Well this line of thought has cheered me up. I just keep thinking that I hope we build up a nice community of people who want to play an active part in keeping it a lovely place to be. Perhaps there are experienced people out there who can give us some advice as to how they successfully run their own community of apartments. I guess there will be a residents' comittee and AGM's and things. Who knows? Thanks for starting this off. What rules? Hmm......No football or sky TV. No, I'm kidding - couldn't resist that. There will have to be rules which encourage consideration for others, that's true. Not everyone will be out there for 2 weeks' holiday. This will be some residents' permanent homes. They won't want wild parties till 5am every night, presumably. Same thing with 200 watt stereos. I guess there would have to be an agreement about noise pollution. Is anyone out there experienced in all this? Still thinking about the new name thing.......

I think the name Duquesa should be in it somewhere, but Heights, Suites, and I think Gardens, have all been taken.
Views ? I must admit my mind's a blank on it so far..............

Regarding Community Rules, there are templates for these - somewhere on the EOS site there is a thread concerning this with lots of useful information.
Found it - if you go to the right hand section "General Discussions", scroll on down to "Owning a Property", and hit the thread "Running a Community " should take you into a whole new world of pain. :-)

Every detail must be covered. I already know from my solicitor that they are to charge me the plus valia tax. The plus valia tax is generated when a property changes hands and is based upon a calculated increase in value of the land on which a property sits, due to improvements or the erection of a building on that land.
My solicitor has told me that the developer should legally pay this tax, but in the contract it states that I am to pay it. I believe it is in the region of 380 euros. So you see, we will have to be on our toes, as they will most certainly pass any costs on to us the owners where possible.

I am formally instructing you to check into this claim for us and request that you include a clause in the final contract, to the effect that we accept no financial responsibility for the community fees of uncompleted phases, and that the developer agrees to meet such costs themselves.
Meanwhile, I would be very grateful if you will please, at least, acknowledge this email as I have sent you several emails in the past 2 weeks which have gone unanswered.
Yours sincerely etc etc....................I've printed off a copy too and put it in my file.

Sorry, but I have to say it again. Surely it is a total misrepresentation having Duquesa in the name.
Unfortunately it is part of Sabinillas. Don't get me wrong because having Duquesa in the name will be a stronger selling point and was how we were sold it. However, the only option is to leave out any town name.

i think its in duquesa you know. right in the middle of the two anyway. i'd rather have duquesa in it than sabinillas as thats where i consider i have bought and want to be associated with more (not that i think anything bad of sabi though!). But its up to you lot. just don't give it a naff name :-)
some of the ones on will's list are good ones.
