You're correct. The money won't be transfered until the meeting at the notary.
The rest of Davmusters list seems right. Don't forget that there will also be additional points:
5) apply for water and electricity
6) be there when electricity is connected
7) do a thorough clean of the apartment or hire someone to do it
8) get your furniture in and make sure it's complete
9) change locks
10) open up bottle of champaign and toast on your new apartment :)

I see you left space between 9 and 19 so i'll add a couple more points:
10. Get some light fittings fitted - else you wont be able to see anything!)
11. Install some air con - else you might bake or freeze!

Sorry for causing confusion RG and Max - I meant transfer of funds to our solicitors - my solicitor seems to be suggesting that he will need to have the money in his account before settting up the completion meeting

To answer Irenemontagues question (in a separate topic ) about a possible town hall closure during holidays. As it’s quite relevant to the completion process I’ll answer it here to avoid topic clutter.
I asked them today and they will officially be open and working during August. Can’t guarantee though that the one official we need won’t be visiting the Edinburgh festival J
Regarding the transfer of funds Davmunster mentions: the mortgage will go directly from bank to developer at the notary meeting. The rest of the money has to be present in the form of a bank draft. Maybe your lawyer will arrange this and to do so needs the money on its client account beforehand.

Does anyone know a better (cheaper and safe) way of transfering money from the U.K. to Spain rather than using a high Street clearing bank such as Barclays or Lloyds?

Hi SRS
We use HIFX. Their website is www.hifx.co.uk. They give you a far better rate than the banks, and there are no charges for sending or receiving the transfer. Its easy to set up an account with them. You can do one off transfers, or a regular monthly transfer at a set exchange rate. Regarding completion, for anyone in a hurry, we need to hope that the developer / your solicitor /the notary / the banks representives / the electricity and water company staff to connect you, and even if all those miracles occur in the next few weeks, you get given an apartment with bare wires hanging out of the walls, as they dont fit lights. I'm not holding my breath for my holiday in August. Another wasted trip.

I have just received an email from my solicitor which I am sure will be of interest to everyone! The MD of the developers has told him that the the first occupation license will be in place this coming week and they will request completion of purchase then.

just a quick note to say we have recieved an email from our abogado stating things are nearly ready for us to go over to complete. SEE BELOW

It seems we might actually be close to completing at last. We have just received the formal communication from the developer informing that completion of the access road is nearing and consequently in a short period we will be notified of a date to attend the Notary Public appointment in order to sign the deeds. I have phoned to the Town Hall where I have been informed that all the papers have not been completed, and that the licence of first occupation is ready to be granted. This indicated that closing at the Notary Public will be soon possible.
I will let you know the exact date for completion in order that you can make arrangements to be present in Spain for completion.

Hi,
Today we recived a mail from our Lawyer, stating that we can expect signature writing and hand over of property in October, and you need to remember that we are in phase 2, hence my guess is that all phase 1 apartments mut be in place before October.
I hope that this is a positive sign for all of you that have been waiting for your apartments.
I keep my fingers crossed and hope that you will get a success this time :o)

Hi, My Lawyer informed me this afternoon by telephone, that the first occupancy licence will be inplace on Wednesday 1st August. I have not posted before, and would like to thank Lorraine & Eoin, Janmet, Max and all "Neigbours" for all the updates on "Don Juan Forum" On my travels I drop in to a Cyber Cafe, to read the latest, although my Lawyer keeps me updated by mobile phone or E-mail.

I spoke to my Solicitor today and she thinks that the earliest realistic date for anyone to complete in phase 1 is around mid September this is taking into account the August shutdown and getting the water and electric connected. This is assuming that there are no other unforeseen problems.

Hi all i was told today the first week of september for getting the keys, but felt as i am in block 8 it was going to take 7 weeks for 7 blocks to complete before us.We are using manzanares lawers and after 7 to 8 weeks waiting for are valuation he said today he did not have the paper work at hand.Does any one else in a two bed 2 bath with the large balcony have there valuation.Also one bank felt that the car parking was not of value in the valuation.I also asked oaklands international today was my air con in my apt as when we bought it ,it was part of use buying it at that price.We have been reading the web site each day and all of the people in phase one are saying that no one has air con only in phase two,but oaklands said today it is pre installed which is not fully installed.I then asked when we come out in august could we see are apt and oaklands told us no,is that right anyone.Does anyone know do we have a wardrobe in each bedroom.thanks for all your help irene/peter.

Definitely no air con at all in phase 1, phase 2 has the pre installation. I have been quoted around €3500 for a fully ducted system using Fujitsu units much cheaper if you go for the wall mounted split system but that looks ugly!. I have a 2 bed garden apartment and the bank valuation came in at around €290000 they did not include the garage space in the equation. There is a double wardrobe in each bedroom. You should be able to get access to your apartment but you need to contact Perla at the developers office.

Hi,
Just had a look at the road works. The markings are done and they just started erecting the first lamp posts. It seems logical to me that the town hall wants these finished before issuing the license, but Ken´s lawyer states that they will issue the license today. That would certainly surprise me.

Hi, Have just received following communication from my lawyer in Spain (14.22 1st August)
If the developer got the first occupancy License today we could sign before the 23rd of August.
I will call them tomorrow morning and I will let you know.

We are so impatient that we went back to the road to see how fast they would erect these lamp post. Good news: at the end of the day almost all are in place. They still have to be connected to the provisional electricity but I guess that could be done in another day.
This time we drove all the way from the A7 to DJ itself, but were stopped by the guard. The exit at the other side is closed with a barrier so we had to turn. Not a big problem as there are other roads nearby which lead to the beach.
We took some pictures which really show the great progress they made. Markings, road signs, lamp posts are there and the large hole at the entrance is filled and got some tarmac as well. These lights are clearly provisional and part of a separate network. You can see that on the last photo: in between the existing lamp posts on that isolated stretch of finished road you can see some of the new ones.

Hi Max,
Have you got any photos of how and where the road leads into Don Juan? Does it actually join into the front of Phase 2 Block 1? From what i remember there is quite a drop down from this road, therefore if it is here there must be quite a steep road up or have they somehow managed to reduce this incline?

Sorry, no recent photo, but it's quite steep indeed. On an older overview you can see that the road ends between the block ones of phase II and I.
