I would suggest that it could be counter productive to attempt to attend this meeting without an invite even if we knew were it was to take place, as this could course disruption and possibly prevent a productive meeting taking place.
This group who we don’t know much about at this stage are attempting to inform others of this meeting and have informed they will provide feedback to all who wish to go to their meeting on the 7th at 11am in the bar at Condado.
I would have to assume that if they wished others to attend they would have asked people to do so.
I think it best to just wait and see what information Mel and anyone else that is able to go to the meeting in the bar on the 7th are able to feedback to us.

We completed end Jan but I contacted RPM direct and asked for our community charge details. Perhaps see you over there soon. We are going over next week so looking forward to seeing progress ! We're in block 11.

I have spoken to Sergio and he said he'd come along on the 7th too. We don't know who these people are or where they are having their meeting, although I would assume it is PW HQ.
On Monday three of us, including Sergio will be writing official letters of complaint to the council of Alhama De Murcia. These complaints MUST be investigated by the council.
We are still waiting to hear from the council about the perimeter road.

Hello Everyone,
It's all a bit crazy aint it!!
Has anybody been actually debited from their bank account yet? I think Dan was 100% correct about them taking money before they have officially notified us of the amount, because I have checked my account with Caja Murcia and seen a debit for 239.16 euros (2 months charge???). We have not been able to confirm with them today that this is the community charge because it was too late in the day to speak to the bank or RPM but its a chunk and we're wondering if its the first debit for the charge???
Any thoughts greatly recieved.

Does the amount equate to exactly two months of your community charge, if so - I guess it is, but why only two months - have not a clue!
Checked our account, and nothing gone out. Also our account (Halifax), details on line exactly who has taken the money, which have to say is a great help.

Yes i do agree that this other group are doing there best as well to get info and sort out probs but I am very suspicious of anyone representing me or anything that i am assosiated with when they are not prepared to identify themselves either on this site or on Cda,

Hi, I agree with Ali on this. We appreciate that they too, are working in our interest but they should be more open about it and show their faces.
Jason, are you sure this is community fees? I don't think they would be taking 2 months, it would be 3, and, I don't know if you have had figures from RPM but, as you are in our garden and figures quoted to us are €103.02 for the 2 bed and €122.90 for the 3 bed.
Admittedly these figures are possibly different now, cos it's a few weeks on since we got these. June

Well, at long last is seems as if we are getting some official communications now. I for one sent off an e-mail to Victoria at RPM to be kept informed of what was happening with community fees a few weeks ago. I don't know whether others here have actually instigated the first contact with RPM like us or have they just contacted you 'out of the blue' ?
What I can't get my head round at the moment is the wide variation in charges in the different Jardines. Just on this post alone basing on a 3 bed, we have the Carlisles of jardines 4 @ 117 up to Sandy on jardine 1getting hit for 140 per month. We ourselves are somewhere in the middle of that on jardine 8. Now I know that all the jardines are of differing sizes, but basically we all have exactly the same apartment with the same square internal footage. There does seem to be slight differences in the sizes of the back patios but from what I have seen all the 'gardens side' patios are the same. The lesser number of properties in the smaller gardens should not really have to pay more because the larger gardens have just that - 'larger communal gardens'. Bearing in mind any resident is free to use any pool, what is the difference ??
The only other contributory factor I can think of is outlook but I think that was reflected in the purchase price remembering from when we considered which plot we were going to choose. No, I have to admit defeat there and concede that I just can't think of any particular property on jardines that will get more benefit out it's community charge than another.
I know there is this spanish architect % thing in your deeds, but any logical ideas for the variations anyone ??
Also in answer to Jason & Lisa, as part of this e-mail from RPM there was an attachment to fill in and return to RPM to give them access to your bank details to start taking payments (at least they have been good to thier word by informing us before taking any payments................I think) so the debit to your account is probably something else especially as it does not sem to equate to 3 months worth of fees.

I have received this email today from RPM, it's the first contact I have had with them.
The attached form asks for all my detail including my bank account number. I'm really not happy to just email all my personal details to someone without knowing exactly who they are. Has anyone else sent their details to them? The only thing I know about them is what I've read on here.

Am I the only person bombarding RPM with complaints re: Community Charge ?.
I too received an email similar to the one posted below, and have asked , yet again, why there is a more than 10% difference in charges between some of the gardens. RPM seem to me as if they have taken something fairly simple, i.e. Jardines, Naranjos, Penthouses,Villa Janas etc and split them into separate entities causing mayhem at thier meetings and bemusement within the development.
Why did they not keep all Jardines together, Naranjos together etc and come up with a planned charge where everyone paid the same within thier part of the development?.
It amazes me to see how they can put in charges of 115€ for Jardines One and 102€ for Jardines Eight for identical top floor apts.Surely if all Jardines were bundled together not only would we have a common charge (albeit still at least 40% above Polaris estimate when giving sales pitch) then it would probably be lower overall due in no small part to less administration costs.
I give my full support to Sergio and his endeavours to make Condado the best Polaris resort.
As a foot note, how many forum members think that when the golf course is opened the fees will be the same as El Valle, La Torre etc. In my opinion, we had better get a game sorted early. as once this course is established it is going to be out of price range for many of us.

I have been asking RPM questions also, without getting any helpful response. However the first question I would like answered before I complete any paperwork allowing moneys to be taken from my bank is:
Before retuning the form you have requested I complete and return, please can you inform me at which meeting, time, location and date, and who approved the budget for the community of Condado de Alhama, please will you forward me the minutes of this meeting.
I would suggest all do the same, and keep asking the question before auterising any payment. As far as I can see no budget has been approved by the community and it look to me as if they intend to take the money and worry about gaining approval later, which I think is probably illegal. We have a right to know that the Buget has been properly approved.

PGM I have asked the same question and the answer is in all the paperwork
I have studied this with Sergio Fuenmayor, and what happens with these communities is that the community is the builder until the owners take over with the administrators at the AGM. Whilst the builders are in charge they can do what they like and if you recieved the e-mail recently from RPM with your costs in the minites of a meeting held last May 08 the budget was agreed by the President Sergio Jimenez Ruiz, The Secretary from RPM and also the President of PW within the constition they had the power to do this and there is nothing we can do about it. If you read these minites you will see a budget of 3.2 Million plus reserve of 650 Thousand which is the same as the 3.7 Million budget presented to us on the AGM in feb so it was already approved before our AGM.
My question would be why did they not inform us last year what we are going to pay why wait till Feb ? they could have spent most of last year trying to reduce the budget and not wait till the meeting to judge the response.
They are now working to reduce the budgets but any new budget or reductions can only be implimented once approved by the owners since we have had an AGM (at least thats what they called it)
As i said we can do nothing at the moment but at future meetings we can vote and make changes if we wish.
We can only call a meeting if 25% of the owners demand one thats over 750 owners?
Hopefully RPMs promise to cut budget by 25% can be acheived without detriment to services befitting a resort such as ours.
I think it can with careful management and competative quotes etc

My main concern is that polaris will have entered into long term maintenance contracts on behalf of the community and even when we get rid of polaris we will be stuck paying these contractors ridiculous sums of money for years to come and probably will not be able to do anything about it. And i have no doubt that this must be feeding back to polaris in some way.
Look at La Torre, they are stuck in this position with some contractors most noticably for their lifts, 3 year contract costing them a fortune every year, so hopefully we are not already stuck in the same cul de sac
