And look at this post on the Corvera Forum:

"Hi,

My agent has spoken to Calidona and they said that the decision as to whether the owners from Corvera will be able to use the beach club will be down to De Vere Hotels as they are the ones running it"

So, it would appear that us owners have no say in the matter at all.  I have written to our Comunidad President who has passed the matter on to the Administrators - protesting about the shuttle charge and now this!

We paid a premium for our properties on the Roda Golf & Beach Resort development - but they are gradually taking away any of the privileges associated with that purchase.

I do think a protest is in order - what do you all think?  It affects all of us and how we market our properties - as "exclusive" if we are renting them out.

Sandra

Hi sandrab

I actually don't mind if Covera use the Beach Club as long as they have to pay for admission and travel or a premium every year individually to be an honourary member for one year at a time - and travel.     Roda is Roda Golf AND Beach Club. That is the premise that we purchased on.     It is not Covera Golf and Beach Club.   The higher price at Roda incorporated the Beach Club and we believed a complimentary shuttle bus to L.A.   We have paid for this. Covera have not.   Invite and charge Covera by all means but Roda should not have to pay anything including the shuttle. We have already paid.  I'M WITH YOU.

Hi sandra,

I think it would be best if we all sent emails complaining ref the proposed charge.

Who would you suggest is the best person to mail. ?

HI All

Roda had corresponded with a guy called rcarrica@rodagolf.com who appeared to be in charge of "hospitality".

I also think we should email sros@rodagolf.com - she is in customer services and if I can find her manager's address I will - I would prefer it to be someone more senior in the Roda organisation - but have no details of who that might be.

However, this is a copy of what Roda Golf have published on their website about the Beach Club and there is another address there to which I suppose any emails could be copied.  All those Phase  1 owners - I have emailed our President about the issue but suggest that perhaps you email the Administrator about the issue.  Please note the website only mentions Roda Golf owners only.

"Roda Golf & Beach Resort presents an authentic Beach Club in the Manga Mar Menor

The Beach Club has a restaurant and bar service, which also serves the pool & beach area, a supervised swimming pool with jacuzzi, zone of solarium, changing rooms with lockers, etc… all for the benefit of the owners and residents of Roda Golf & Beach Resort.

In order to get to the new zone of leisure Roda Golf & Beach Resort has available a transport service by ferry and minibus. With departure point at the pier of the “Escuela de Piragüismo” of Santiago de la Ribera, it arrives at Puerto Tomás Maestre, in La Manga del Mar Menor. Once there, a minibus will cover the short trip to the Beach Club.

Information and bookings:
T: +34 968 173 654
E: beachclub@rodagolf.com
If the Beach Club is not for our exclusive use then I agree that a substantial membership charge should be levied on those individuals. Honestly, they might as well open the club up to public membership and give us a refund!
What do other owners think?

I agree with the main point being expressed here about the exclusivity of the Beach club, but who is responsible for the upkeep / running costs of the beach club? I would imagine it will be used for 4-5 months of the year maximum, if it is restricted to Roda owners & there is no admission fee (the charge being mentioned now is for transport only) then it has to survive on sales of drinks / meals etc. Surely that isn´t sufficient to  pay wages, running costs & maintenance - unless the prices are exorbitant.  Another point, during the peak summer months I would imagine the beach club being very popular, will there be any process in place to prevent owners turning up at the entrance to be told the club is full? Reservations in advance? I certainly wouldn´t be happy forking out 10 euros p.p. & wasting a few hours travelling across the Mar Menor & back for nothing.

I have read previously that De Vere are running the beach club, so they must be responsible for the expenses, but how can they make a profit if there are no entrance fees?

Mike

Hi everyone

Whatever happens Roda owners should get priority use of the Beach Club for free as we been assured by Roda themselves including travel. As far as De Vere is concerned they will use it as a carrot to attract golfers to visit. There are so many sites opening up that each site has to have an edge of some sort. The P.G.A. Status and the Beach Club is De Veres  "carrot" and they should reap rewards from that. Remember there will eventually be all sorts of things at the beach club e.g. Spa; Massage, Water Sports etc which will be an added cost. I can forsee others like Covera being allowed to go at certain times and as I have said I would not mind as long as they pay for the use because we are already paying through purchase.        As I have stated on another thread. The people at Roda have been extremely helpful to us and tried their best to accommodate our personal requirements. I do think that they will listen and still think that Roda has so much going for us. It's a new site with teething problems . If you look at other sites and some of their problems Roda shines.  I've not been put off yet!

Hi Everyone

My point exactly which everyone agrees with is that already we have paid a premium to be associated with the beach club AND we were told it was for Roda owners & guests only AND  free transport provided.  One would assume that if RODA are telling their clients that, then they have worked out a way to make it financially viable without changing their tune.  Don't get me wrong, as lots of you already know, we are thrilled to bits with our purchase, but what we can't cope with is changing goalposts and especially where our budget is concerned.  I would have thought that DeVere would have built the budget for the beach club into their budget for the hotel and golf course as an extra.  Don't forget, when we bought we Roda, there was no mention of Devere being the franchisee for the hotel or beach cub, so I assume Roda had some great plan in place for this facility - and I assume they used the extra premium paid for on our apartments and villas as funds for the upgrade on the beach club site.

I think what I am saying is let's get an absolutely clear picture of what they are now asking, why they have changed their minds (without consultation to the Phase 1 Comunidad I might say) about the fees for transport and their intentions for the future.  I am quite happy  to propose that an EGM to be called to discuss this issue sooner rather than later.  The Comunidad Administrator has been informed and as soon as I hear back from her I will let you know.

Do you agree?

Sandra

Absolutely!!!  It might be worth considering that a lot of phase 2 owners are just about to complete, so they may feel inclined to voice their grievance over this.

As a Phase 2 owner, I definitely want to add my support to this issue.  The Beach Club was used as a sales tool to help justify the premium we have paid for our property on Roda.  At no time did anyone say we have to pay for the transport there and this adds a big cost to our own family holidays at Roda and those of the people we hope to rent our apartment to.  We have no details of our community president or anything like that yet so any information on who to send our complaint to would be appreciated.

Hi

We also agree with comments made.  We are purchasing on phase 3 and were told shuttle service to beach club would be managed by De Vere, boat with De Vere flag flying would pick us up from LA.  We were given the impression that this was a free service to Roda only.  We will be over in LA in August and this will be one of the things we will  bring up with them.

This can't be the agents fault because we cannot all be with the same agent. It must be direct from Calidona.

I agree that the beach club with free transport and exclusivity was an important selling point for a lot of people buying at Roda.  There aren't many people yet at Roda but by the time all the phases are finished I can't see the beach club being able cope with any further demand other than Roda guests.  I would be very annoyed if we arrived at the beach club and were told it was 'full' because there were people there from other resorts.

I am going to roda  tomorrow and will be heading straight over to customer services and to see what this is all about. We are on phase 1 and when we bought our apartment the beach club was a big selling point and at no time was it mentioned that now or in the future we would have to pay, we were always told free transport to the beach club.

Yes we love the resort and our apartment but it does seem people are changing a lot of things after they have taken our money and informing us later of changes. To charge us 10 euros is expensive for everyone especially like me I have family and a grandchild, if i wanted to go to the beach club every day for lets say 7 days , thats a lot of money if there 4 or 5 of you.I will be back on 24 th july so will update everyone then.

Hi Karren

Best of luck - any chance you could email from the internet cafe in LA to let us know how you get on with them?

Looking forward to a report on the outcome.  But in the meantime I will be emailing.

Best of luck

Sandra

Hi Karren

The President is aware and has referred the matter to the Administrator as well but as yet no reply from Marisol.

Good luck with your endeavours on this one - i bet they have got the whole thing covered in the contract and is something that our lawyers should have picked up on.

Best regards

Sandra

Hi everyone

Just wanted to add that we will be objecting too.  It is a shame that we are not in contact with the Spanish sector who are all buying at Roda because I think they would be furious about this issue.  I read somewhere that we will have many Spanish residents and a lot are buying purely to use the Beach Club at the weekends.

We were told that Corvera guests would NOT be allowed to use the Beach Club and that in turn we would NOT get green fee discounts for their championship course.  This was a long time ago and we were disappointed that there was not a reciprical arrangement with the Clubs as this would have helped with golfing rentals etc.  Has this changed now?  If they can use the Beach Club do we get discounted green fees on their course?

Hi Sandra,

On behalf of all forum members i would extend my thanks for all your help and input on this situation.

Would you like me to mail the general manager of Roda Devere to make sure he is aware of the situation.

David
