Having watched this forum but posted very little, I felt after all the negativity surrounding the development I would post this little item in the hope that it may cheer you up.
The following is a translation of the LICENCIA DE OBRAS E INSTALACIONES which I received from my agents AMBASUN today:
Licence Of Complete works and Installations
By virtue of the agreement adopted by Local governing body in session celebrated this day of Thirty of April of Two Thousand Seven, has been granted to Herrada Del Tollo S.L. municipal licence to carry out works and installations of Partial Licence Corresponding to the Foundations Land Movements, Departures and formed Sanitary according to the basic Project of 572 Dwellings, Local and Pool on the Visa 17/05/06 and Project Dwellings, Local and Pool on the Visa 29/12/06.
If anyone wants a copy of the Licence in Spanish just PM Auntie Linda and I'm sure she will oblige.
Perhaps, now people will stop being so negative towards this development and developer. I for one would much prefer that the builder, San Jose, gets all the required Licences before starting work than having to pull the development down because he hasn't got the right paperwork, as has happened on other developments.
Do your homework or contact your agents/developers before posting hearsay on the forum as this only creates panic and a feeling of negativity.
PS. San Jose have also said that we should expect our property to be completed by December 2007

sorry to be a killjoy but, and correct me if I'm wrong here someone, does it not say " 572 dwellings"? This is quite a long way from the 3000 odd properties that we were originally told by SJ that they had licences for! I don't even believe that 572 would cover all of the properties on R4 never mind R7 R10 R15 & R19 that are all supposed to be under construction as we speak. So while I thank you for passing on this information, you will forgive me I hope if I don't jump up and down with excitement at the moment.
I too am more than happy that SJ are getting all of the licences in place before they start building as I have previously lost money on another project where the developer wasn't quite so dilligent. IHowever I believe that SJ are seriously lacking in communication skills and are letting all of us down by not informing us of what stage they are actually up to. They do after all have a perfect medium in the form of another forum where they were supposedly going to keep us all informed. It has gone eerily quite of late! I am not trying to create panic or feelings of negativity, I am as excited by this project as the next person and can't wait to spend as much time there as possible and eventually move permanently. I am just frustrated at the lack of information from SJ and without the input of all of us on this and other forums, be it good or bad news, we would know nothing at all. So please don't put people off posting their views and news on the forum as we need as much info as possible even if it's sometimes not what we want to hear.

I hope I'm wrong about the number of houses and that there are more licences out there somewhere, but this would answer the question as to why all of the first phase properties were not built to the same point before they stopped building a few weeks ago. Maybe more questions for our agents/solicitors?

No you are quite right it does say 572 dwellings and yes it is quite a long way from the 3000 proposed dwellings. But this is the point I'm trying to make IF you do your homework you would soon realise that 572 dwellings actualy makes the number for phase 1. This is the licences that San Jose has initially applied for, which makes up the plots R4,R7,R10 & R15. I believe that San Jose will apply for each phase's licences as he has sold sufficent property's to warrant the licences. The local Town Council have already stated that they will not grant licences for the builder to build properties that will be empty, this would explain why the foundations are only dug and not concreted or laid for the other phases. If you look logically at it you would realise that its easier to fill a hole than dig up laid foundations should the licence not be granted or the properties not sold.
It is not San Jose's responsibility to update all the buyers, thats the job of the agent that people have brought from, unless you have brought direct from San Jose of course. so if you are not happy with the lack of information contact the agents thats what I do. I bombard them with emails until they get the information that I request. As far as the other forum that you mentioned don't believe everything that they say about being in the know with the builders, frankly thats Bull s**t.
As far as putting people off posting I have no wish to do that I would just like people to post facts and not hearsay or rumours. It's not hard to get factual information, perhaps more posters should try it!!!

Thanks for post Dave, and reply from Ian. Regarding property numbers it may depend what counts as one dwelling, for instance does an Azucena count as one dwelling or four dwellings. Also please forgive my ignorance but is this licence issued for the completion of the propertys or just for the foundations.

I don't normally post but please do not worry. san jose will be sending information to owners next week and I am sure taht this will clarify all the points raised. It is right, however that owners should always question everything as we are masters of our own destiny.

Hi All
You will be pleased to know our Spanish weather has returned 28 degrees yesterday. Thanks for giving back all in the UK.
I have not been up on site for a few weeks now but I have many guests here at the moment who have and this week work is continuing again on the foundations of properties. There has been a change of staff and Paul and his father have left for pastures new.
I am sure my guests will post updates on their return to UK next week and I will also go to site next week and take some photos.
Note to EOS team - Justin I like the changes you are making to the site. Keep it up.

Without wishing to get my head bitten off (I'm already suffering from whiplash after a car accident, so please be nice to me!) there are 120+ 'dwellings' in R15 and 550 in R4. I can understand the confusion. However, I have no doubt that San Jose are doing everything by the book and we will all soon be enjoying your sunshine Linda. We are all hungry for any information - understandably so. We have a great network going both here and elsewhere on other forums.

Can you just confirm how you know that San Jose will be sending out notification to owners next week please and how we will be receiving it as its the first that many of us have heard on that subject and are obviously very interested to know what is happening.

Rest assured though that I for one will not be put off asking questions, even if they are percieved by some as being negative or rumour mongering, as I too have bought a property on SADM and l am obviously not in as fortunate a position as Dave in having a fantastic agent who keeps me totally informed(even when I bombard them with e-mails).
I still however cannot understand why the building had to stop so that they could get permission to dig the foundations for a further 572 dwellings as we had all been led to believe that they were actually waiting for the licences to take those dwellings currently under construction to the next level and that they would also be receiving the licences to build the Hotel, Clubhouse and indeed the golf course itself!! But lets not question San Jose, they are only the people who we are paying our hard earned money to!! Hopefully the impending notice from SJ on the other site( you know, the one with the B******ters) will answer some if not all of my questions. Well done SJ better late than never.

All,
Sorry to raise this again but having given this some thought and investigation locally......I'd hedge a bet that this licence is to provide the sanitation and groundworks to supply the properties that have already constructed with water mains / drainage etcand not progression upwards as first thought. It makes sense with the mention of sanitation and pools !!!

John and I visited the site last week, though we were not one of the people staying in Linda and David's lovely home as we don't drive, so we had to stay in Jumilla. Having said that, it was no hardship staying in Jumilla!
Our agent took us to the site last Monday, where we could see lots of workmen, lorries, cranes, concrete mixers etc. There wasn't a lot of actual work being done as we arrived at lunch time (one workman was sprawled under his lorry having his siesta!), but it was reassuring to see how work was progressing. We walked over the following day and the place was definitely buzzing with lots of work in progress. Sorry, but we don't have any photos to post as I have an old fashioned APS camera so you will have to wait until the film is finished and processed! However there were two other couples visiting, as Linda said, so no doubt there will be photos in the album fairly soon.
There were quite a few people looking round the show homes while we were there, all of whom were Spanish. We spoke to one guy who was definitely impressed and sounded very keen, which is good to hear. By the way, I flicked through Spanish Homes magazine in WH Smith today, and the featured town in Murcia this month was Jumilla. There was a mention of SADM and also El Castillo.

sue we also have just returned fron spain and i dont blame that guy from having a siesta under his lorry it was very hot and they only get an hour and work from 7 am to 7 pm we were very impressed(after all the worring posts recently) to see builders everywere we looked.
just posted some photo`s the two girls in hard hats took us to our hole in the ground which is R10 but R4 and R7 are well on the way spoke to pillar in san jose office in torrevieja who told us the licences are granted in stages after inspection from local council at least its all legal and we will get there eventually got to go and put some aftersun on my red bits
