Hi Camposol, when we quite our price includes registration. Some places charge 40 to 50 euros some are free. Once you have the certificate you have two years in which to register it.
In most areas at the moment there is no register. Spain has passed it down to regions who llok mlike they are going to pass it along to town halls. More fun in the sun !!

My invoice for May is just in. It cost £1.15 plus vat for the Domestic Register Fee in Scotland. (£1.67 plus vat in England)
Added on to lodgement fee at time of issue as the EPC is placed on national database. I can see how it is much more expensive in Spain if the register is done locally with typical Spanish bureaucracy.

My house is on the market so I read quite a bit of this thread to help me decide whether or not to bother with the EPC (CEE) ie take the risk or not. My house is 170 sqm so the thought of forking out in excess of €350, with no certainty that the house would sell was at the very best annoying. Anyhow the estate agent helped by finding someday who would do it for €150 each for a group of us, so I went for it. We all of felt that a G rating would be an accurate guess. The inspector called and spent an hour in the property measuring this, examining that, asking questions, checking on boiler, heating etc etc. Sure enough the certificate arrived giving the house a lowly G.
Do I care; not a lot, am I going to change things; no chance. would I change things if a I were keeping the house; no way.
The forecast of the cost of running the house was way higher than the actually cost, I know this because my total usage on all electric is a third of that which the inspection suggests will be used on Heating and Hot Water, so a totally useless exercise, except that it satisfies the dumb rules instigated by Brussels. (surprisingly it doesn't give a figure for Air Con use).
By the way I must confess that I totally disagree with the theory that climate change is the responsibility of man. It is just a natural cycle which has affected earth ever since it was formed circa 4.5 billion years ago. Most of that time it has been a hot inhospitable place.

I doubt very much that you can believe what idealista says....it cleary benefits them as they are a property portal.
The law clearly states that they must have the certificate to advertise . I also called the goverment and asked....so its not down to interpretation

JUST OUT FROM THE ALICANTE GOVERMENT.!!!!
A team of inspectors will be going round all Towns in north costa blanca and will be checking estate agents and private owners via the internet as from the 10th of June. those who do not have a EPC will be fined a minimum of 3000 Euros.

50€'s for the warning of no EPC and get one..now! is a fine.....3000€'s for no EPC is just another tax grab....what is it? about half a million homes up for sale, maybe double that, nice figures even if they just get about 50,000 people.

The company recommended by my estate agent has been to do the survey but not provided any information (or charged me). That was nearly three weeks ago. What happens if he doesn't provide the info?

Have you checked with your estate agent? maybe the EPC went to them.
But then again a 3 weeks wait in Spain can be nothing to them, and no doubt as the time to have them done is now, the company doing them might be inundated with EPC's, but you know yourself you have to do your checking up on this just in case the talk of a 3000€ fine is true.

I just had a great idea:
Why don't the authorities just appropriate all the foreign owed properties and demolish them. Get it over and done with in one last sweep.

Guess what folks no such scaremongering in Spanish press. It would be a lot easier and quicker to get the list of bank owned properties from theb banks and fine them! Much more cost efficient.

Now I will just wait for various people on here who say they are just giving advise and have no interest in selling EPC come out of the woodwork and shoot me down in flames.
