Hi Max,
Thanks for all the info etc. You seem to have thought of most questions though as always a few more pop up in my mind!
Firstly, is Perla offering soil for the private gardens or did I misunderstand this? Secondly was there any further mention of completion date for both phases and indeed when will the access road parallel to the railway line be done? Thirdly, again did you get any info on how they will notify purchasers re completion i.e. in what order - will they start with those in Block 1 Phase 1 for instance? Fourthly, why does the telephone connection take so long - is it just long waiting lists or inefficiency on the part of the telephone service supplier or is it anything to do with the Don Juan development? Fifthly, were your kitchen appliances installed or was there any mention of when they will do this?
Also with regard to the form you had to sign I find it hard to understand the purpose of it! Were you provided with a copy of what you signed and how did you know exactly what the contents were? As I don't understand Spanish myself I would be a bit worried about signing such a form without getting it vetted by my solicitor first.
Sorry to put all these to you Max but you do seem to be very knowledgeable and I do appreciate the time you take to post answers here and indeed that you may be unable to provide answers to everything.....

In one of the many breaks of American Idols on ITV some of the answers:
Perla didn't offer soil, but she suggested that our private gardens would be delivered with soil.
Didn't ask about completion dates as it's the town hall who will determine. They have to come up with the license.
Didn't ask about the parallel road as apparently it's no longer an obstacle to get the town hall to issue a permission. The dry season is there, so it will be usable for the coming months However tt's an important issue and I hope to see some real progress soon.
The order in which they will make appointments for formal completions is unknown. I did discuss it but she didn't know.
The waiting time for a telephone connection has nothing to do with DJ, but with Telefonica. They have a monopoly for a long time and behaving like it. So they are hated in Spain and nobody expects them to do anything in a reasonable way. If it will really take so long is not sure; it's just something every Spanish expects.
No kitchen appliances yet, but they will be installed just before the handovers of the keys. That's normal in Spain to minimize the risk of theft and damage.
We didn't get a copy of the form we signed. My wife can read Spanish so we knew what we were signing.

Hello all, just been around our apartment in ( block 3--phase 1 ) and were very very pleased with it, Perla rushes you around but we managed to measure all rooms and we have even gained a few square metres from our original plans, so were very happy about that. I met the promoter at the bottom of the hill, and he said that the road next to the railway is going to be wide with some parking, and that is why they are filling in that huge hole at the moment (its gong to take a lot of wagon loads to fill this ) and will take several weeks, this shouldn't delay anything though, I'll get my wheelbarrow ready just in case, see you all soon MARTIN

Thanks Max and Martin for all the info - it's very heartening to hear that you were pleased with your apartment and that the measurements are more or less okay! I wonder what the expected completion date is for Don Juan II and whether they will have to apply for a separate FOL for it? It's interesting to hear that they are planning to fill in that big hole - I wonder if it's our developer that will be building the shops & restaurants mentioned in some earlier post and therefore every spare bit of ground has to be utilised....
We are going over from 1st May - 13th May and were hoping to complete during that period but I suppose that's looking a bit shaky right now. Anyway we would love to meet you Max or anyone else around, then, for a chat etc Gay & JB

Hi Martin, Is your apartment a 2 bed?. The discrepancy in the size of the master bedroom I discovered during my visit in Nov 2006 was in the 2 beds in block 4 and i think 10 of phase 1. See my post under the 'Garage & room size' thread. Has anyone with a 2 bed been for their inspection visit? if so has anyone had a chance to measure up?. I am scheduled to visit in mid April so will measure up again then.

Hi,
I had a meeting with Perla yesterday (Tuesday 10 th. of April), and I asked about compleation of phase II. Perla expect that the latest date for completion of Phase II is November 2007 (she did have some good arguments) and regarding phase I she told me that hand over of keys will be in May 2007.
She also told me that there is two apartments for sale in Phase I (one resale) both garden apartments, one in block 7 and one in block 9 (block 9 is the resale), and there is sold out in phase II and she still have few left in phase III (she didn't explain the term "few").
I also had a look around the hole area and it looks like the grass is growing and a lot of it is green and I belive that it all will be fine.

Hi,
Just got back from visiting our apartment and even managed to get inside whoopeee although Perla did not turn up as arranged ,luckily Mr Don Juan himself was on site and amazingly after a few words on the phone from him Perla arrived within minutes.
We were really happy with our apartment and Perla did say they were really pushing for May hand over for phase 1 she also said they would be able to complete 14 handovers a day which seem's a lot but I suppose is possible.

Message for all Don Juan Phase II purchasers, like myself, that were expecting completion in November.
Today we received an email from our Lawyers informing us that they have been contacted by the Developers who have advised them that completion can take place in approx. 1 1/2 to 2 months.
Our Lawyers advise we do not have to complete at that time as its ahead of schedule - the option is ours.

This is a surprise, we talked to Perla last week and she told us that we should expect October or November. However I am pleased to see that we can expect our apartment sooner than that and I'll contact my laywer and ask if she have recived any news from the developer.

Hi Everyone,
I am really surprised to hear that the completion date has been brought forward. We haven't heard a word from either solicitor or developer. I e-maild Perla last week re date but I didn't get a reply. Surprise, surprise!
Where in phase 2 are you? We are in Bloque 5. Has anyone in phase 2 done anythhing about completing the air-conditioning system. We would be grateful for any tips. Should we be getng together for snagging list also.

What are you asking about? As far as I'm aware, the air-conditioning system will be pre-installed. Am I missing something?
By the way, we are in block 1, Primera A. (2nd floor).

Afaik, the airco is not pre-installed in phase two, but the ducting. Phase one doesn't even have the ducting. Your advantage is that you can manage with one outdoor unit which will cool all the rooms. You still have to buy that unit though. This message was last edited by max! on 4/21/2007.

Max I thought that is what pre installation of air con meant i.e. developer fits the ducting pipework electrics etc but you still need to install the main unit. As far as I am aware phase 2 and 3 are pre installations. With regards to phase 1 I have been informed that you are not allowed to have any air con compressor on the outside of the front of the building (entrance area) therefore if you want the 2nd bedroom done it will mean running pipes etc through the lounge and 2nd bathroom to get to the back bedroom, this applies to the 2 beds or middle apartments but not to the 3beds or outer apartments which can have the units fitted to the side wall.

Can you elaborate on this restriction re air con RG? Who informed you about it, is it a local planning or fire regulation of some sort or is it a rule that the developer is inserting in the community statutes - if so I presume it could be amended after due process and majority vote etc. Indeed it would be nice to know early what rules the community statutes will contain.

Hi Gericom, I was informed about this when I received a few quotes some time ago. Usually it is a rule or community statute that places this restriction. This is quite common in most developments where you will only find the air con compressors either on the terrace or on the side wall for end apartments (or in utility area outside of the kitchen if it is not enclosed & if your apartment has this). Basically you cannot have the compressor intruding into the communal areas. Becuase of this it is possible that most people will only have the lounge and main bedroom (in the 2 beds) fitted with units.

Hi All, I have just spoken with my Solicitor and she has confirmed that phase 1 completion is likely to be at end of May but realistically sometime in June. This is basically what I expected, lets hope it doesnt drift in to July/August.
