AGM this week- sorry cannot be there.

Issues that I think need to be considered at AGM.

Painting,-need a plan to redocorate. Unfortunately the bad weather has done its worst.

Dogs- lets have them controlled and owners clear up the mess

Road by lower pool, it needs closing and landscaping- or posts at either end that are removable in emergencies.

Debtors- more action to recover ALL debts

More Sun Shades around pool.

Unfortunaltely I cannot be there but the problem areas I would like to see addressed and resolved are:-

External painting urgently needs doing on phases 1 and 2 and possible 3.

The situation with the electricity cables dangling in and around phase 3 needs to be resolved.  Its not good eneough for all parties to blame each other.  THis has been going on too long and needs to be resolved.

Dog owners are not picking up dog mess reamins a problem.  Where there is not a "No dogs" sign in a particular area or patch of grass does not make it a toilet area.

Some owners have started to install their own freesat / freeview dishes

More immediatte and decisive action on debtors.

Even with the barrier, Security more often than not just allow people in and out withought checking they are staying in an apartment.

I would also like to mention that the grounds are brilliantly maintened and every contact I have had with AEA has been very well dealt with.

I shall be attending the AGM and agree with everything raised here.

One thing I would say though is, as a dog owner, it is not the dogs that need to be controlled, it's the owners.  Dogs need to go somewhere and if owners can't always get them to the campo then the owners need to pick up after their dogs!  We always pick up after our dog.

"No dog" signs on the grass areas are ineffective and, in my view, unnecessary so long as owners are responsible.

What I was concerned to notice during the last couple of weeks was owners actually taking their dogs into the swimming pool area!!!!  How irresponsible is that!

I think, with summer approaching, signs need to be displayed on the gates/fences to the pool areas where people can readily see them before entering the area and not just on the wall of the servicios!

 I have just returned from DV and agree with all posted previously. Just to add with regard to painting. We bought phase 2 bloque 9, 3 years ago and the paint then in the entrance was peeling  and we were told it would be dealt with. Needless to say it wasn't  and three years later paint is peeling all over the building inside and out. This is the same on many of the buildings and I must say although the gardens look lovely the site is beginning to look tatty with the peeling paintwork everywhere.   Also the communal plant boxes are all in a terrible state.  If I were buying now I would not be impressed with general appearance of the buildings outside.

With regard to the accounts, I am sure they are wrong, because we seem to appear on the debtors list and on looking through my receipts we are all paid up to date.  Maybe that's the difference in some of the columns not appearing correct.

 I would also like to know what is happening about the pool at the top near the entrance. Why is it not open for use and will it be by the summer?

I agree with Jan that  

NO DOGS  signs are urgently needed  at all of the enterances to all pools.

Sadly  some dog owners need reminding of the obvious.

As regards flaking paint work  the cause must be fixed first.     i.e.  preventing the damp penetration that is causing the flaking.

Otherwise we will waste money.      Then the walls have to be dried out and sanded before repainting.

The quality of the paint used is also important.  I use modern hi-tech paint with 10 year guarantee on the outside of my house and it works.

I would like to know the ral numbers of our exterior paint,we have the strong yelow outside.I know the store near postal ofice in sabinillas but i need to try other class of paiting and they dont´t give numers of ral.

Regarding Lynn's point on the opening of the top pool, we were told that it would be open this summer, I think sometime in June.

 Luis,

If you have small piece of the paint they can put it in a machine and match and mix it. They will also give you a paint number for the future.

Eurotex and the paint shop near Mercadona in Sabinillas have the machines.

Does anyone know the paint colour that was used inside all DV apartments? I'm trying to avoid re-painting the entire apartment, just need to touch a few areas up.
