I visited Santa Ana Last Thursday 17th April, no building work was going on but Pablo told me that the builders would be returning on Monday to dig out more foundations, on R4, in front of the sales office – first completion Dec 07. Later on I spoke to the older Icelandic man, who by the way is Pablo’s father, he said that due to Spanish administration grinding to a halt again the first completion will be May 2008! He also said that this was Pablo’s last week at Santa Ana, but would not give any reason why he was leaving.
I thought it would be interesting to see a San Jose development that was complete and yesterday I visited Playa Golf at Campoamor. Not a pleasant experience, parts of the site resembled a barracks and there was virtually no landscaping. No trees had been planted along the streets which looked very bare and uninteresting. On the model at Santa Ana it appears that there will be an abundance of trees etc, I am beginning to wonder what I am buying into. Has anyone else seen a completed development by San Jose which is attractive?

We have a property which was built by San Jose in Pinada Golf in Villa Martin. We never had any problems with San Jose and the house was finished to a very high standard. We had no problem with our snagging list, the work was carried out within a few days of giving the list to the site foreman. He also finished off the site as per the original plan.
Let's have a bit of faith in San Jose, work is not on schedule but these things happen at home as well. There is no point in panicking

I would just like to add to all those non believers
if you are unhappy and have your bank guarantee then pull out you have lost nothing except time
give them a chance the only thing SJ have done wrong is COMMUNICATION
but we have hundreds of companies in the UK who are just as bad

Hi Folks,
My wife & I visited Santa Ana on Fri-Sat 20-21st, as we are interested in buying a Malva through Smart investors. As I have been reading this forum for the last month and hearing about completion dates, and about the people that were expecting to move in soon I was suprised to see that there is nothing there at all.
can there be two different santa Ana del Monte Jumilla Golf developements in the same area? There was a sales office and half a dozen show homes, different modles but no Malva has been built yet. The point of the visit was to see a Malva but all we saw was a model, the standard of finish on other properties, and an empty site. Maybe it was a public holiday on Friday and no one working.
The developement is in 3 phases and we are at phase one which we are told will be completed in April-May 2009. Because of the high speed rail link (which I saw under construction) and the new international airport due to complete in 2009, I personaly feel it is a good investment.
From this forum it seems others have brought in 2005 and are expecting to complete soon, so if you have a property that is finished please let me know where it is. The empty site i saw was Just out side of Jumilla.

Hi Recardo,
What you saw was correct. Due to the initial delay in obtaining the initial building license there was a delay with building commencing. All properties due in March to May have now been rescheduled for Dec2007/Jan2008. Phases 1 and 2 were merged to help speed things up.
Building work stopped about a week ago pending the next stage of license being granted (apparently).
The building licenses are given in stages and the first was only for the foundations and some structural work. Apparently there is a meeting this week at the local townhall to obtain the next stage of the license for both the properties and the Golf courses.
We are all waiting with anticipation on the outcome.

Thanks for the reply. I spoke with the independent lawyer i was introduced to, and was informed that all building and licences required were in force, although she did say there was to be a meeting this week.
Has anyone signed up in 2005 and have had there property finished, or nearly finished yet? As I said in my last post there is nothing there at all.

Hi Recardo. There is nothing finished at the site apart from the show houses. Late 2007 and early 2008 is the earliest people can expect properties to be ready and the golf course will be some considerable time before all 18 holes are completed. I am seeing San Jose on the 12th May and my solicitor the day before. I do not plan to leave San Jose's office without a lot more information than I am getting from them at the moment. The link to San Jose on the Jumilla Ayuntamiento website still does not show details of any 'Malva' houses at all and there is a possibility that if they are adding new style houses to the development then they may be having to wait for revised approval from the Ayuntamiento.

I received this email from my solicitor in the area today
Good Morning, Mr Richards.
The developer hasn’t send me yet the bank guarantee, I had a word with him and he promised that he will send it as soon as possible, but it is really is not in his hands, it’s now in the hands of the Town Hall of Jumilla until the elections(May 2007)
The problem is that the development does not have the licence to build so the bank can not make a bank guarantee in your name.
I have gave him an ultimatum until the elections, if he doesn’t ,we will advise you to take the following steps.

I suggest you change your lawyer. Licences were granted on 5th December 2006.As for not being able to get your bank guarantee until licences are approved is total crap anyway . We obtained our guarantee over a year ago, well before licences were approved.

For info. I received this reply from Pilar at SJ this afternoon.
Dear Linda,
Further to your e-mail, I inform you that construction has stopped on
site only because we are waiting for the next stage licenses to come
through next week. We had received licenses to commence with the base of
the property.
Therefore, hopefully in a couple of weeks, construction will carry on.
This is nothing for anyone to worry about, this is just bureaucracy
procedures.

the properties that you are interested in buying (Malva) are being sold by a company called "Equity property portfolios ltd" Equity are part of a larger company who have bought a parcel of land on SADM and are selling completely different properties than those sold by San Jose. They are indeed nothing at all to do with San Jose & therefore they will not I presume, be buiding any showhomes for them! I would suggest that any queries that you may have would be better forwarded to Equity or one of their agents. Hope this helps.

Hi Ian,
Thanks for the input. The malva are designed and exclusive to Equity, but they are being built on the SADM by San Jose. The point I am making is that the marketing co are in such a rush to get an invester on site that they do not mention that a showroom of that stye has not been built yet.
As the inspection trip and accomadation was paid out of my pocket, I feel a bit let down as there was no real reason to go, as there was nothing to see.
On the day I was told that there was only three left, apart from the one that was reserved for me!

What sort of company are you dealing with who ask you to fund your own inspection trip then lead you up the garden path any of us on this forum could have told you there were no Malva's on site

The company is Smart investors part of equity. I do not mind funding my trip as I am planning to invest in something that will be profitable. They only contact people who are listed with them that are interested in property investments, at home and round the world.
The company are talked about in this forum, and Daren seems to know about them. My only gripe is they did not say a modle had not yet been built.
If you fund your own trip it shows you have allready done the research, and believe in their due diligence. Unhappy clients do not make a company succeed. there is also no pressure to buy as i am not obligated to anyone. Do the people that go on £50 inspection trips think there is no presure or hard sell
I know they also read this forum so perhaps the will refund my costs, as i am proceeding with the purchase, and feel i was missled.
Just read an entry on the Daily mail, why to people listen to the scare mongers. Check out the possibilities, do some reserch and then decide for yourself. or follow the confident people. If you never took a chance you would still be crawling about frightend to take the first step as you might fall and hurt yourself.

Smart Investors are a part of Equity International Group who themselves are under the wings of Trinity Mirror Group, so plenty of clout behind them. We have had discussions with them regarding support and my impression is that they are a well organised Financial Investment Company with a whole number of property investment sites. They have options on 1200 properties on the SADM urbanisation and as Recardo mentions, the Malva has been designed specially for the company, a semi-detached 3 bed property.
Given their heritage and portfolio, I would suggest they are a good organisation to deal with, even if there market 'package' doesn't meet the same criteria as some other organisations selling on SADM. Financial Investors work in a different way and most of their clients take the professional advice put in front of them without having to see the actual property they are investing in. Because there are only 1200 properties of this design, compared to the forecasted 15,000 SJG are promoting, I can somewhat understand why they have omitted building a Malva showhouse, if we all visited and like what we saw with the Malva, they would be force by the market to develop more and then what 'unique' would Smart Investors have. Doesn't take away the fact that Recardo wasn't informed that no showhouse was built though, all I can add is I hope you liked the area...not much compensation.
