We returned this morning from 3 rather busy days in CDS. I'm pleased to say that Peter Lund was voted in as El Presidente, plus a committee / Vice Presidents of Paul Smith (full time resident), Sharon Joseph (full time resident), Simon Longhurst and Azim (not sure of surname!) The meeting was productive in many ways, if a little over long and slightly tedious / repetitive in parts. There was a good turn out, couldn't tell you how many, but far more than I was expecting, plus lots of proxies seem to have been sent along as well.

The minutes will be sent out within the next month, I think, with other bits of information, but main decisions were:

1. El Presidente and committee

2. Accounts agreed

3. New budget agreed

4. Debtors (unpaid community fees) are down from approx 85k euros to 27k euros. Interlaken have paid up, and many of the remaining debts relate to completed apartments where Ammex have no details of owners. There are about 100 apartments that have completed but Ammex cannot get hold of owners details. The meeting agreed a course of action to get all these debts collected asap.

(Only 47 apartments in PM2 have not yet completed)

5. For new installations: laundry room enclosures should be glass with white PVC frame; all railings should be white;  all shutters should be white; awnings / canopies are going to be white / slightly off white but still needs some investigation to finalise a colour code and supplier. I think this was going to be done quite quickly, as people are waiting for a decision.

6. By the time we got to AOB, I think most of us were losing the will to live and many issues had already been brought up elsewhere. Everyone's issues really were the same, gardens, gardens and more gardens, pools, communal snagging, etc. Nothing that hasn't already been discussed on here, pms, owners meetings, etc.

The newly formed committee were hard at work on Saturday morning with a site review of communal snagging issues. I think everyone has common aims and objectives, but there's a lot to be done.  Much of it is fact finding in the first instance. I'm confident that improvements will be noticeable quite quickly.

As for the site in general, it is about 6 weeks since I was last there and PM1 and PM4 gardens are looking much better. PM1 in particular was noticeably good. When we were there 6 weeks ago the gardeners were at work round the PM4 pool and surrounding area every day and that area does look much better now. The worst part of the gardens is still from about block 11 to 20.

For those whose proxies I had, I did suggest that meeting up in UK to discuss the meeting, etc may be an idea. I think that would be best done after the minutes have been sent out. but obviosuly if you have specific questions, ask away.

El Presidente and the 1st lady (aka Peter and Linda!) are in CDS for another week or so, and I'm sure they'll update when they get back.

Emma

Thanks for the feedback Emma -  great news !

Just a quick point though :- surely Ammex can obtain the outstanding 47 owners simply by requesting this information from MLH & Interlaken. Afterall they must have made payments for their purchases to someone !

John, yes you're right this is one of the points Ammex made. Legally the solicitors of these owners should be notifying Ammex of their details. I believe I am right in saying that Ammex have asked IL for the details of the purchasers and have been given solicitor details only, but these solicitors are not giving any info. We assume that these 100 missing owners are generally the ones with for sale boards. In which case they can also be contacted through the estate agent listing the property. Fairly short-sighted in my view, because they will struggle to sell a property with outstanding debts and will have to pay up in order to complete a sale, anyway. At the meeting when it was discussed, I felt confident that every available step will be taken. Peter and Linda will be able to give more accurate facts when they return. One point that was going to be made with the minutes was to ask all owners whose apartments are listed with small amounts outstanding to get these sorted out, as it may relate to the time before completion.  (47 referred to the number of apartmenst that have not yet completed, so my understanding is that Interlakne have now paid these up to date.)

good to hear last week was a success at the agm and glad to hear efforts are being made on the gardens. i wonder if anyone has any recent photos as things can change / improve quickly given the growing conditions. it would also be good to get a copy of the agenda as i am buying in pm4 i think owners in our pm should make the same effort and use the experience you have at our own agm.

was there any talk of why there is 4 pms and not just 1, or was it to do with the phased completions, and is it something we should aim for in the future.it would be useful to hear from other pm4 owners who are willing to help especially bearing in mind we are a smaller group with less owners.

I only have photos of PM1 gardens from last week. I compared them to photos from the same spot taken in February and wow - what a huge difference when you actually look at them side by side! If you are interested in PM1 gardens I will work out how to upload them! I think Brutus has posted fairly recent ones of PM4.

Re the four communities, no this was not dicussed and my understanding is that there is no way of changing it as they are legal entiites. I really don't think it's a problem, though, I feel confident that the Presidents will work together. Ianmack thought that the split was due to how the land was originally sold off, which makes sense and would explain the unequal sizes. My personal opinion is that for many issues, PM2 as the largest by number of apartments and area covered should take the lead for the other smaller communities, eg the railings / blinds / awnings choices. PM2 made the decisions last week and I can't see why those of us in the smaller communities wouldn't follow that decision for the sake of consistency. I can't remember what PM1 decided, or whether they deferred that decision until PM2 had chosen - Kevin should know.
