Please be very aware of the following:-
I signed on 23rd Jan 2007 this year, I had electricity switched on, on the 4th Feb 2007 and checked all light, socket and domestic appliances pus air con which appeared to work.
However with the warm weather of July I found last week with somebody using my apartment that the air con blows cool but not cold and will not cool down below about 24 degrees.
I checked my warranty paper work for the aircon and it runs out on 31st July 2007 because it looks like it was installed in July 2006. So I have less than 6 months cover.
I intend to call it at the DV office and send an email to the aircon company (who m we have rung and should be coming to fix it this week) .
The paperwork looks as if blocks 8,10,12, 14 (I think) olny have until 31st July 2007 cover. My view is my warranty starts the day I have power and can check it or worse case the day I sign.
If your cover runs out on 31st July 2007 and you signed less than 12 months please complain to the DV office as well, thanks

When we moved in I sent the following letter to the air-con company to put them on notice. I would suggest all purchasers send similar letters. I also did the same for the Hydro massage unit in the bathroom as they were also installed way before the apartments were completed.

I spoke to Coolandsein just now and they say they install and tell the manufacturers Trane that unit xxxx has been installed and the date of install and the clock starts ticking, I intend to see RyF and tell them they have a problem that needs fixing.

Went into RyF yesterday and told them they have an issue on warranties expiring 31st July 2007 on air con and jucuzzi on blocks 8,10,12, and 14. They told me I should the after sales group who were not in 26th July as its Santa Ana day.
I told the salesman that next week the signings and any future sales on those blocks would have no warranties. He got the message very quickly then he copied my warranty and took my details and agreed to take this up with the air con manufacturer/installer. We shall see !!!
Please anybody who bought after July last year in8,10,12, 14 and any other blocks check you waranty and send an email complaining, thanks

I have just heard from my letting agent that the air con installer has been to check my air con and they say there is nothing wrong with it.
The reason and it will not cool below about 24 degrees because the unit installed is too small for my apartment !!!
My apartment is 2 bedroom 89 sq meters.
HELP PLEASE - Does anybody else have air con problems with their flat of a similar size.

I have a similar size and it works ok...sounds a bit strange that the developer would have different size units when they are all one of 3 sizes and ours are the smallest.

I have posted my letter off today regarding extending the warranty on our air conditioining. Out of the other forum members who have written to the installer, have any of you had any joy in obtaining this and if so how long did it take to hear back?
We are not sure, but we may have the same problem as manilvajl. We finally visited our apartment during the first week of August and found that the air-con wall unit had 2 lights flashing on it, when operting nothing happened! We tried to get it fixed while we were there, but the developer couldn't get the company out in time due to holidays. On our return to the UK we saw this post and now we think about it we do think it kept saying 24 degrees.
The developer arranged for the air-con company to access the apartment on Weds this week to take a look. As yet we have not had an update, so will let you know when we do!

I can say the airconditioning in our apartment was working well - both cooling (and I had it set at 22-23° most of the time) and heating (we had the heating on in April when we were there, as we were freezing!! Been here too long!!).

Hi All, we are just about to complete on apartment in block 11, as I understand it the OL was issued some time back, therefore does this mean we have lost approximagtely 8 months of the air con warranty before we even get access to the apartment?

The AGM minutes A.O.B. read....
"A question was asked about the period of guarantee of the fittings in the dwellings.
The President commented that all fittings were on were guaranteed for one year. This
period does not start from the date that the deed is signed in the case where owners have
delayed signing, but from the day the Owner is notified that they should register their
dwelling."
How does one determine that date. Is that a date that would have been notified to our lawyer?
I've no idea what this date might be for my apartment for example.
Could we obtain any published dates for each block do you think?
In any case it seems writing to the Air Con supply to notify them of the date of purchase completion is still worth a try.

I believe it was stated at the AGM that the date was so soon as owners/lawyers were notified of the issue of the LFO. I suppose the developers take the view that all owners/lawyers are notified (?) when the LFO is being applied for and, taken that it usually takes a couple of months to be issued, owners have ample time to get their act together and to complete as soon after the LFO is issued as possible. Any delay is, from the developers' point of view, down to the purchaser and no one else. So if, as we did, one chooses to delay completion for a while (especially until the new year to avoid wealth tax) then you will suffer the consequences, with issues such as the guarantees!

I started this thread because I have a problem. I still have a problem and Cool&Sein the installers say the air con unit is not faulty and say it does not cool because the unit is too small for the flat!!! I know it the same as the flat above and theirs works in same size flat. R y F say thats rubbish its big enough.
I have asked R y F to speak to the installers because I am caught in the middle as each one blaming the other.
Any ideas?

You mentioned that your apartment is a 2x2 and internal area is 89 sq m.
Do you have the spec of the Air Con installed.
I suggest we compared with the other apartments of the same size in other blocks.
If your block./area has smaller Air Con that say the more recent builds then that will be interesting and support your case against RyF.
If we all have Air Con of the same spec and all find we cannot get below 24 degrees then maybe we might consider some form of class action.
I will check out my spec next week and see how cool I can get it down to. Of course the external temp will be a variable factor in our comparative tests that we must allow for.

Cooling down to 24 degrees does not really qualify as air con. The air con manual states a temp range of 16-30. The snagging list states that if the electrical 'appliances do not work properly it is the firm not the developer company who guarantees the electrical appliance' In this case you could argue that the air con unit is working properly. The problem is either with the wrong unit being fitted or specified or a fault. If its the wrong unit, its the developer, if its a fault, its the supplier. There are dimensions given in the air con manual so it is easy to determine which unit is fitted. All 2 bed apartments are a similar siz, all the units should be the same. I am out between 13th 19th Sept. If access can be gained to the roof of block 2 (for comparison) and then say another block or two where there is a problem I should be able to tell what units are fitted....Trane manufacture 7 models...
In the first instance tho, you need to be shure it is not just a fault. Lack of refrigerant fluid, insuficient air volume or on obstruction or loose connection can cause this problem...Regards Andy

RyF arranged for an engineer to visit our apartment last week to check the air con. They emailed us to say that the problem has been fixed, but our keyholder has checked it and says there is no change.
We may also be victims of inadequate air con installation.
I have emailed Maguy at RyF Aftersales and asked what's going on. I will post a response as soon as I have heard back.

This is the reply I had last week from RyF and its not acceptable, I will email and phone her tomorrow, I encourage others with problems to do the same. My aircon unit is a MWD-530 and TWK-530 unit these details are on the guarentee paperwork.
I have also had leaks in both my bathrooms and kitchen from the flat above, RyF appear to have fixed the leaks but I am left with holes in my ceilings as they had to cut into the ceilings to fix the leaks.
Dear Mr. LAYTON:
I have spoken to the boss of the technicians in the aircon company, who confirmed to me that the air conditioning machine in your apt. is working perfectly well, so there seems to be no problem with it.
The minimum temperature you will get in the apt. will be 22 degrees in the summer and they have checked that this is the case, so having given thsio confirmation I'm afraid I can do nothing in this respect.
