Right guys and gals, here we go again. I have just had confirmation from rpm that the original figures for my fees quoted by Victoria are the correct ones, so, for my 3 bed ground floor in jardine 12 on the jardines resort, the fees are as follows;

1208.94 euros per annum, taken in 4, 3 monthly payments of 100.75 starting end of March. The backpayments are confirmed at 29.64euros per month to cover August to December last year, to be paid in April. I assume a one off payment of 148.20 euros, but they still have to confirm that it will be one payment or incremental.

I hope that is my last dialogue with rpm on the subject of my individual liability and hopefully as time passes we can get organised to do something about controlling the overall budget better and bring down everyones fees as a result.

I post this News with full permission of its Author Sergio Fuenmayor Owner in Jardine 1, and forward on his behalf, he is seeking factual and practical information and doing a lot of research and running around on our behalf. Assisted by a handful of volunteers.
He is also collecting e-mail addresses to form a list of owners (over 100 to date and growing) so they can be kept informed of any developments such as below. If you wish to be added to this “Information” chain then please send him an e-mail stating who you are, your garden number, your plot number and your e-mail address. If you know other owners then let them know.
Alternatively contact you key holder to give your permission for passing on your details
We need to collect as many addresses of owners as possible so that owners can be contacted quickly with any information that comes to light.
Sergio is well aware of all the issues we all face and is addressing them in the appropriate manner. I think you can see from below the levels he is going too for us all. The budget being the top priority. And start thinking of who may be your Garden president.
Ultimately each garden will choose its Presidents to represent us all in the official manner until then we only have his information channel which is more effective than individual requests.
This information could be very useful at the next meeting.
He would also be very interested to hear from any owner out there who is a “Lawyer”
He is also working very closely with our Administrators.
The Victoria refered to is our Administrator from RPM Spain

NEWS:
I met yesterday Victoria and the Secretary (David) of Alhama Council. David showed us a legal document titled: “Estatutos de la Identidad Urbanística de Conservación del Plan Parcial Sector US 14-02-1 Condado de Alhama en el EXCMO. Ayuntamiento de Alhama de Murcia”. This document explain the agreement between the Alhama government and Polaris for the development of Condado de Alhama.
We concentrated on “Anexo II” (Attachment II): “Relación de Bienes que Deben Ser Mantenidos y Conservados por la Entidad Urbanística de Conservación (Comunidad de Propietarios)”. (Relation of Goods to be Maintained by the owners community).
Although the responsibilities have not been established yet, it is clear that public illumination at the external perimeter, the pavement road and sewage has to be maintained by the City Counsil. I have a copy of the document.
Another point was the gardening of the external perimeter. David told us that Alhama council has not resources for the maintenance of this area. However, as every one has to know, we pay taxes to the Alhama council, which is around 150 and 200 euros/year. In fact we are due to pay these taxes by May.
We also talked about the excessive illumination, gardening, and the rationalization of recourses and costs. David and Victoria agree in this matter.
On the other hand, David offered several places in Alhama where we can celebrate our meetings (free). 
Community Organization:
We also talked about the community organization and according David, decisions have to be taken democratically. I understand that we have to elect a total of 17 presidents (level III) from which 4 can be chosen as presidents at level II (?). Finally, the community of owners (level I) will be constituted by the president representing POLARIS, the secretary-administrator and the four presidents (level II). According this organization, decision are taken democratically among the five presidents. If this is so, I agree with this organization as the four presidents (level II) represent the will of the 17 presidents (level III) representing the entire community. This is a point we have to set clear.
Finally, in my opinion, we have to concentrate our effort in the designation of good neighbors as presidents at both levels. I am sure that with the collaboration of all owners we will be able to improve our situation.

Just received an email from Alejandro about fees for our two bed first floor in Jardine 5

"105.27 Eu/Month, But just for the first payment, because we are thinking to make another meeting for each garden then we can discuss a new budget and calculated a chipper fee.
About your back dates payment will be pay off in another month and the amount is 24.64 Eu/MOnth"

I assume chipper is actually cheaper!!!

Does all this seem to be in line with what others in a similar apartment are being quoted?

I am also €99 with Alejandro telling me they hope 'to make chipper'  I'm nae payin fir them tae build a chip shop........... (hopefully he was meaning 'cheaper')

Hi All

We visited Alejandro on Monday and were told,  103.02 for our 2 bed and 122.90 for the 3 bed.  These are on Naranjos 7.  It's interesting that the figures are differing slightly but can't work out why.  Don't know if it is anything to do with the communities we are in. We are in the same group as Naranjos 8 and penthouse blocks 1 -  7. 

Alejandro also said to us that once we have had the meeting and looked at the budget it should become cheaper for the next payments. Have to say we're taking it all with a pinch of salt at the moment, because I think we have a bit of a communication problem with the language.  I tried to ask him about the break down for the costs but couldn't make him understand what I meant.  He just kept saying they were according to the cuatas that the architect set, but I was trying to find out the breakdown like they show on the La Torre site.  Didn't have that with us so couldn't show him. Ted if you do go to see him, try and remember to take a copy with you.

Mick, thanks for posting the latest news from Sergio, we tried to get to see him while we were there but he was out when we called.  Alejandro mentioned about seperate meetings for each garden, he also told us that the current president had been fired from Polaris.  When asked if this was from working for Polaris or the presidents position he said from Polaris.  He apparently lives on Condado.  So does that mean that there will be a new president?  Does the president have to work for PW?  An email we had from Sergio seems to say this is the case.

We still don't know anyone who is resident in Naranjos 7.  I asked what would happen if no one came forward to volunteer for the position and he said we would have to take it in turns.

Hi all,

We too have our fees confirmed as 121euro per month for 3 bed in Jardine 7.  Is there anyone who is resident on Jardine 7 who has expressed a desire to be put forwrd as the president of our jardine. I too have asked for a breakdown in costs and why they differ so much for same type of property but Alejandro said it was the architects fault and the cuatas that they had set.

Yes the President has to be Polaris World initially and we will get a new one believe thet the lady who is taking over Sergio Jimenez Ruiz role will be the new President dont have any names yet.

We are expecting the fees to be reduced when the administrators can sort them out, but it wont be soon, and probably not much. Hopefully they will remove perimeter Gardening, Roads and Street lights for starters, then reduce the TV Maintenance.

Like you i am eager to see a breakdown of costs but can not obtain anything other than a proposed budget which does not give any detail.

If no-one volunteers for president one is chosen probably out of the hat or in Spain quite ofter they start with the first house and work along each taking a turn for one year,aparently if chosen you can not refuse.

Here's a question.  I have just asked for notice of the monthly fee for my Jardine 5 3 bed apartment, but reading on here, it souds like our fees are higher than other Jardines.  I am thinking why is this, as Jardine 5 & 7 have the most apartments as far as I know, and therefore you would have expected to have a more diluted cost rather than the highest.

 

Which gets me thinking around this % set by the architects which then drives these fees.  When the architect did the plans, could it be that Jardine 5 & 7 both had 2 swimming pools on the plan, which would then have driven a higher upkeep to be reflected in the 5's.  However, when PW took out one of the pools, were the %'2 readjusted accordingly? 

I dont mind paying my share, but I dont want to be taken advantage of.  Anyone else had similar thoughts on these lines?

When we went over to look at the show homes in June lst year we were told that the larger Jardins would only have 1 swimming pool instead of two to cut down the costs but that the pools in both jardin 5 & 7 would be much bigger to accomadate there being more apartments

Now I know I`m not a great judge of  measurements , unless I have a tape measure with me, but I am correct  ar`nt I when I say that all the pools look  exactly the same size..

As for the costing  I agree that both 5 & 7 should be the same as all other jardins. Yes ,we have  larger comunial space but we have more apartments , So surely that should even things out shouldnt it 

Or are we talking ASDA price..

As  a jardine 7 apt owner I have been thinking along the same lines with regard to the higher fees and pools, but the biggest question is can we really do anything about this?

As far as I can see the fees aren't necessarily higher in 5 & 7 . Awalky has been told 3 bed in jardin 8 is €122.92 and Scapa said a two bed is €102.44 on Jardin 8. I cannot confirm this however as RPM have still not had the courtesy to reply to my emails!

They should have the question " how are community fees on PW Condado calculated" as the million pound question on millionaire. No danger anyone would ever get it.

I am not certain but I think Jardine 13 is the largest as, in addition to the gardens around the pool area there is also another couple of hundred running along the main perimeter road.  This means that one pool is shared by quite a few more owners. ??

Just had reply from RPM on Community fees.

101,29 Euro pm on our 2 bed jardin 9 apartment.

 

Seems roughly inline with others. No response on last years fees yet though

I would take these figures with a pinch of salt, I was told yesterday 116 EUR and now had an email from someone else saying 140 EUR,

F********g shambles not happy at all, who put these incompetant people in charge of OUR resort.

We have asked for a breakdown but have yet to get one - we know that our quota in jardin 5 is 0.495.  There are 166 apartments in the jardin.

I think I am right in saying that  the costs for the maintenance of all of the swimming pools is divided equally throughout the community - or it was in La Torre.  Thats the reason we can use any of the swimming pools.

Jardins 5, 7 and 13 are the biggest jardines and because we have lost the additional swimming pools we now have a lot more gardening expenses which are shared between the people on that jardin.

We won't know for sure until we get that breakdown but RPM seem reluctant to give us one. 

We have been told our fees are 100.51€ for our 2 bedroom apartment but I wouldn't be surprised if that has since changed.

Just had it confirmed 140 EUR a month, 1680 EUR per year !!!!! I did say i would never moan about the charges but this is just taking the p**s, even RPM said it was very expensive, I believe they are grabbing figures out of thin air as at the meeting we was told 110-130 EUR so where they get these figures from is anyones guess.
