I know others have previously asked this question but I've not seen a conclusion.

 

Has this date been set yet?

If not do we know when the date will be finalised?

What period of notice is required by law.

I get the impression that the administrator tends to leave it until as late as possible.

Is this correct and if so why do they do this?

I am still wainting for the official comunication and results of the last Community meeting in april.I think there is something to hide by the Administration.Most important thing in next meeting in september is change AEA and president.

What we did at Coto Real was to approve holding our AGM on the 2nd Monday of May each year. That means you have a fixed date ad infintum so that Owners can plan ahead for flights etc.

We are currently voting on the same concept for an EGM, being the 2nd Monday of November each year, exactly the half way point.

The reason for the EGM is to authorise legal action against Delinquent Debtors, as waiting a full year is a nonsense.

What our Board have also agreed is distributing the whole cost of an EGM directly to the Debtors themselves, and not to the Community in general.

 That's useful advice Will and Marianne.  But our President is an employee of the developer and the administrators were appointed by the developer.

Currently we pay about  1,400 Euros a year in service charges for a 700 unit site.  Can you believe it ?

We really need to get out act together.

Who would buy a unti that incurs a 1,400 euro service charge?  Hardly anyone, if there are similar done the road with service charges of half that amount.

Hi Pete

€1400 per year is the average going rate for a 2 bed/2 bath (according to a recent EOS Community Fee Survey) although I'm sure some older Urbanisations are cheaper, but certainly others are a lot dearer.

You'll probably find that Community Fees are very much in line with that of caravan site fees, at least here in Northern Ireland.

At our AGM 11 the developer did indeed stand for election but was defeated. Same for Duquesa Suites I believe, so it's not a foregone conclusion provided you have a strong alternative Owner candidate. In our case the President is Spanish and had virtually 100% support from all the other Owners.

We felt that having the developer back in control of Community business (Incl finances) was a huge backward step and an even bigger conflict of interest, together with a loss of transparancy and openess.

We share the same Administrators as well. I have to say I was one of their biggest critics but having worked them on a few projects I have somewhat modified my position.

Their performance has improved significantly over the past year due to specific tasking of core functions. However, their lack of communication in general, and delays in answering emails, still remains a problem for some of us here.

Whether that's due to just not enough staff to handle the work, or just an endemic structural fault, remains to be seen

There is no valid comparison with Caravan site fees.   Let's not forget that we own Duquesa Village - the whole plot and communal facilities are owned by apartment owners.  We therefore don't need to make a profit and the administration of the site is not about exploiting the owners but about keep the costs as low as possible and achieving maximum value for money.

Can you please provide a link to the EoS survey on community fees please.  It will be useful to study it in detail.  It is unlikely to be representative.  New sites are more expensive because they are still managed by the agent appointed by the developer.  Mature sites are managed by agents appointed by the community.  Survey's tend not to get broad representation in their responses.

With no new developments coming on stream  site Administrators need to be more responsive to their real client base and need to have less concern for the developers viewpoint.   So maybe you are witnessing a change in orientation of the administrator.

Its good that you had an effective election at your AGM.  I cannot see that happening at our EGM because it seems we will not know the date of the meeting until it is too late to make our travel arrangements.

Reference caravan sites, my point is it doesn't matter what it costs to buy, its the maintenance cost that matters in the long run, and there does seem to be a rough going rate.

Agree with some of your other points, many of which I have made myself in the past.

Surely DV has a Management Board in place by now ?

If that's the case get them to put in a "fixed date" AGM and EGM then everyone knows where they stand.

Hope you get it sorted out.

Something I would like to be discussed at any future meeting are the Lifts and there tendency to break down.

We went to our apartment with my disabled Fathering Law who is in a wheelchair (we are on the second floor), the lift had worked fine for us all week, but on Saturday someone got stuck fortunately the engineer came out and got them out and repaired the lift.  When we come to leave our apartment on Sunday the lift had broken, when our Spanish neighbours phoned the lift company for us to explain the situation they said Duquesa Village had no maintenance cover for Sundays only Monday to Saturday.  Well it is a good job both my husband and I are fit because we had to get my Fathering Law down 2 flights of stairs in his wheel chair.  This is something I would not like to repeat anytime in the future.
 
We have been stuck in the lift before with some friends, which was not a pleasant experience and when ever I can now I walk down the stairs and avoid the lift as much as possible, but sometime it just isn’t possible and I have to use them.
 
I have had an e-mail this morning from AEA about logging in so we can see the documents from April’s meeting. I have had to e-mail them back asking the login/ access code detail, just hope it doesn’t take them as long to give me a code as it does to do the minuets.
 
I also would like to know what is happening about the painting, as when we where there someone was in the entrances (on the inside) painting and touching up on block that had empty apartment. The stairway as you come out of our apartment is appalling and would like to know what we have to do to get ours painted, I can see we will end up doing this ourselves as not a lot seems to be happening and if we are waiting for the builders then I think we will be waiting a very long time. 
 
Apart from the paint work, oh yes and my pet hate the mosquitoes infested pond out side our block, whichI have to complain about to AEA every time I am there (surprise, surprise it then gets cleaned), but the fountain is not working again. Why don’t we just get it filled in, lawned over, and make the area around the pool larger. We wouldn’t have to worry about the fountain not working, the electricity it would use if it was working and a much larger area around the pool for people that go there in the summer with their children.

Carleen, 

So what happens if someone gets stuck in the lift on a Sunday?  Do they have to wait until Monday to get out?  I assume AEA staff come to assist?

I never, ever use the life even when carrying up heavy shopping or luggage.  

Why?  Cause it saves the community money - electricity and wear and tear  and it keeps me fit and coordinated.

I'm in my late 50's and it pains me to see young people using the lift just to go up or down one floor.   But I guess there is no changing that.

Lifts will break down, out lifts seem more susceptible that average.  And it does seem out lifts are expensive to maintain for some reason.   I would advocate that we change the lift maintenance company for a year to see if we get better results.

I already booked my flight now and lucky for me I am there!

Just been reading the minutes of the last AGM - it looks like it was a very lively meeting indeed.

For all those owners who intend to be at the AGM - can I suggest meeting up a day or so before to discuss tactics?
