After trying to be upbeat after all the negativity doing the rounds I have reached the stage now when It looks like the ba----ds have ground me down. There is an interesting thread on the main forum of this web site that paints a very bleak picture indeed of the global economy, property worldwide and Spain in particular. It is written without bias by a city expert and this added to a revelation I have just heard that the director of Arenal is in prison and that the company have been found guilty of land swindles has now pushed me even closer into canceling my contract and getting out. It's a real shame as I really liked this development but the risks are stacking up.

Rafael Sanchez Gomez the owner of Arenal 2000 is in trouble however Arenal Duquesa and Arenal Golf in Benalmadena were bought out by Cajasur the big Spanish bank at the beginning of this year. Cajasur now own both developments and have taklen on a project management company ,Gerens and a new builder Sacyr, one of the largest builders in Spain. We have bought on Arenal Golf Phase 4. Phases 1,2&3 were completed prior to the buyout. We are currently in a rental on Phase 3 and the Project Team are based in the building that faces our balcony. Over the last few weeks there has been increasing activity and the builders are due on site next Monday. I feel confident that both Gerens and Sacyr know what they are doing unlike Quermes who have been taken on to deal with customer Service issues. We have every intention of sticking it out because we believe that what we will be getting will be of good value and highly marketable in the future.

Shame to hear a fellow Spurs fan giving up but understandable, we have given it until the end of Sept, yes this year!!!, if we have no positive dates for roll out of completion then there would have to be an amazing excuse. not long before the derby game with our gooner friends.

I think we're pretty clear that unless we have some definite movement by end of September then we will be looking to pull out too. It would be with regret though, because as I've said before, we were very impressed with the quality of the build when we saw it in April, but it can't be good for any building to be neglected for this long. I mean, the white goods will be out of guarantee. And that's just for starters. No, if something doesn't start up soon, we think we've got to start reading the writing on the wall.

Guys, you all seem to be at your wits end!

In my meeting at the town hall a couple of weeks ago the new head of "infrastructura" told me that the part of the development that can be accessed from the road behind Mercadona will get the first occupation licence with a couple of weeks.  So this is imminent now.

The rest of the properties that rely on the main "Pueblo Mejicano" road for access will be delayed up to 12 months whilst the developers resurface that entire road.

So many of you should be completing very shortly.

Let me know if anyone needs any clarification on the matter.

Is this what you call a stunned silence.  Half the apartments will be empty for another year and half will have the joy of moving in to a half empty ghetto.  Oh,well, such is life.

Has anyone been told anything about possible compensation?

I have come to the stage were I will believe it when I see it.  I guess it is probably safe to say that if the information is correct then block 6 & 7 will be the first to complete, maybe blocks 8, 5, 12, 13 and 14 depending on what roads they use to gain access to the properties by car.  It would be unacceptable to expect anyone to wait another year and therefore I would imagine most of the affected blocks would certainly cancel the contract.  That means that we will have a complex half empty.  I find that in all the times I have stayed in any apartment complex in Duquesa the developments always seem half empty anyway.  Marinal Real in the port has for two years had a whole block empty with no tenants at all.
Pdrich, Not too sure about the use of the word "ghetto" it means 'Slum area inhabited by a deprived minority'.  I don’t think we're deprived yet!  But I think we may well be the next security shift.  It is all very bizarre and unbelievable that they will take up to a year to dig up a road, put down new hard core and then tarmac. Still anything seems to go in the real estate world in Spain.

Which block are you in Tracey.  We're in 7 so we'll probably have to snag the last week in September, seeing as we are out there for the 2nd & 3rd week. (Just our luck to have to fork out for more flights).

I assume if Justin's gen is kosher then anything with access from the dusty road where the show flat is will not move for 12 months.

Its hard to beleive but I think he may have a good source.  I bet they don't want to make up that road due to all the works further up the hill.

I am in block 6.  We have asked our solicitor to arrange for us to view our apartment when we are there (2nd week Sept ), he has not yet got back to me with regards to this, but has said  we are able to look around the development.  It seems pathetic not to let us view, especially at this late stage with completion expected in September. 

Suzanne, I have just had a look at the plan for you and surely block 11 access is from road D which is the new road between phase one and phase two.  You would use road B travelling pass blocks 6 & 7 and left into road D, looking at the plan it clearly shows your access is road D. I would have thought that they would have road D ready and linked to road B,

Justin can you help?  Does the road going up from the Mercdona turn left once past the first two blocks??

I personally feel the affected blocks could be 1, 2, 3, 9, 10, 15, & 16.    This is only my opinion so please do not quote me.

thanks laurden, you've just cheered me up somewhat!! hope your right.  my plans i think were drawn by a two and a half year old at nursery they're that bad!!

i wish the developers would put some sort of plan on their website showing what is happening, surely that wouldn't be so difficult as the plans seem to change each year

Hi folks,

We are in block 15, the road entrance to the car park is off the supermarket roundabout, the road was called vial B in the plans. We think that the car park road goes all the way under phase 1 as we recall joking with Paul Cox (used to be in the sales office) that when it rains we could nearly walk all the way underground to the supermarket via the car park

This is just a thought.  We seem to think that the only reason why some blocks will not complete is due to the road access and how the roads access these particular blocks.  But, it could be due to pipe work, i.e. electrical etc.  Maybe vehicles can reach all blocks.  I am just thinking that maybe they will not allow full completion on all blocks because they may not have all services available. It could be that due to the road works, services will not be available to certain blocks.   
Don't want to rain on anyone's parade, as it is just a thought.  And I am probably barking up the wrong tree.

Well, this is just getting sorrier by the day.

That was no small bombshell regarding a possible 12 month delay on some blocks.

I mean what's the point of a "half completed" development , with zero confidence that the remaining half would ever get the First Licence - I think that is the worst possible outcome for everyone

And yet again no communication from Cajasur which is totally pathetic.

Let's say half the blocks get First Licence - what value are those then if the remaining blocks never get their Licence ?

I contacted my solicitors this morning and the reply is that completion is still on for October 07.

Part of me is saying wait on confirmation of any further delay before acting hastily, and another part is now sort of looking at Plan B.

We are over in Sept and will review the situation then.

I am a bit surprised that a habitation licence could be issued for only part of Phase 1, I think you can get onto and under the site from Vial B.

Vial A may need surfacing but is drivable so access to car parks should be OK, keep the faith !!!!!

It would be so much better if we had verification direct from the horse's mouth - I'm always conscious that any info can be heresay so I'm not rushing into any action.

But but but but it is so b***d* maddening that on a development of this size all we have had is a couple of poxy schoolkid attempts at designing  fancy letterheads with lots of colours and new names ( and not forgetting lots of felicitations), and then expect us to all say "Whoa, that looks nice" and sort off forget entirely that our apartments now now coming up to a year overdue. Hello ?

What's the matter with these people !!!

I'm now going to lie down for a bit.

Hi All

Its no good us keep going around the houses Its Sep tomorrow and not a single word from the developer

Solicitor s all seem to be bloody useless (sorry about the pun above) so are we any nearer,water pipe,electricity etc .There is no evidence to suggest anything has been done,I for one am losing my rag with the bloody lot of them.Its seems they could not organise the proverbial P----- up .
