told to go to the front office and gave him a letter to take with him. There he was asked for block and apartment no. He was given 6 Pink bands, seams this only started on Thursday. A man at the pool told my son that this was to stop the non payers from using the pool. If this is the case I for one am delighted.

Yes - the wristbands are only being given to owners who have paid their community fees.
You should have had at least one email about this from Resortalia (Administrators).
I know that 2 have been sent to owners on phase 3B ?? (Block 79 +).
On phase 2 we only got one.
However, I am disappointed that he was actually given the bands as they should only be given to the actual owner.
In order for you son to have collected them you were supposed to email Resortalia with his name and then he was supposed to show his passport. I suspect though that as he has the same surname as you Security missed this!

lets get this sorted, I have had no communition from Resortalia in any form , I will contact them tomorrow regarding this. why should you be disappointed that they gave my son these bands.? I have been up to date from day one with my fees. ( by the way before you) as you are in a later phase so if you have a gripe take it out with the people who don't pay

Please let's not get aggressive on here - this is supposed to be a friendly forum, and I don't quite know what I said that seems to have offended you.
It's just that I have been very involved in setting up this whole process for Phase 2 - which is where my apartment is - so I'm actually on an earlier phase than you.
I also look after an apartment for a friend in Phase 3B which is why I also know about their emails too.
There has been lots of fuss and hassle over the last few weeks with Resortalia about when the bands would be ready (they were supposed to be available mid-June) and lots of owners who are not debtors have been having real problems getting them - including me.
The process that has been put in place by Resortalia means that bands should only be given to actual owners on proof of ID (passport/identity card). If owners wanted them to be given to someone else (for example a key holder, agent or tenant) then they are supposed to authorise this by emailing Resortalia with the name of the person who will collect them.
That's why I'm surprised that your son was given the bands as he isn't the named owner!
Like you, I think this is a really positive move in trying to get debtors to pay up if they want to continue to use the facilities.

Because I visit RODA regularly I think that the armband system is a brilliant idea because it isn't just the debtors that are a problem but also people that come in from the local area to use the pools
One pool in particular on Corvera suffers badly and when I suggested this I was told by the Administrators that this wasn't possible because you needed to change the byelaws and have 100% agreement, so I would really be interested in how this was achieved
The other problem is local renters who then invite in large members of their friends and family, so restricting the numbers per property is sensible
I can also say that the new administrators seem to be doing a good even security have tightened up, I have been on RODA hundreds of times and I was stopped last week for the first time
Key is the policing and having the security ask I believe is very good news

I think this is a superb initiative regarding use of pools. Next step is to make it more difficult for non-payers to actually use any of the other facilities if we can as I do realise that golf and sports facilities are outside of the control of the community.
Well done Pommers and for getting this achieved on Phases 2 and 3 and instrumental in influencing I would suspect Phase 1 introducing this system where we are located. I believe our pool was frequent ly visited by "outsiders" and others so this is really good news. We were certainly notified several times by Resortalia about this initiative - communication with them seems very good and they always come back to me promptly when answering queries.

This is a great improvement and - hands up - having fallen into arrears myself l am now making every effort to regularise matters before our next visit for the RodaGolf Fiesta (what another great idea!)
lf l could introduce one matter for friendly discussion, and that is of course the lack of some of the facilities that all owners were promised when we bought, and which will not now happen - if ever - for a very long time. What a shame that no amount of concern or effort was able to put right that particular wrong.
As to the heightened security on No2 entrance - this is much needed and very welcome, especially for us on P3. l have now started to question tradesmen when l see them floating around the site, and have seen a vehicle stopped and searched at the rear gate. At the UK caravan site we used to own on they introduced a log that owners had to complete to advise Security of all expected visitors. If your name wasn't on it then you didn't get in. This is probably unenforceable as the roads on Roda are public highway, but perhaps Security could keep a proper register?
Finally, l noted on my last visit that numerous dog owners were still allowing their pets to run around unchained and foul the sidewalks. The problem is that they disappear so quickly when challenged that they will simply continue to do it unless Security get involved.
Roda is now beginning to feel more like the exclusive development we all bought into - long may it continue.

This is great news on both the bands and security I was also stopped when over last week. Thanks for explaining what the process should be pommers, no idea what warranted that response from JMWIL. lets hope this encourages debtors to start paying!

Just to reiterate what Pommers said, phase 2 or P11 to be precise introduced wristbands 2 year ago distributed via the old Administrator, at the time the rest of the resort were not convinced despite its success at La Torre. We were not allowed at the time to withhold wristbands from debtors but it did prevent many local visitors turning up with picnics but no toilet facilities. Pools on Roda are easy to access. P12 proposed at this years AGM to both, issue different coloured wristbands and withold them from debtors. We sent emails to this effect to all owners early in June. It seems some of the other Communities realised the advantages of the system and agreed to participate this year. Sadly the large logistical situation which followed with producing wristbands, printing ID cards and distributing them all to paid up owners or their approved agent proved a little much to cope with and there was a last minute rush causing a number of teething problems. Hopefully this will settle down and in future will be easier to administer. On the positive side, it has brought an awful lot of shy debtors out of the woodwork wanting to make their contribution to Community funds.

we arrived on phase 1 on monday and it is amazing to see how many people not wearing armbands are not checkd by security - the cynic in me wonders if the armband checking is done purely on a spanish non spanish basis with the former seeming notto be subjected to the same rigour as non spanish? i have also heard anecdotally that this is being replicated at other pools - thoughts ?

I have heard this too fom 3 other owners. 2 of Phase 2 and one on Phase 3B.
I don't know what th answer is but it is certainly annoying.

Jbutt Many would be horrified if this was found to be the case. It is however your money and other owners contributing to security and the monitoring of your pools, please keep mithering security if you constantly people see without wristbands. Most Communities however will tend to police it more at weekends, P12 have different monitoring system. These measures will only work if people get the message, you and all fee paying owners are entitled to ensure the message gets through. The resort facilities are owned and paid for by owners, speak out to the people who count, Security, the Administrator or your Community President.

There must be about 20 people currently in the block 9 pool (the one nearest the road without bands) i dont want to tell tales and dont know how to contact security

If you're in block 9 then the quickest would be to just walk over to the lodge and tell them to come and sort it out.
The number I have for the lodge is 968 173 698 but don't know if this is still correct

I was browsing through reviews of Roda on Tripadvisor and came across this review.It was submitted in July this year.Might be of interest to some....
I come here once or twice a year and I keep coming back. The pools are always very clean and the gardeners do a very good of keeping everything pristine. The whole thing about needing wristbands to sunbathe in the gardens and go in the pool is a bit over the top and needs to be a bit more in control but very good and nice apartments!!!!
Not my personal opinion but always good to see things from other people's points of view especially customers!!!!

That is obviously from a renters perspective.
Perhaps if the owner/agent had explained why she might have had a different view.
When I tell my renters the reasons why - especially regarding day trip invaders with no toilet facilities and the consequent results I get no objections.

Arm bands are a good thing they have had them at La Torre for a few years now,they brought a lot of money in from the non payers of community fees in the earlier years ( more so from the people who rent out the properties ), But theydo cost alot of money to buy, at La Torre it ran into the thousands of euros,and after a couple of years if you change the colour, ( because people have fake ones it thousands of euros of euros again to replace them )
