Well done I_Love_javea I am very much with you on this one lots of people looking for quick

I was horrified to learn that some of these don't have trained inspectors, that they cannot provide the required certification numbers, and are having a punt and then will go find somebody qualified to do the inspections

If you look through the Q&A's they are completely misleading in what they are saying and the kindest comment that I can make is that they are scaremongering

Most of my customer that already rent will not need one and there is certainly no LEGAL requirement to start putting this information on rental websites, or that will stop people advertising properties

I have 2 meeting already today with promoters and even they cannot answer questions on when the properties were built and if they have ever issued the original paperwork and every property has a COH

Please read Article 12 .2 regarding offering property for rent or sale.

I quote

Artículo 12. Etiqueta de eficiencia energética.

2. La etiqueta se incluirá en toda oferta, promoción y publicidad dirigida a la venta o arrendamiento del edificio o unidad del edificio. Deberá figurar siempre en la etiqueta, de forma clara e inequívoca, si se refiere al certificado de eficiencia energética del proyecto o al del edificio terminado.

I belive this says that the certificate needs to be displayed for any property for sale or rent.

Please have a read through the full Real Decreto 235/2013, de 5 de abril. It's all in there.

I am not trying to get into a battle here with anybody, but am getting a bit fed up with being the whipping boy

As you know Chris I have a few issues here and I have been able to clarify these with the government agency via my lawyer and as you know I have issues with statements on various websites which are misleading

It has been explained to me that the rules apply to properties that are put up for sale or lease as per the Spanish statement that you have sent where the new contract term, is greater than the 4 months, in any 12 months as specified in the directive

A lease agreement is different from a standard rental agreement or a holiday rental agreement

Additionally very few sites make a mention of the fact that properties after a date in 2007, being offered for sale or rental, do not require an EPC

Also if this is an existing tenant they do not need an EPC

Simply put if I rent a property long term, after 1st June, in a property that is before a certain site in 2007, it will need an EPC

While you operate a website that says in the Q&A section that all properties being offered for sale or rental require an EPC you will unfortunately remain, as you put it, a whipping boy

There was an interesting intereview yesterday on ITALK FM with a company which provides EPC in Spain.  They are called ARTICA Energy Performance,  i think.

As a homewoner, I am surprised that this law is taking effect within a couple of months . So soon!  This will effect a lot of foreign homeowners on tha coast especially that there is not much information about this new law. 

I have a villa in Nueva Andalucia which is considerably big so I guess that would cost me much as well.  The guy on the radio was very informative and I would like to get in touch with that company.  Anyone know the telephone number of Artica in Marbella?  thanks.

I read in the Round Town News that the assessor, not the government sets the fees, so how about someone setting a fair and realistic fee, undercutting all these others charging hundreds of euros, instead of ripping us off? Others will follow!

Only Javea Area 10km radius

Any size house / apartment

The Valencian community register is not yet even up and running and they do not know when it will be but EPC are still valid and can be registered when it is up and running

Only architects, technical engineers can acquire the current authorisation from COACV

If you read the blurb on some of the english speaking websites you will see that they do not have the relevant authorisation and give an architect's or aparejador's college number. I would be very suspect as the authorised inspector must do the inspection, it seems that they just rubber stamp and provide their number to the certificate. I maybe wrong on this though as I find it hard to beleive that someone would bend the rules or rip off their own countrymen, I have never seen this happen in all my 26 years of living here.

Why pay two people for job of one? Smells fishy to me.

90 euros -fair enough; 200 plus -NO!

All those affected by this new law must fight to get prices lowered and not let ourselves get ripped off!!

I do not know who this Chrisinspain is nor do I care but here is the private mail he sent me:

Hi, I have been reading your posts on the forum with interest. When you refer to these guys are you including my company? And when you refer to the "crap these guys sell" are you also refering to us. We don't actually sell anything. SO I was wondering what you are talking about. If you are not referring to my company please can you make this clear, and if you are referring to my company please explain

He seems very defensive as I never mentioned him or have knowingly replied to his threads. I could care less how he runs his business, but I find it strange that he says "We don't actually sell anything", if this is true what is he so worried about then. He says he is a company then says he does not sell anything.

I did not bother to reply to the private message as I have no idea what he is on about.

Chrisinspain please do not send more private messages as I only respond on the forum were all can see.

Hi PaulBrooks, welcome to the forum and your first post here.

There are plenty of Spanish architects in and around Javea.

Just call them and get a quote, that's what I did.

Thank you for your warm welcome.

I have had a look . unfortunately its in Spanish.....very confusing

As i understand it must be a architect with training for epc

Maybe you could forward the specific company that quoted you the 90 Euros ( you must have a website or something from when you contacted them )..it would be very helpfull and could save me money

I am not being defensive, however as I started the thread I wondered if any of this referes to my company.

This thread was started to give information and has done what it was internded to do, bring to light a new law which at the time if starting the thread hardly anybody knew about.

Lady in Javea .

Have you had any luck finding the 90 Euro certificate company ?

I have found a company in javea that  does them for 90 Euros...but they are unofficial

There are two types of Certificates . Official ( done by architects ) and unoffial ( done by electricians). The unofficial EPC costs around 100 Euros, butr are only intentended as a guideline on the property and are not recognised by the goverment and are not registered with the goverment.

When you sell a property , the notary checks the goverment registry to see if you have a epc. if the epc is not in the registry ( because its unoffial ) . you will not be able to sell, or advertise it and you will be fined 3000 Euros.

Is it worth saving afew hundred euros to : lose a sale , pay 3000 euros fine and.....have to get a offiial one anyway!!!!!

To be honest Lady in Javea . the 90 Euro certificate company did tell me that i would need a official one come June the 1st , but they could arrange a official one via another company for around 300 Euros.

I suggest that you make sure that the certificate that you get is a official one..otherwise you will be wasting your money

 

In the meantime , if anyone knows of a company that does good prices...i will welcome any assistance

I guarantee you im not chris in spain.

However...i do not understand why you claim to be able to get certificates for 90 Euros..when this is not true . if it were true you would have provided on this post a company that does for it that price.( AND YOU HAVE NOT )

 

Why do you do this....what is the point in lying???...i really do not understand the way think

 

Please prove me wrong be posting a verfiable company website that does it for 90 Euros.

 

I am genuinly serious about getting a EPC and have had several quotes, lowest being of 300 Euros.

 

If you provide a company that does it for 90 Euros i will personally govr you 50 Euros
