Hi all,

Just back from 2 weeks at Roda and had a fantastic time. We rented on phase 1 while we wait on phase 3B to complete. Roda said phase 3 should be completed in Jan/Feb '08 and 3B Mar/Apr '08!. We had a look at other developments around the area and none of them seem to be a patch on Roda with the overall package and value for money.  We found everyone very friendly and helpful and there seems to be a very good sense of community spirit. We forgot to take our drivers licence to Spain with us so got great exercise walking everywhere. It'sabout 20 - 25  mns walk to the beach and shops and we hired bikes which is another great way of getting around. There's also a good bus servcice to Murcia city. We loved the beaches, very quiet and the water is very warm (like a bath).

According to Roda the beach club is due to open in July with limited services so that;s something to look forward to.

Ann

Hi

We also have just come back from Roda to see what it will be like. We have a reservation on phase 4.  We had reservations and questions before we commited. However Debbie at Resortgroup and Rodas people especially Leila have been so helpful that we now feel confident to proceed. It is going to be absolutely great. I can't wait! Good luck to you. You will be there in your property long before we will. Lucky you.

We visited Roda yesterday & were dismayed that the person we were dealing with (Anna) had left the company. That however turned to anger when we were told that our villa on phase 4 would not be ready until 2009, then it changed to Oct 2008, then changed again to Dec 2008  all in the space of half an hour!!!i.e. they haven´t got a clue!!

We had originally been told by Anna that minor modifications were ´no problem´ - such as moving plugs, radiators etc. Now we have been told this is forbidden. Has anyone else had these issues? Needless to say we are now making a formal complaint as these promises were made BEFORE we paid our deposit.

We live in Spain and are used to problems such as this, but I didn´t expect it with Calidona as they are a respected company.

Mike

We were told on more than 1 occasion no modifications would be allowed, however minor.

This is a one sided situation as Calidona have made lots of changes to our prperty with out any consultation.

This is depite them having 60% of the purchase price 2 years ago.

Info from Roda.

Am amazed that you paid 60% before completion .

Who took that amount and why?

Did anybody else pay mor than 40%?

Just back form Roda last night and can confirm a few things which may be helpful.

Went to the Beach Club ,grounds are almost ready, property looking well ,painted etc and large pool in (assume they will put water in it)

Also went to the sales office ,there is a large model of Hotel etc as well as Beach Club .Both look great.

Club house will be ready for PGA  European Championships first week in Dec 07.

No villas for sale for almost a month now and a genuine waiting list of 15 people.(New prices)

Resort busy and looking great.

Went to Jazz / Cocktail night in temp. Clubhouse on Thurs evening which was fantastic. (Live music)

Talked to quite a few people over the week and fair to say they all loved Roda .

For you golfers I can confirm you will not, repeat will not be dissapointed.

PS. Who took 60%, just curious

Hi all

We drove to the beach club. As I said on another thread it looks great. The workmen let us walk onto the site and look at everything. The sea looks so safe as the beach is surrounded by a natural  water break of rock a few hundred feet out. Its like a mini Mar Menor. The site is quite a decent size although only the grounds around the pool and the building will be usable at first. And the beach. Polaris World are trying to emulate what  Calidona have done and are now advertising a Beach club. This is available to ALL their resorts - something like 18,000 properties plus. Only Roda can use their beach club - even Covera cannot. Maybe if not enough people from Roda use the Beach Club it may be opened up to Covera ( my assumption - not Rodas)  but at the moment it is definitely Roda only. We are transferring our deposit this next week. Nothing anyone has said has put us off. We feel confident with our investment. Our apartment on phase 4 will be ready in 18 monthe but we had added another 6 months on that before we had made our decision. We did a small development of 15 properties over here in England and they were nearly a year over.   We will be renting until then when we can get across. I would be there now if it were possible.  From our experience the people in the office have been extremely helpful. From our experience as developers over in England you do give out the wrong information at times. Information that you believe is correct. You are though at the mercy of workmen and contractors who give you that information which is not always correct. The office is the front line - not always a nice place to be.

Hi Anne.

Supposed to be 17th July. The building looked finished and the pool was insitu but no water in. The site looked like it needed cleaning up. The workmen were still working. It cannot be far off being ready.

Hi all.

I did get this email to day about the beach club.

Dear Mrs. Hildur,

Thanks for contacting us regarding the Beach Club.
In respect to your questions, the Beach Club opening day is July 15th. Opening
times are from 11.00 to 19.00

Although the facilities are provisional (high standards), the main building has
been kept with its original unusual design, and the outdoor area and pool is
definite already. We offer drinks, bar food, cocktails, tropical juices, etc.
There is no cost involved to use the Beach Club, however a €10 fee per person
is charged if you decide to use the boat / minibus service (much quicker than
going by land). We don´t have any transfer from Roda Golf to Santiago de la
Ribera

The ferry service is every two hours (odd hours from Stgo de la Ribera, even
hours from La Manga). The minibus service provided by Roda is to use with the
10h service (to La Manga) and the 19h service to Stgo de la Ribera.
Booking is required and reccomended. To book, please ring 968 17 36 54 (business
hours). As soon as you book, we will kindly explain how to get there ( Do not
worry as it is slightly long but very very easy)

We will keep this year the Beach Club exclusive to resident and their guests /
invitees.

Would you need any further information, please do not hesitate to contact us
back via email, coming to the De Vere offices at Roda or to by phone

Kindest Regards

Hi Rodrigo,

I was under the impression when we bought at Roda that transport to the beach club would be provided free by Roda. A charge of 10 euro per person will work out quite expensive if residents want to use it on a regular basis. Also, you mention in your reply that the beach club will be exclusive to residents and guests this year. Does this mean that the beach club will be open to anyone next year?.

rodrigo

10 euros is much too expensive especially if you have guests to visit. We have already paid once for the priviledge of the beach club. We don't want to pay twice.

Hi All

Having deciphered Rodrigo's email it would appear that  Roda are asking us you pay 10 euros per person for the round trip to the beach club (by the way its only 4 euros for the boat from Santiago).  So, looks Roda onto profit alread.  Also, if you go on the Roda minibus  you can only go at 10 am and come back at 7 pm?  Is this the correct interpretation?

Also, like all of you I was told that it would be a free service for Roda owners and that the boat would be running from Los Alcazares not Santiago.

Hildur, please can we have Rodrigo's email address as I am very unhappy about this.

Best regards

Sandra
