Now John this getting really silly as interesting enough you seem to have a few different views on here and occupations and there is a John Carter involved in EPC's again weird

On the 12th April you posted this with a link to an EPC company and terrible spelling for a solicitor

I have just found a really interesting website that offers a free online test that lets you know if you need a epc. I sent them the information , they got back to me the same day and fortunately i don't need the epc because my villa was built only a ferw years ago!!!

Now as far as forums go and qualifications perhaps you would like to visit my site www.thesnaggingforum.com and I use qualified people, architects etc to deliver services, I am certified to do an EPC and don't want to

Please stop being a troll, as normal all I am doing is trying to help people and your comments are pointless

You still havent told me your college number .

My comments are completely impartial and are " aimed at helping people " to be informed , what anoys me are amateurs that claim to have knowledge about things that they dont.

 

By the way...you say that tenants with current owners need a EPC...well , news for you sunshine..THEY DONT!!!!. They only need one for new tenants after the 1st of June.

I advise you to get the right information and email those 200 email you received with the proper facts...and return their money

I am tired of arguing with people like inspeactahome. from now on i will post the link with information once a week so that the newcomers to eyeonspain have the real information . apart from this , this will be my last post . I only ask that people read the new law and be property informed by it ( it can be googled to english ) . it has been a pleasure forming part of this community , Its unfortunate that i cant waste my time with people like inspectahome . Thank you very much John Carter . I do hope that you continue with your posts . As you said , there are some people that are argumentative and spoil it for the rest

You are correct , i just had a look at the link you gave and landlords with current tenants do not need a EPC.

I would like to think inspectahomespain is just misinformed . i think a good way to be sure would be for inspectahomespain to provide his Spanish college number as you suggested..that way we will know if he has been honest.

Actually I didn't say that people with existing contracts quite the opposite

Also according to the regulations it does not apply to properties where there is already a long term rental contract in place, only to new tenants

All very confusing I think bit the regulations are published and easy to translate to get the most updated information

Also it is not clever having 2 accounts with different names and posting from both accounts and by the you 2 don't seem to know much about the EU process for the certification of engineers and cross border working practices

And you must be the only DEA in the UK that does not charge when you visit the property!!!!

You posted this company recomendation twice on the same day, but of course as a solicitor you didn't need them

I found the people at www.xxxxxxxxx.com very helpfull , they responded to my email , i even called them and although they do not operate in my area , they took the time to explain my questions .

Now what is also really weird is the way that John Carter and Jack Hunter make the same spelling errors in particular architect spelling it
arquitects as in the post made by jack Hunter on the 10th April which oddly again recommended the same company doing EPC certificates as follows

Very interesting forum . I have read in the spanish ministry of energy, that only arquitects , surveyors and engineers can produce the official epc.

I have also seen a website with all the infirmatioin regarding the new law with a very complete questions and answers section. The website can be found by google then same company name

I rest my case and I have asked the moderator to look at this especially the registration and IP information

You should never try to con an experienced forum contributor

Regarding IP addresses , these are confidential and cannot be given to anyone unless there is a order from a Judge and a just cause . even if i do have to different usernames there is nothing illegal about it .but it is illegal to con people

regarding the moderator...you shouuld also ask her to check you college numeber....

You acuse me of having two different usernames . I am going to accuse with the posts that you yourself have posted

 

In your original post 14th April 08.52 you say and i quote :

You openly admit that you have arranged certificates for people who do not need them . if i where your clients ( regardless of if you have charged them or not...somebody will have charged them ) i would not be very happy about it.. You either do not understand the new laws or you are lying...which one is it?

Ha ha you are really very amusing, what happened to I am really not posting anymore. The moderator has the right to check the IP, not me, and the registration information to avoid people posting with multiple accounts Daniel.

I happen to have clients who actually have long term remnants arriving after June so they will need certificates so no problem there or do you disagree.

Of course because you are not going to post anymore you shouldn't respond to this

Unlike you John or Jack, I have done nothing wrong and as I said before I am we'll known on this forum for sensible honest advice

By the way John/jack talking to yourself and answering your own posts to support you claims is a real sign of madness, multiple recommendations by for a company doing EPC John/jack isn't really in the spirit of a forum is it

Apart from all the arguments, why should the size of the property matter when charging for the EPC?  One size should fit all. t Also, there is a lot of anger at having to pay at least five times the cost of one in the UK.

Hi Camposol, the price goes up with the size of the property because it is more work. A 2 bed flat takes a lot less time than a 5 bed detached. The charges are not related to the type of property. Prices are based on size. As in one price up to 100m2 another up to 200m2 etc.  I can understand people not liking the prices of EPC's in Spain, however they should look at the prices charged in Sweden or Germany. Spain is by no means the highest, it comes out somewhere in the middle.

I think the confusion on Energy Performance Certificate in Spain comes form the fact that the royal decree is written in Spanish as well as pertinent information related to it.  I have enquired about this matter to a company called Artica Energy Performance . es and they emailed me all the details in English, which is very good. Also, I do believe that it is not that expensive compared to the UK. I just hope that this new law will make my electric bills much lower as at the moment, I am paying almost €200/month for a 2 bedroom property which I  visit monthly and am planning to rent out this Summer.

On the price side it seems to be the initial organisations that are promoting via the internet that are trying to make the most of the opportunity where my Spanish contacts are giving me pricing indications nearer €100 so I think, as with the UK, that  the prices will settle down

There is more work on the larger properties but I think the pricing based on number of bedrooms is misleading and perhaps it should be more based on the total sq mts for the property

Even now I have seen prices, for the same size property vary across the sites from €200 - €500 Euro and many of these sites have misleading information

Some people selling are even being told that if selling this is the responsibility of the buyer, another agent is offering to do this for free for a sole agent agreement

PRICES IN OTHER COUNTRIES ARE IRRELAVANT! THE COSTS PER HOUR FOR LABOUR IS MUCH MORE EXPENSIVE IN THOSE COUNTRIES.

STOP TRYING TO CON EVERYONE ON THIS ENGLISH SPEAKING FORUM.

AS I SAID BEFORE IT IS POSSIBLE TO GET DONE FOR REALISTIC PRICE, JUST DON'T BOTHER WITH THESE RIP-OFF MERCHANTS ON HERE?

GET REAL - GO AWAY.

Please don't try and justify your dubiuos business tactics to me it will be a waste of your time as I will not bother to reply.

The prices are set by the market absolutely no need for Gov. to be involved any more than they already are.

All I am saying is buyer beware the EPC will be available fully registered for a realistic price at least 30% less than these conmen are touting on this forum.

Have you seen the other crap that these guys try and sell?
