Hi Max,
I thought that it was this road, I hope we have some gates on the back to prevent through traffic to Carvajal when the front road is completed.
Thanks for the photo its a lot different to when I last saw it

Yes Janmet, that worries me too (although I'm not allowed by Saskia to think about anything else than getting the key to the apartment). The tunnel to the Avenida Carvajal has to be finished to get rid of this trough traffic and there's been no activity on that front.
It's even worse as the other A7 exit leading to Torreblanca is also not finished yet (because of a conflict with Mijas). There is a lot of local traffic which will prefer 'our' exit. Wouldn't want to see them all driving through our community road.

Hi Everybody,
Latest Information received from my Lawyer (12.05 02August)
I have contacted the developer and the First Occupancy License has not been granted yesterday. They are expecting to get it on Friday or next week. If that is the case we could sign before the 23rd of August.
I will let you know.

Hi all
Any word yet on completion, I am beginning to wonder if its the road alone that is holding up everything or would there be something much worse???
It just seems to be taking so long
Can anyone go into the town hall and find out the truth about what is going on.

Afaik it's just the road holding things up. They are still working on it. Lamp posts are finished, but the're now installing crash barriers in some turns.
Normal procedure would be that they finish the road, apply for a ' certificado final de obra' (certificate that the work is finished according to the plans), go the town hall with this certifcate and receive the License of first occupation.

By now it's almost a daily routine to check on the road developments. Good progress on the crash barriers. See new pictures in the photo section. If they work this afternoon they could finish it on monday.
The bad news is that the alternative way to get from the back of DJ to the beach by car is closed by roadblocks. You can see it on picture below. I put a blue line where they blocked the entrance to these roads. I guess they are not too happy with traffic coming from the A7. Not a problem if we will be allowed to use the dirtroad in front of us.

I am actually pleased they have blocked this road. It means they are likely to block the road beside the railway to through traffic as well. So long as we can walk out the front to the beach etc this is better than Don Juan becoming a rat run. Hopefully when the road beside the railway is complete they will take away the back way in (they'll need to do this anyway to complete the link to Avenida Carvajal).

Hi all
We recieved a letter from our solicitor today, I have copied a paragraph from this letter, fingers crossed:-
In regards to the properties' handing over at Don Juan I, I would like to inform you that it is expected for the First Inhabitant Licence to be granted at the end of this week or the beginning of the other. Therefore, the properties' hading over will start to take place shortly.

That is the same thing they said last week and the time before and time before! I dont believe anything, not until my lawyer rings me with a completion / signing date! Although I can't see completion to be that far away now I am not getting my hopes up that way I cant be dissapointed!

I agree RG - until the Licence is ACTUALLY issued we cannot be sure. But thank you Janmet for the info and please everyone let us know when you hear anything. If nothing else the Spanish English is keeping us amused! " at the end of this week or the beginning of the other" sums it all up nicely!

Most of the lawyers and real estate agents just phone the developers office and spread Perla's word. Some of them go as far to call the Coin based sollicitor of Arrohabitatge, but they don't know more about the actual progress than Perla. The end result is that every overly optimistic remark from Arrohabitatge will eventually bounce back to us, the buyers.
What they should do is speak to the managing director, but most of the lawyers don't take the trouble. Some of them got even smarter and started mailing me with requests for updates :)
The simple truth is that the provisional road is not finished and afaik the Town Hall won't grant the License until it's done.
(and Davmunster: don't have too much fun about the English of non native speakers or I could go on strike and post all updates in Dutch:
We keken vandaag weer naar de weg en het is ons een raadsel wat ze nu aan het doen waren. Zo te zien kwamen ze betonblokken tekort en ging men van lieverlee dan maar wat rommelen met de elektra kabels. Ondertussen werkte een ander ploegje aan een geheimzinnig project dat te maken had met de signalering. Geen idee wat en hoe)

Congratulations on becoming a 5* "Adosado" ( I am not sure what this is but it must be better than an Ático). Here's hoping we'll have that licence before you reach 300 posts!
Are you seriously telling me that that random arrangement of letters and spaces at the bottom of your post actually means something? At least with Spanish I can guess some of the words but the only thing that I could guess at in that lot is "de elektra kabels" (the electric cables?).
Sorry for going off the subject (well I'm not actually but I thought I'd better say that before you tell me off).

Hi all,
We are just back off our hols and have this email waiting from our lawyer (sent last week 30th July)
We contact you in order to inform you of the latest news of the Don Juan phase 1 development.
This development has had some problems with the location of the access road to the urbanization and also the water and electricity:
- First of all, the Public Railway Company (RENFE) which is the owner of the plot next to Don Juan’s, was against the configuration of mentioned access that had been approved by the local public authority. The official architect of the town hall has told us that the developer presented an alternative on Friday and he strongly believes it will be approved.
- Regarding the supplies, once again the main problem is a dispute between the two public entities, the public water supply companies. They argue about which one will render the service (they both want to). The town hall’s architect says that he thinks the agreement between both companies will be reached soon.
We know for a fact that the mentioned problems are responsibility of the public authorities and that the developer is putting as much pressure as possible as this delay is causing them financial losses. Of course we are also urging the Town Hall to sort this problems.
We will carry on going to the town hall to gather information and to keep you updated.
First I've heard about problems with the water and electricity. Seems like it's one thing after another!

Let’s hope this new conflict about water delivery is already solved. The fact that the solicitor states that ‘a proposal has been made regarding the road’ while we know that it’s already about finished makes one hope that the discussion with the town architect was not as recent as he suggests.
Back to the daily report (in non native English):
The road really seems nearly finished. They were busy finishing the covering of the electricity cable connecting the lamp posts. There was also quite some activity on the site itself; lots of cars. One of the things they did today is remove the builder’s electricity cables. Again a good sign as this is necessary before the utility company will connect us.

Hi max my son was there today and he rang me in england to say all what you have said today, and he to felt we will get the licence any day this week.He was very pleased with the way things where looking apt and grounds.He also thinks we will get the gates to block off the apt at don juan. All our white goods where in are apt in block 8 and finished and in good order.thanks max irene/peter

Hi All,
Dose anyone know that if you give your solicitor power of attorney do you have to be there yourself for the signing of the apartment. as I hope the signing is next week as I will be there but if its the following week I will be gone home and I will find it hard to get back out for a while.

Hi i have also given power of attorney to my lawyer.Your solicitor can also get your electricity and water turned on for you and he can register your will it took 4 hrs at the notory to do the will yesterday so do that before you go home irene/peter This message was last edited by irenemontague on 8/11/2007.
