Can anybody give me a rough estimate what the annual non-resident and local council taxes are on a property valued at around 70,000 euros, also what annual energy bills are on average not inc.airco...i just want to know what to put by to be safe ...dont like suprises!!!

These are approximate cost but somewhere near. 

 

Non residents tax ( if the property is in joint names you pay twice)  payable anytime this year for last year is about €200 with a cadastral value of €75,000 which I believe block 275 are. 

 

Council tax (IBI)  due around September/October pay at Town Hall in torre pocheco, set up a Direct debit when you pay the first time approx €210 a year,  they will pos you a bill. 

Utilities are obviously department on how much the apartment is used, eelectricity/water are expensive in the murcia area anything between 40/60 euros a month, the service charges are high

when you said service charges in relation to utilities, is this on top of utility bill or included, so if your bills were for example 50 a month would that include service charges, and if not what would the service charges be.

 

In short!! What would you put by a month to cover yourself for everything!!! inc. Insurance

Wealth tax was abolished in 2009 and replaced with non resident tax. 

 

That included service charge, I think 20 euros each a month is about the service charge. 

You can set up both water and electicity online.

Buiding insurance is covered under community fees,  contents I have with my bank at 90 euros a year. 

 

I have car isurance, tax, itv, yearly parking to pay so it's difficult to put a total on yearly spend.

RichA4 is getting confused between Council Tax (rates) and non residents tax.

The tax he refers to is the former and in my case in block 276 was €465 for a year.

Non residents tax for a year was €118.

To clarify, if the property is jointly owned you each pay a half of these.

Another little surprise you will need to budget for in the first year is that if you purchased the property at today's deflated prices you will get a demand from the Council for additional tax as they consider you under paid for the property. In my case I think it was about €450-500, but I do not have the exact figure to hand. You can challenge the amount, but in my case it would most likely have cost as much in legal fees to do so and I therefore paid it. At the end of the day even if you are successful in challenging the amount you will still have to pay something. But bear in mind when I purchased in 2012 the property purchase tax was reduced so that if you paid the full rate your demand will be higher. But your Solicitor should be able to advise you.

The non resident tax I quoted is what was quoted to me by my lawyer faster associates, so they are not the wrong way around.

If you want to believe what your Lawyer tells you far enough. But as you have not been here long enough to pay them you will not have receipts for payments you have not paid.

I have made both payments and can provide invoices and receipts to prove what I say is correct. I don't wish to get into a long discussion about it I was just trying to give helpful and correct information to the original poster.

End of my contribution as far as I am concerned.
