Hi I can assure you there was not a soul working on the site on a few occasions I went there. We were told that the workers would not reutrn until they had been paid and on all other phases there was no sign of life.

The site looked tired if I am honest and not the same excitement of when I had been there previously.

I am definately cancelling my contract as I viewed other properties ok more money but they are complete.

Great to hear some news. We shall definately be waiting to complete. Still feel very excited! How do you know if you have a storage cupboard in the base ment?

Storage rooms where sold off on a first come first serve basis, but we where told that there are not enough to go round, or at least not in phase 1. So we will be chasing our sol to find out if one has become available. 

Looking forward getting the keys and out into that sunshine

We were out in Duquesa end of June to mid July. There was no one working on the site just 2 security guys sitting in hut near the entrance to Pueblo Mexicano. Development looks dusty and neglected. There is no sign of any work starting on the road up to and which runs past the development or on the aparthotel which Arenal were building on the other side of the road. We were told by a reliable contact that no license will issue until that road has been completed and some arrangement is in place regarding the aparthotel.

I dont believe anyone will be able to sell on in the development for quite some time. Only a complete nit wit would pay  money at the moment for any apartment in Arenal Duquesa. Of course the banks have to make refunds available for those who cancel - otherwise they end up with court proceedings and the bank having to pay legal costs as well as make refunds and pay interest.

The position with the bank guarantee seems to be more tricky in Duquesa as the apartments have been finished unlike much of Arenal Golf which has not been completed and where it seems to be slightly less complicated to claim refund and interest under the guarantee although there are problems there depending on which bank covers the guarantee.

It seems there are a few nitwits who have bought after the intended original completion of June 2006.

Are the apartments finished?  Surely the habitation license means finished.

Not wishing to upset people who have plans to live in Duquesa, but I for one will happily see this delayed until the spring next year.  I don't want to pay a mortgage on something I won't use for another 6 months.

me neither, i agree with you now Pdrich. rental potential has gone now for this year and i've spent money renting appartments myself in duquesa so i might as well wait until after the new year now.

I would still prefer to be in now, the weather in Duquesa between October and March will still be better than that in Ireland or the UK.  Plus you get a chance to set things up for next year if you are going to rent.

All things being equal, I think we would all prefer to be in.

But it's not equal, so I'm more than happy to have the pressure heaped on Prienne Sur by the Town Hall, who are obviously nailing them to the wall.

Anyone got a hammer ?

Latest contact from my solicitor.

As agreed, I am contacting you in order to give you the latest news I have
had from the developers.

They could not tell me anything in the meeting we had last week, as the
technical architect could not make it for it, and I just meet the financial
director  to sign over 20 cancellations in Arenal Golf and Duquesa.

Anyway, finally I spoke to the technical architect today, who has given me
the following info:

The water pipe will be repaired and ready for the water supply to be
contracted in September
They are going to build a " Centro de transformación " , which is basically
a generator, this is going to be built in phase 5 of Arenal Duquesa, and
from there the electricity supply will be provided to the whole Arenal
Duquesa.

The agreement with the Town hall of Manilva has as well been signed in
relation to the access road,

In light of this the developers hope to start completions during the second
half of September.

On the other hand, and in relation to the compensation for the delay, they
are going to meet the administrators board on Thursday and they will come
back to us and confirm the discount they will be offering to our the clients
who finally complete.

Hi all,

 

I have heard similar to Alan, except fot that an electricity sub station will be built rather than a power plant.  It will be for the distribution of power rather than generating it.  I suppose  agood idea given the number of appartments when the site is finished.  The sooner it is finished now the better, hopefully the compensation will be worth the pain we have endured up to now.

I had an e mail from my solicitor today, with no mention of any of this.  I do not beleive we will get compensation.  I hope we are not getting a generator, because for the number properties it will be incredibly noisy and also an intermittent supply.

I am not sure exactly what form the electrical equipment will be in. I assume as my solicitor said it will be a generator that is what it will be. As it will supply a residential area I would also assume it will be adequately sound proofed. As for compensation, this is something I have been pushing for, for some time.
I am still away so it is not always easy to post but will do so if and when I have news.

Hi

I didn't realise there were problems with the electricity, I thought it was just the water supply. Does anyone know when the pipe is fixed where the water is supplied from ,is there a reservoir serving the area and will it not be struggling with the extra drain on it ? Also im not sure about the power station, does that not also mean there will be pylons in the vicinity, if so Im not sure im happy how safe this would be. We decided against a lovely property prior to buying in Arenal because there were pylons planned in the immediate area as we were worried about the radiation levels as we have young children, so im thinking this is not good news all of a sudden and this needs to be clarified for people to feel safe. Its just one thing after another with this development.

Hi All,

We have started proceedings to cancel our contract for the purchase. Not sure when exactly we will receive our monies back, but will keep all informed.  We fly out to Duquesa on Sunday to a villa - originally for us to scout the area ready for our apartment.  But after almost 4 years its lost its glow.  We will go to the site and get info and post on here.

Hi folks,

Sorry, use of word powerplant maybe in error, are the developers putting a generator on site so that  temporary power is available prior  to connection to permanent supply or is it a transformer.

We need power and water on completion and during snagging. Does this mean we do not get any power until phase 5 is complete?!!!
