Hi Rosegreen,
We had a similar response when we complained about the discrepancies in the room and garage size i.e. you are not allowed in the apartments so how do you know!. I am afraid that unless you have had the installation of the hatch stipulated somewhere within the private contract there isn't much you can do. I am not a builder but I would imagine that if there are no obstruction i.e. appliances cabinets etc then it would be fairly straight forward and not too costly probably be a different story if there are obstructions.

I'm sorry to read about your missing hatch :o( However I'm very interested in knowing how you got access to your apartment. We are going down there in April and I have asked Perla (from developers office) about a tour inside our apartment, and was told that we only can get access to the show flat. So if you can give me any idea on how to get inside "the real thing" I will be very hsppy - also if I have to bend some rules :o)

I dont think I can be of much help as regards getting into the apartment. Late October when we were last in Spain the garage door was open and also the door of the apartments in phase 2 were not in yet in place. The kitchen was tiled and wired but the appliances had not been installed. Therefore we thought that by going to the developer it would be cost effective to put the hatch in at that point.. However Perla did not see it from our point of view! We have put our solicitor on it and we did have the plan of the apartment clearly showing the hatch.
Good luck when you are out there. It seems ridiculous that one cannot get a look at your own apartment but that is the way things are done in Spain., so Perla informed us.

Message Received from our solicitors yesterday:
We have been informed by the Developer that the property you are buying in Residencial Don Juan is now finished. They have already obtained the Certificado Final de Obra (certificate stating that the building has been completed) and have applied for the requisite Licencia de Primera Ocupación (certificate of fitness for habitation). I have talked to the Developer and ascertained that they hope to have this second certificate next month, at which time they will draw up the title deed in your favor.
I would also ask that you please inform me if you plan to visit the property before the deed is drawn up in your favor in order that I may arrange this with the Developer. Please note that once completion has taken place, you will have 15 days in order to prepare your “snag list”
We, plan to be in Carvajal in 10th-17th April and had planned to visit the show apartment. Now we are hoping to see inside our own for the 1st time!

When we saw our lawyer last week she said you usually get approx 3 weeks notice before completion. she said snagging is done after completion but did not mention a time limit. She also said we will need to leave one week from completion to moving in to apartment as it takes at least that long to get all the services up and running.

We were wondering how the grass laying is going, it must be nearly finished,
Has anyone been at the appartments to see?
It would be great to see a picture if there is anyone over there to take one.
Its hard when you are at home wondering how they are getting on,

HI Eoin, I think Janmet has recently posted some pics of the garden being laid with turf. However as I have said in another post the turf doesn't seem to have any grass on it, I thought the whole point of turf is that you get 'ready made grass' so to speak, can anyone shed any light on this? As regards to completion the last I heard on this from my lawyer is that the License of 1st Occupation has been applied for and if everything goes smoothly this should be issued and obtained by 1st or 2nd week of May thereafter the completion / signing at the Notary can begin.

Looking at the pic's I think that there is plenty with grass on the turf, however it is very important that it's getting a lot of water. I agree with you in that it dosn't look norml "grass green", and I think that it's normal when you work with turf in such sunny and warm areas (I'm not sure about this).

Yes the turf was very brown with not much green in it when we saw it going down, the photos pretty much show it as it was we commented between ourselves on this at the time. I am sure that it will improve after all the developer apparently said it was very expensive so I am sure he will expect it to be just right. As long as it is watered reguarly it should survive. I also am hoping someone will bring us up to date soon on how the laying of the turf is going, and update on the road situation.

There is a sprinkler system installed which seems to cover all communal areas and part of it is working already. It seems to be on some scheduler.
Most of the turf which is currently in reach of the working sprinklers is looking healthy.

Did you notice if all the turf has now been laid? Also what is happening with the road next to the train and down under the train tunnel leading to the Carvajal main road?

There is no turf laid on the private gardens. We bought ground flour as well and it looks like we have to do this ourselves. In front of our gardens, behind the green fences, everything is covered with turf.

We've also got a garden apartment and wondered about this given that we are not living there. Unless the sprinklers reach through the fencing (and I would doubt they do) then watering is going to be a major problem. We are seriously considering paving most of the garden area as unless they are well looked after these private gardens could turn out to be an eyesore. Michelle

I thought paving the private garden was the best solution. No watering. No weeds and a nice even surface for the sun loungers. She who must be obeyed has decreed "round pebbles". They wont cut your feet and will not spoil the division between the paved and unpaved area. Who am I to argue - Concrete would have satisfied me!! I think unless we're going to live in Spain and are prepared to water the grass every day grass is not an option. The best advice is don't stress. This is Spain, wait 'till you get possession, take your time, think about it for a while, make sure you don't do anything you'll regret, talk it over with the neighbours, change your mind, then decide to leave it until next year!
I'm, hoping to leave deadlines, contracts etc back in the UK where they belong so we'll just wait and see. I'm sure we'll do something with the garden but I'm not sure when!!

We inspected our apartment today with Perla. It was nice to be inside. Luckily we have been there before so it wasn't so disturbing that the whole inspection etc had to be done within half an hour.
If you come over from abroad for the inspection be aware that:
- Perla had exactly half an hour in our case so don't be late
- at the spot you have to sign a form in Spanish which states that this is indeed the apartment, parking space and store room you bought. It also says that possible defects will be fixed at the developers costs.
We didn't know at all that this whole visit has a formal meaning for you and the developer so we were not prepared for it.
After the worries on this forum about the room sizes we took very crude measurements, but they seem to be at least as big as we were told. Perla said she would try to get the apartments cleaned again before completion, but I wouldn't count on it. The current state is as to expected after a builders clean: cement stains etc are mostly gone, but lots and lots of dust. The floor seems dusty, but not in need of polishing.
