If you would like to email Mike Maloney then that would be good also.   The more protests the merrier I say - looks like we have all been told the same story so it can be said its not just a rumour!

We all have a vested interest in this so anything that can be done, I will try and do it but need everyone else to do the same as well.

Hi,

I have contacted our solicitor about this, he is going to contact Roda but I don't suppose it will make any difference.  However, it might be worthwhile if those who have not yet completed do the same - the more protests the better.

I'm not being funny here, but I think I have lost the plot. Why does everyone think it should be free? We pay community charges for everything that gets done at Roda. We don’t expect free services there, so why not pay a small charge to get to the beach club. I am sure later, this will include a pick up from Roda, and I am sure they will come up with a family ticket. 

 Don’t you all realise that when Roda Golf is finished and the Hotel is up and running there could be thousands of people there at any one time. If the beach club transportation is free that’s not going to be practical. Considering what some people are charging for rentals, Roda Golf is becoming a less exclusive place as it is, and if the world and his wife are at the beach club with their kiss me quick hats and pints of sangria………..well it’s down hill all the way.

Sorry to disagree with what would appear to be such a popular point of view.

Hi Mike

As you are aware that I think it was you, I and one or two others that attended the AGM and managed to secure some discounts on the services being charged to the Comunidad and this really follows in the same vein.

You have not lost the plot  as I agree with a lot of what you say - but I do think it worth reiterating that what is being discussed here is the principle of being told one thing by a developer and his agents and the exact opposite happening.  Indeed even our President was under the same impression as myself.  If a charge is to be made then it has to be reasonable - and convenient to the owners.   From what I can see its a once a day service, starting at Santiago (not Roda) "to save us the trouble of driving all the way round"!  I agree about keeping the whole thing exclusive - that is why the other part of the argument has to be sorted as well - the comment by R Carrica that they would keep the beach club "exclusive" to Roda owners and guests for this year only.  Corvera owners are being told in varying degrees that they may have access, that is a "Calidona" resort etc. etc.  At10 euros each- it gets a bit pricey for a family of 4 say, to have a day at the Beach Club.  Wthat if Roda then open it up to their new resort owners when that comes on stream?  So, to get the use and access sorted now must be a priority.

I am actually not sure why, when the whole resort is up and running, whether a small contribution in the Comunidad fee by all property owners (not just Phase 1) would, if push comes to shove, pay for the transfers across or at least the mini bus?    Surely Roda/DeVere are going to be able do some deal with the ferry company at Santiago to discounted ferry tickets (currently 4 euros return!)  In the meantime, Phase 1 and some of Phase 2 owners are being heavily penalised for use of a facility that should have beenready ages ago.

Merely trying to get the exclusivity and access sorted.

Hi All I agree that we should not have been told that this facility was free and then to be told it would cost 10 euros and yes if a family go 2-3 time a week it could be quite costly and i think we should stick together and get this cost reduced at least. The other point that was mension is the cost people are renting out at. We were under the impression our rentals would be at least £400 per week i appreciate that the complex has not been finished and when going on inspections visits is good to get a cheap rental but in the long term we need to keep these prices up every one is trying to get rentals and going cheaper and cheaper when is it going to stop. why dont we do like big chains do have a minimum price to rent i know eye of spain is only a small % of those on roda but it is getting crazy. what do you all think is it possible and how could we do this?

Two days ago I emailed 3 people at Roda/Calidona concerning the transport to the Beach Club and, as yet, have not even received an acknowledgement. Not very professional !

With regard to the rental charges, Roda are setting the standard on their website.

The issue here is that we were told the transfer was free, and that influenced our decision on what to buy.

When we came on our inspection trip, we really struggled to decide whether to opt for Corvera or Roda, and even considered buying on both.  Ideally we wanted to be on Corvera, but the Beach Club was a big attraction, so in the end Roda won.

We have 3 children.  At 10 Euros each per trip, that is 50 Euros per day for the family - that will restrict our use of the Beach Club, and therefore negate the rationale for buying on Roda in the first place, leaving us wishing we had selected what we felt was a superior apartment on Corvera.

It must be in De Vere's interest to get us out to the Beach Club, buying drinks and food, paying for use of other facilities such as watersports etc. so surely they will reconsider the transfer fee.  Nothing in life is free, but a company has got to entice you to buy, not put barriers in the way.  Hotels provide free shuttle buses, often quite long distances to airports etc. why should this be any different.   I think this may have to be a case of us taking a collective approach, and using our "buying" power to get the message across.

As far as the rental income goes, I think there is an element of price cutting just to get the business for now.  Once the development is complete, and the property is more widely known, there will be more demand and the prices will rise accordingly.  I suspect that most of the people renting at present are other owners from Roda and Corvera coming to see how things are progressing.  It is going to take time for the rentals to stabilise and find their appropriate level, that does not mean Roda is losing its exclusivity.  The purchase price will always be a relatively high barrier compared to other resorts, and owners will soon tire of renting to people who do not look after their "home from home" properly.

We would like to come out in August and will probably arrange that in the next few weeks, hopefully taking advantage of the discounted prices currently available, as us poor souls still have quite a wait for our apartment, but want to come and see how everything is taking shape, and what the beach club is like. 

One final point, no matter how many teething problems there are, and the problems around misinformation in the sales process, I am still very excited, and think Roda is somewhere my family will get a lot of pleasure from.  Can't wait.  I have to have my regular fix of photographs to remind me how lucky I am, so please everyone keep posting them, especially any of the Beach Club.

What a well written precis of the situation and my point absolutely.  Also absolutely agree about the free hotel shuttle buses.  Apparently Roda have been receiving quite a few complaining phone calls but are saying that they never said it would be free transfers!!!! 

Today I found out that the Beach Club has 100 maximum capacity so its not going to be a huge profit centre for De Vere in terms of what they can turn over in a day which may explain why they are charging for transfers.  Comments please?

Just read a thread on a different forum which has the latest update from Roda. The mini-bus will leave Roda at 10.00am and return at 7.00pm (once a day) at a cost of 10 euros per person. Seems like even the guys at Roda have been sold a bit of a pup ! The beaches around San Pedro Del Pinatar etc. are plenty good enough for me !

The beach club was also a key factor in my decision to buy at Roda and I too was told that the shuttle to the beach club would be free to residents.

When I queried the absence of any mention of the beach club from my contract I was told that it was not mentioned because De Vere would be operating the beach club, but that it would definitely be free to residents, as would the shuttle.

I am surprised to hear that Roda are denying that they said the service would be free as it appears that the majority of people who are contributing to this thread have been told that it would be. I have written to Roda for clarification, but have not heard anything from them yet.

With regards to your comments on the capacity of the beach club, if that is right then I am suprised that they are not selling "Beach Rights" at €15,000 a shot.

I am out there from the 27th July so will find out for definite what the situation is and will post my findings unless of course someone esle can provide an update before then.

That is a bit spooky if the beach club only holds 100 people Max. I have been in the building and it is huge. Also how can they regulate this as some people will have their own boats and jet skis…….very strange!

By the way, sorry for the sarcasm before, but I honestly assumed that there would be a charge, as we were never told it would be free. Mind you if only a 100 people can get in at once and if your there, chances are it will be for the day, you will have to book up 2 weeks in advance, pay 50 euros for transport and hire the sunbeds!!!!!!!!!!!

HI, All.

I would like to know where all this information is coming from., 15 , 10 , 5 eu  a trip (any more contenders!)   We were told by roda that the service would be free and for owners and guests only, at no time were we told it only held 100peopleand have to book 2 weeks in advance giving  out thisinformation! Maybe we should all wait for some definite info from the horses mouth (whoever he might be) before getting our knickers in a twist(sorry to our foreign members for the jargon!).

Information re shuttle costs and timings - 10 euros and out at 10am and back at 7 pm from Santiago (not Roda) came from an email written  rcarrica@rodagolf.com to our EOS friend, RODA  - she reproduced it on this very board.  He also said in that email that the Beach Club would be exclusive to Roda owners and guests for the first year.

Re the 100 capacity, this is also direct from Roda to a friend of mine

I am wondering if the 100 capacity is short term, or maybe it is the maximum they can transport in one day???  If there is only one shuttle out at 10am and back at 7pm it could be a bit of a squeeze .  We will have to get to the queue for the return journey very early to get a seat.  I think De Vere are going to have to try lots of different combinations over the next couple of years until all apartments are complete and some sort of routine can be established.  Let's hope they can be flexible.

I have been thinking through some numbers:

If on completion there are say 2000 units, with a minimum of 2 bedrooms each, sleeping 2 people to a room, that works out at 8000 people.  Now I know not everyone will be there at the same time, but in high season one has to assume a fairly high capacity, and many of the properties are 3 or 4 bed, so 8000 is probably quite a realistic/conservative number.  Never mind booking 2 weeks in advance, if the max is 100, that means you only get a turn 1 in 80 days.  Our children could all become entrepeneurs, buying spaces in advance, and selling them to us at huge profits.

The numbers suggest they wouldn't be opening it up to anyone else!  Looks like they will struggle to cope with the Roda guests let alone any extras.

I can see that we may end up having supplementary arrangements organised amongst ourselves.  Little did we know we would end up with shares in a boat  or a coach  .
