Hi All

I may be wrong, but is it not possible the light colour mentioned in the document is regarding the bulb colour as it says the lamps of the outside lights which would make sense to me as PW themselves fitted terracotta lights to the show apartments in the Jardins and are now fitting one outside light as standard to all the Naranjos Jardins which is black, but all the Lamps/Bulbs are white light, just a thought.

Have I slept through something....someone's gonna tell me next that someone has built a cowshed on a solarium....

okay the cowshed is tongue in cheek, but really, who is the new community leader?

The new community leader....that guy in the porta cabin, was a suprise to us too.

The lights, the community leader suggested painting the lights, so I dont think it is the bulbs, will be fun for PW when they try and paint all the thousands of black lights they have installed on the penthouses and the Noranjos..

I am with you though, how can these new rules be inforced without a vote.

Should be interesting at the meeting on the 20th, 4PM for Noranjos.

Truly cant see any resolving of the light issue- we have white lights as in the rules but if there's a vote for black or chrome  how would that work? Could all the white light people get together and vote in another change, then the chrome light people- systems a bit daft because there are so many options. We'd all have to employ someone to spend their working life wandering the resort painting the light fittings! Or we'll all need three sets of outside lights! We have an email from Homestyle saying people are buying different types of lights and its not a problem.

Did notice when looking at Terry & Jills leaflet again, that it is headed "Jardines de Alhama"  I wonder if it is possible that Los Naranjos will have a different one with maybe black lights?  Seriously,  as long as these lights are in keeping with the buildings and surrounding area, it would be a bit pedantic to make people change them.  You don't even notice the outside lights from a distance, you have to walk round the garden looking for them to see what apartments are occupied.

Have to say I totally agree. The white/black or chrome look fine from what I have seen. I think other additions such as the wooden pergola and certain garden features

are of a much greater concern.

        Also after reading the terms and conditions the only materiels polaris are allowing for storage is white aluminium and pvc

Hi,

I don't hink anyone should worry unduely about their lights at this stage. Like most people are saying, there has been no hard & fast rule on this DOCUMENTED anywhere so far. If Polaris wanted uniformity across the whole development ( I was certainly in favour of this) then they should of fitted the outside lights as part of the standard fixtures and fittings. There isn't a hope in hell of getting 1700 properties (Jardines alone) to go out and buy the same lights and I think we can see that in the variation of lights fitted across the Jardines. With Polaris nominating the management of the resort for the first year until voted on, this is something they definately should have specified and thought about.

We personally have a stainless steel finish light with a white opaque shade but if the ruling means we have to change to white, so be it. I will just remove the light frames and spray paint them with white enamel - no bother.

Hi

I have just seen the photograph  of the villa`s Jana.

I know there is such a thing as Artistic licence & I know ther is always , in small print , the wording similar to . The builder has the right to make alterations & pictures, diagrams are for information only.

But I have to say that I would be heart broken having paid out my money for one of those.

The brochure shows a reasonable area that is grassed & a splash pool.

Unless the photo were taken at  a strange angle. there does`nt seem as if there is room for either. & very little privacy.

I think we are very luck to have such fab apartments in the Jardins & in a very open & green area. plus the benifit of a pool

Got to agree. Can only hope for the villa owners sake that there is major landscaping to follow. At least with the Jardines it looks pretty much like it does on the illustration (minus an odd pool, foro & barbecue area of course !).

Hi All

Took the photos below last week and I would have to agree the land around them is nothing like the promotional materials I have seen, they are nice little villas but they have no land around them and definitely no room for a pool even a splash pool.

Can anyone point us in the direction of the "proxy vote" form please?

Also, we have never received any notification regarding the meeting, even though someone phoned a couple of weeks ago looking for contact details in relation to the meeting!

Hi all

Just had an email back from RPM. I queried the colour of the lights as we like the majority have gone for silver and the fact that we have bamboo on our pergola (laid flat I might add and not built on a slope like a certain other property), on both occasions we were told by Polaris that they were ok, we checked the general assembly rules and there was nothing in them that affected what we have done.

This is there response.

Dear Mike:

You must encircle you to the procedure, because but might get an expensive fine from Alhama Council.The ignorance of the law does not exempt you of fulfilling it, so please try to ensure that any changed in your property is under the rules.

Nothing to say if its ok. What I'd like to know is who brought the laws in, How was it decided what was allowed? Why weren't we made aware of them from the date of completion. All you get is a copy of the general rules.

Latest response from RPM when I queried who made up the rules. Still no answers. They have sent me the rules document which is basically what was shown on the original posting on this thread plus a couple more sheets about fences. If anyone wants a copy PM me with your email address and I will forward.

I attached  the aesthetic rules, so you can check by yourself what is able and what is not. Any modification that you would want to do, should be reported to the community of owners to get the permision.

Well that as clear as mud.  Perhaps you could ask him for a copy of the 'rules' and how these came to be set?   As you say at completion we all got a copy of the rules of community, as far as I know they are the only 'rules' we have to adhere to.

Clear as mud!!

I agree who are these people who made these rules, they cannot expect someone to complete on a property then 9 months down the line make a rule from terracotta lights to white lights without informing anyone! Surely not!!  If they wanted these in place they should have supplied them.

Jim & Betty  I mailed Victoria on general@rpmspain.com which she sent me the notice and form apologising for not having my email??  Then a week later she sent it again??

It was when we were snagging in mid August that Terry from Snaggit and the PW rep mentioned the lights having to be purchased from PW and all be the same. Terry also said it was the community of owners that had made the decision which we didnt understand because we didnt think there was a community of owners. However this suggests that these 'rules' have been in existence since at least then. Why no-one was given a copy I dont know.  As said earlier in the thread I queried the light fittings with Homestyle - they didnt suggest a colour or style was required.

Maybe as a community we can vote to have any style and colour of light fittings and so resolve the problem! Its going to be an expensive business if groups keep voting in something only for it to change on the next round of votes. 


 

PS:- just checked emails and now have a copy of these RULES from ' the general' - white appears to be the requirement for everything and the description of the awnings is quite specific (In fact sounds just like the PW awnings in Homestyle !! )

The date on the rule book is November so we know they have been in print since then, I think this is definately something to be bought up, remember this is a community law, the owners own the community not the builders.
