We have just received the costs breakdown for completion. Amongst the items is 500 euros for Plus Valia.  This is a land tax related to the increase in the value of the land. It is usually paid by the developer (as they are the beneficiaries of any uplift) Does anyone know whether the Private Contract states that the purchaser must pay the plus valia or 'todos los gastos' (all the charges)  Has anyone else received an itemised breakdown containing this charge? Also, the amount of 500 euros feels high compared to other instances where it's been in 2 figures not 3.

The Private Contract for Calanova seems, at best, more than a little one-sided.

I posted yesterday on the Oasis forum (near the Calanova apartments) about Plusvalia as it is in my contract and have asked others if they are paying this. As far as I know it is a municipal tax and should be paid by the developer but as we know in Spain it is not always the case and can be paid by the buyer. I am awaiting to see if others on the Oasis site are paying this and then chase the developer up about it.

Hi

I have been told that according to law the payment of the plusvalia can be negotiated. When the contract was been negotiated the developer wanted the purchasers to pay for both the plusvalia tax and the costs of the cancellation of the developers mortgage. An agreement was reached that the purchasers would pay the plusvalia tax and the developer would pay for the costs of the mortgage cancellation.hope this clarifies position.
