Holidays to start and then who knows? I've some friends over there - one who's bought in Murcia and whose property is held up because of the corruption investigation - but I'm still keen on spending long hols at ACC. How about you?

Me and my wife are planning to live at the ACC for at least 6 months of the year from 2010. I hope that the property will be built and the ACC realising it's potential by then?! Who knows!!

I WANT TO MOVE TO SPAIN MAYBY ACC. WE HAVE BOUGTH A TARIFA BUT I DON` THINK MY WIFE WANT TO MOVE.
WE ARE FROM NORWAY AND I DON`T LIKE IT, ITS TO COLD.
THIS SUMMER HAS BEEN TERIBLE, THE TEMERATURE NOW IS 12 DEGREE.
I WANT TO HAVE SUMMER ALL YEAR. IF WE WANT TO HAVE IT COLD AND TERIBLE, WE CAN VISIT NORWAY.

We hope to live on the ACC also in 2010, hopefully they will have sorted all the problems out by then........................... and we can begin to live our dream. But i am getting more and more concerned that the ACC will have problem after problem. I have read the artical in the CBNews and it doesn't look very good. Keep Smiling, one day.............................

As buyers on ACC we have two options. Stick with it or pull out. We are sticking with it because my gut instinct tells me that when building starts (if it does,of course) we will have a property in a fantastic location in Almeria. I am sure you are aware of Huma's other Country Club construction at Mazarron. This has had plenty of problems and residents are still waiting for many of the promised facilities. Take a look at the pictures of this Club, the properties and the rentals available. You can see almost exactly what the ACC will look like when construction takes place. I have to be pragmatic and say that anyone who is buying and expecting everything that Huma has promised will be disappointed. Be patient, be optimistic, stick with it ( I presume you are doing ) and there is one thing for certain, we will have answers sooner or later!!

Hi all,
I'm really trying to remain hopeful about all this, but if it doesn't go ahead by September, I have to pull out. Like the rest of you guys, I had planned to retire soon and move out there full time with my family. I never expected this mess. I'm hoping against hope, but if goes ahead, I'm really looking forward to meeting you all.

Hi,
We visited ACC in Feb 2005 and decided to buy. We put done the deposits requested and then building stopped in the October.
Since then there has been speculation and dates banded about.Our 6 month post contract period has expired.
We made enquiries at the beginning of July as to the situation and these took a month.
The reply we got from our agent and an independent property expert in the area, hired by us, was to pull out of the development now.There is no firm start period let alone date.This development could start again and it would not be unrealistic to wait 2 years for this.There are several reasons for this including a political situation.
It is a buyers market in this area at present.
I hope that those purchasers staying in are rewarded in the long term and the last thing we wish is to see fellow Brits out of pocket due to a course of Events in Spain beyond their control.
The very best of luck and fortune.....But be careful.

Some people have waited 3 years + already.
What do you mean by - wait 2 years would not be unrealistic? From when are you talking about ?
If build did start this year purchasers on the first built properties could have completions in 6 months ! So it depends on where your property is in the planning queue. i.e manz 27 could be 2 years away. manz 7/8 are nearly completed now.............
The time factor then comes into the big decision as to stay or go !

But then there is the question of what facilities will be there in 6 months. It could be well over 2 years before anthing is in place!!

I have bought and I am also an agent [UK based] and my contacts in Spain [who are a medium size Spanish firm where the owner has also bought] told me last week that the Final Plans are with the Junta in Seville and that the approval is expeted in September 2007
Some buyers think Huma have just been stringing us along -I do not agree but think that they just accepted that politics got in the way and started the planning process again
Their approach in doing this has been professional and I think they will get the right result for the first phase of 2000 properties
Their marketing with clients has perhaps not been so good!
And next phases will follow
Very frustrating wait but we all sitting on a good profit
If this development was dead we would all have had our money back a long time ago as Huma would not have wasted the money involved in the new planning process
But you have to expect that there will be a delay in your property being built
My Tarifa was due May 2007 and I now expect May [ perhaps a little earlier] 2009...simple really it is 2 years since I reserved the plot
If this time scale is too long for you then you have to make a personal choice.....life is for living not just profit from a property in Spain

Obviously we knew that when we posted out decision that there would be some replies and the time factor would be a discussion thread.
In answer to the two years........Im afraid that two independent sources,engaged by me and not known to each other, reported back to me that it could be 2 years from now. Plus the Agent who we went through originally agress.Thats the year 2009.They are all independent to each other, dont know of each other and I have viewed the reasons they gave as reliable and sound.
It will not be September 2007 when building starts.
For that to happen all approval would have to be in place 31st July for building to commence on Monday 4th September.
These are NOT in place and will continue their slow path through the authorities in September.
There is no start date on the horizon.( Eg in 2007)
Huma would have contacted us if there was.They would have announced it in a fanfare of trumpets with Spanish dancing horses!!
We would not criticise anyone for staying in this project.
We have merely posted our reasons for the benefit and information of fellow buyers.
We have looked at the market in the area.Without sounding like a Rep we have seen a completed apartments in the area with communal pools and impressive community facilities for LESS than our apartment on ACC and there could still be some discount to be had.Based on that I dont think the profit is actually that great?
Would you buy on Mazzaron, Huma`s other site?
Would buyers there recommend Huma?
The answer is NO as they have had problems!.(The source of this is someone who owns a property there.)
Faced with that....We decided to pull out and actually get to Spain and live life!
Please be assured we wish you well if you decide to stay the course.

Andy/ Lynn I agree with everything you have just said. I did very gently try to point out that property prices have fallen in this part of Spain, and there is a wealth of opportunities out there, but people continue to talk about the good investment they have made.
If you buy in Spain for say 100,000 euros (just to keep the sums easy), you will have 10% buy in costs or 12% if you are buying with a mortgage. This means before you start to make any thing, your house will have to be worth 10% (or12) more. Now, since 2005 house prices did rise, but they have fallen back considerably. Without the full facilities that you have been promised, it is unlikely that you could sell at a profit that you could get excited about. You have not made any profit from a house, ever, until you sell it, and any house, anywhere is only worth what you can get for it.
Those of you who are wanting a long term life in Spain may think it is worth hanging on, for the lovely site or whatever, but people should think twice about staying just because it MIGHT be a good investment.

Your timescale is now and therefore why wait
Find what you want and enjoy life
And anyone else who has the same timescale should do the same
I'm also an investor and have bought elsewhere for our winter home
To me the up side is [ whatever your local advice says!] is a nice Tarifa at 2005 prices in 2009
Downside is getting our money back
from my information it is a good bet
