Assuming you are in Block 8?
Each block has 32 apartments, all the same size, so each pays 3.125% on the block fee.
So the fee for Block 8 is €27,949.93 so each apartment pays 3.125% = €873.44/Year or €72.79/Month

Hi Phil,
Thanks for this. I have actually bought on La Isla but I was trying to understand what the approximate costs would be. I guess as a good starting point the maintenance will be around these figures if not less as there won't be any where near as many pools, etc.

Council Tax is payable by all owners but how they bill / inform us who knows?
I know some Spanish councils dont chase payment for years then slap on a massive fee for late payment?
I expect we will get a notification to our mailbox but in truth dont know?

Thanks Phil, We now know the basis of each individual apartment, based on the contractual cuota (in the deeds) multiplied by the "garden" share of the fees. If only RPM would explain how they have split the fees by "Garden" we would all know how are fees have been reached.
Even if some are not happy with the process, at least if we know how it has been arrived at we can properly understand it. Maybe RPM are deliberately keeping that quiet to avoid having more in depth discussions..

When would you envisage I would hear what the community charges will be for La Isla? Is this usually communicated a short period after you get your keys?

<p>I am more baffled by the minute. I have just viewed the tables of payments and percentages on ptans thread and what have we got in jardine 12 that makes us so special that we have to foot 8% plus which makes our fees much higher than everyone else around us. Next time I am out I am going to dig the garden up as there must be Gold deposits under ground or something similar. I have emailed rpm but I am not holding my breath. Does anyone else in jardine 12 have a view on it?</p> <p>Dakey.</p>

I'm just as confused as you! but am hopeing that when I get over in july I'll get to meet some of my neighbours from jardin 12 and all other areas and they might be able to make things clearer to me. I know that people have been very good on the forum at letting us know whats going on but I just "get" things better face to face! Another point is does anyone know if anyone is putting themselves forward as president for jardin 12 as I feel our best way forward is to get our garden community association going and elect a president as soon as possible.

polaris could have made this far simpler and avoided any confrontation by make the payments uniform
for instance on the jardines there are only 2 types of property
2 bed and 3 bed
therefore surely as we all use the same services and can use each others pools we could have 1 rate for 2 bed and 1 for 3 bed.
why they are splitting the admin in to individual blocks is beyond me because this is costly and a burden on administration.i shall be tabling this for a vote at the next meeting so wait for then to up or down vote this please.contact your proxy should you wish to advise them in advance.keeping admin simple keeps costs down and avoids confrontation.

Hi Georgeh after reading all the confusion on this thread about different payments on the Jardines, we totally agree with your comments and feel exactly the same. Maybe they're trying to baffle us with science!

Agree with you George - for the Jardines there should be one rate for two bed apts and another for three bed apts. Much simpler and fairer.
With regard to the figures quoted for Jardin 12, I am confused as well as to why the percentage is so much higher. When I received an e-mail from RPM with our updated figures, in one part they referred to our fees for Jardin 11 (which was the original number for our Jardin) and then they referred to Jardin 12 ( which it is now). I think it may be something to do with the re-numbering of the Jardines after Jardin 5. If you remember all those months or years ago when we reserved off plan, there were 12 Jardines. Then they numbered the sports court Jardin 6 and everything after Jardin 5 moved on one. So although we are in Jardin 12, on the original plans we were Jardin 11 - and on the list provided by ptan there is no mention of Jardin 1 3, which is actually the biggest of them all. Does that mean they don't have any Community Charges to pay?!!!
For Jardin 12, do we read the figures for Jardin 11, or Jardin 12 - and if we are definitely 12, then what the hell has happened to Jardin 13?!!! RPM really do need to get their act together!

The community fee is made up of two parts. The cost of running our gardens and the cost of the shared infrastructure. So, for example a large garden with a pool would be more expensive and a small one without. This is defined in law in the Horozontal property act, and each owner will have on there deeds the % of the garden cost that thier property is libal for and the % of the communal fees that the whole garden is libal for. As more parts of the complex are completed that will pay thier share of the communal costs so the fees should reduce i.e when Villa Janas, la Isla, Golf Suites etc are finished they will all pay towards the maintenance of the outer road. What I haven't figured out exactly yet is how the garden costs are determined! The whole of CdA is split into a number of resorts, The Jardines, Los Naranjos etc and each of these is split into sub zones. Naranjos for example has zones R9 and R12, i think that the cost of the communal facilies is split the same way. so R9 pays the cost of the maintenance of the gardens and pools in gardens 1 to 6 and Penthouses 8 to 16, then that cost is spread across the gardens in that sub zone determined by the size and number of properties in each garden.
I'm trying to get RPM to tell me exactly how the costs are calulated, if I get an answer I'll pass it on.

It will be great if you can get this, as all I think most people want is clarity. I do agree with George, as we can all use all of the gardens, I can't see why there are any costs for individual gardens, so it doesn't seem right that some identical apartments pay more than others - and I am saying that as someone in Jardin 13 where the costs appear to be at the lower end of the spectrum.
