 Yes, there are regional registries for this certificates.

A couple of registers have now been set up, however the on line versions don't seem to be working properly so to register a certificate it has to be taken down to the local town hall and be registered in person

ESTATE AGENT IN JAVEA HAS BEEN FINED 60.000 Euros FOR NOT HAVING ENERGY PERFORMANCE CERTIFICATE ON HIS CLIENTS PROPERTY

If you seatch there is no such online publication as Idalista but there is a real estate linlked publication called idealista do you mean this one Paul

I have searched but cannot find anything on this publication so what would help is if you included a link to the article because this may be true and of real interest to people and to anwer your question Paul yes I have EPC's for the banlk repossesions that I sell and a realistic price pof €70 from a local provider of EPC's

For my own property Paul I don't need one as I am not selling or renting it out and by the way the login is Inspectahomespain

Unfortunately when people have to turn to insults they tend to loose any credability

Paul I suggest that you read this article PROPERLY because this team has actually been crteated not to check if businesses and homes have the certificates but to Police the inspectors to see if they are doing their job right, specifically checking propertues , mainly commercial, that have been inspected

Energy and Mines in charge of walking the streets and visiting the buildings. His work is primarily "to verify that the technician who signs the certificates have the authority to do so" and that " the data on the certificate, and serve to obtain energy efficiency rating, correspond to the actualhousing, building local "point to the same sources.

Please don't get me wrong I accept that in certain circumstances you must have this certificate and I have arranged this for my clients that meet the criteria plus at a realistic price from a supplier €60

I retract nothing that I said in my previous mail and you seem to spend your time looking for articles to justify your original statement

Inspectahomespain is right in this case, because the article in El Mundo goes on to indicate that the authorities are giving agents and people the opportunity to correct any deficiencies regarding the certificates rather than issuing fines and that they are striving for an adequate level of implementation as a first objective.

The energy label has its own housing and surveillance brigade in the Community of Madrid. The general direction Madrid of Industry, Energy and Mines has launched a service that watches inspectors from the offices and in the field, because all the houses are the market (rental or sale) and must have their corresponding correct energy label, required by law to sell or rent property since 1 June, indicating consumption. The penalty for violating this new law can be up to 6,000 euros.

150 euros for an EPC?  They must be having a laugh surely? We paid £50 for ours in the UK about 5 years ago, which seemed about the right price.  All it is is a box ticking exercise.

Of course the President of the College or Arquitects would defend the income of the members by stating that 150 euros is a fair price but this is not really true.  It is a box ticking exercise which admittedly must be done by a person with the necessary know-how, but this ticking plus visit to the property would take no more than an hour if a large house or 30 minutes if an apartment.  I think that a price of 70€ to 120€ is more than adequate.  I know qualified proffesionals who are doing EPC's  within than range.

Paul it really is about tome that you actually declared your interests here rather than continuing to insult people and make excessive use of CAPITAL LETTERS and perhaps I need to start addressing you as PUUL BOOKS, PAUL BONKERS or some derivation

First of all I am not saying that people will not be fined howvever this situation is being exploited by certain organisations who do not provide true information because not all rental properties need an EPC

I find many of the comments insulting and uncalled, I have enough track record here for people to know that I am nit a scammer infact I have unearthed many scams, on the forum

 Paul Brooks would tale a little time to check my background on this forum he will discover that not only doo I have a professional contruction background that I also write for this and other forums

Now yes I have organised EPC for my clients at their cost, no commission bt it is good for my business, cost €80, including registration, which I have checked locally, no scam, no issues done properly

If anybody is in the Murcia Costa Blanca area and would like details of my supplier please PM me, as I say €80 INCLUDING LEGAL RESISTRATION

Paul you really dont know  what you are talking about and again  there is only one question, which you have managed to swerve every time it is asked, are you involved with a company providing EPC's otherwid please stop sperading misleading information on this forum

At least this time you havent challenged the validity of the article i supplied in the last post....you cannot , because it is there for all to see.

I am not a epc provider..im a lawyer..and therefore have a great knowledge of the law ( incluiding epc ), Therefore, when i comment on something its because i have got THE REAL FACTS to back me up,,,,unlike other people ( you know who!!! ).

In previous posts you you said you got the epc for 60 Euros...your last post you say 80 Euro..........please explain the diffence in price in just 24 hours!!!! HERE IS A COPY OF YOUR POST OF YESTERDAY :

I am sorry Paul but you are not a lawyer because if you were you would not have made some of the statements that you had proviously and again I dont feel that I have to justify anything that I have said, you certainly would not accuse somebody of being a scammer on a public forum.

If you are a lawyer as claimed I wuld ceratinly like to know the name of your company, you have mine it is all over my posts

So I am asuming that you are a lawyer who has a service providing EPC as a service

Yes I still challenge the article and the other claimed one in Javier which didnt exist, this article is all about policing the providers not going after home owners

The difference is prices are only based on the regions because I am sure that you know that different regions charge different prices for the registration and no I will not include the deatails because then I would be advertising, which is against forum rules  and of course if people PM me I would be happy to send them the details

How about adding something usefull to the thread, explain to people when they actullay need or do not need an EPC which is easy for you to check on a number of websites

For a start i do not have my own company...i am employed by a company.....hence i have no interest in selling epc...unlike you.

As i stated in the previous post... YOU WILL FIND A LAME EXCUSE FOR NOT PROVIDING THE DETAILS OF YOUR EPC PROVIDER......you are very predictable.

The forum allows for a college numer either from college of arquitects or surveyors....you can put just the number so that people can verify the legality.

TO ALL PEOPLE READING, CONSIDERING A EPC : CHECK THAT THE SURVEYOR ; ENGINEER OR ARQUITECT IS QUALIFIED AND BELONGS TO A OFFICIAL COLLEGE...........IF THEY DO NOT ( THEY HAVE TO PROVIDE A CERTIFICATE STAMPED BY THE COLLEGE:::WHICH YOU CAN VERIFY BY CALLING COLLEGE ( THEY TALK ENGLISH )...DO NOT HAVE IT DONE.
