Hi all.
Just looked on Manilva Life and there is a picture of a bill board announcing the mayoress as agreed to large improvements to a road in the area not sure but this looks like ours.

Hi everybody,
Please excuse my ignorence, but can someone please let me know where this new and no doubt busy road is going to be in relation to the development. I thought having the N340 close by was handy, but a 4 lane extension of it running past the pool would not be my idea of heaven.
This I feel is going to be very important to all of us very soon.

Hi Paul,
This should be no problem as the road has always appeared in the plans and goes up from the N340 by the sales office up the hill pass the new schools to Manilva.
If you are on that side of Arenal then I suspect construction traffic may be a bit of an issue but should not effect phase 1, famous last words.

Hola, vamos a tener un gran Boulevar con dos vias de ida y dos de vuelta, una parte central de 1,5 mts y una acera para pasear de 2,5 mts con 3 rotondas ( circulos) para cambiar de sentido y entrar a las urbanizaciones de 1,5 kilometros que unira la N 340 con el pueblo de Manilva ! no es una autopista! y el plazo de ejecución es de 12 meses

What Casoir is saying is that the road will be a two lane carriageway, a walkway, and 3 roundabouts to enter developements. The road will unite the N340 (Suzanne this is the main dual carriageway that runs through Sabillinas all the way down to Algecieras ) with the town Manillva. The time to execute the work will be 12 months.

If this is a good thing can Casoir explain why? If it is, it's not too late for me to pull out of canceling. My immediate reaction when I heard the news was that I had made the right decision. To have such a main road so close to my property is something I've tried to avoid all my life. Perhaps I have the location of the road wrong. Is it not the one that runs up on the west side of the development?

The council are basically putting in a new road up to Manilva. The current road is narrow in places and with all the building going on it will make an easier link for Manilva to Duquesa. However, I do believe that they will link the road up with a dual carriageway/tol road further on from Manilva.

how can it not be a good thing? good road access is always a positive but, on the negative side, the road is already extremely busy and they are extending all the way along the costa del sol already and making improvements to widen it. i know what casoir was saying but he seems to think it is a good thing too. you can look at it two ways.. the carriageway is already two lanes and is a very sharp turn off. i don't understand how it relates to going up to manilva as this is a separate road from the carriageway no? easy access is important but i can't see a great change even after it is done as it will always be a slip road from the main road. once you are off the main carriageway thats it. the walkway (which i presume is the bridge or the pavements which are extending every time i go) and are already there. this is all very confusing with how it actually involves our development on the road going up to manilva being delayed. surely developers are not expected to foot the bill for this. i don't wonder they are digging their heels in if so. the roundabouts which casoir mentioned i ignored as they are clearly visible on plans and we already know about them, some of them are almost built already and seem to be built with our development in mind. if they are to become roundabouts for everone else it will become quite busy, but they only link our surrounding site. i think we are putting too much on the road situation here

I am just not sure. We all knew that road was to be constructed but initially I was told by my solicitor it would a resurface job and done in a couple of weeks. This appears to be quite a major construction. But who said it would actually delay completion on the development?

alan, the road going up to manilva will never service anything but traffic up to manilva town or to surrounding developments/ as i understand it there is nothing else beyond the new developlments and manilva town. traffic already goes up and down and developing it will make it safer and nicer. we walked down from manilva town on this road and having no pavements or markings made it quite unpredictable with traffic. there are some very nice properties along the road coming out of manilva and i think these road need doing to the extent being talked about. The site will benefit tremendously in linking the main carriageway to the town, allowing for ameneties to become even more convenient around us. i still think we are in an extremely good location. the other developments require cars to travel but we can travel in both directions without too many problems on foot.

well, we all know that nobody sait id would delay us and... ce la vie! it has. we were never kept informed as mere investors!! but try to look on the positive side.. i think we will be happy it did in the long run. its almost autumn now, why not see what happens in the next few weeks as it starts to develop. remember when i was their in june, the spanish bloke in the sales office said that our developers weren't happy to do the road solely for everyone else to use.. well maybe they were right. why should one development pay for every other one to use. seems the mayor has put it into place anyway.. seriously, i think it will be a good thing for us

Reading the press coverage, the road is not being laid strictly for our purposes only, of course our developer currently Prienesur, have had to make a contribution as well as Ros y Falcon and the Junta de Compensación SAU-3 El Peñoncillo who have collectively committed 3.5 million euros to the project.
The local government are making the developers in the area contribute to the infrastructure that is quite frankly needed with all the new developments being built in the Manilva area.
I was listening to 'Radio Talk Sport' recently and John Gaunt one of the presenters was broadcasting from Estepona, approximately two weeks ago and he was most certainly promoting the area live on air. Primarily, he was in Estepona to promote a new complex that has been built called, I think from memory, 'The Sports village' ( it is on the web) but he went on to say that the area from Estepona going down to Sotogrande was the new place to be!
In the last 10/5 years the Manilva area has changed dramatically and the local government are planning for the future. I just think that they are now making the most of the developers and making them contribute financially to their plans, and quite right too considering the amount of profit they are making out of the likes of us.

Hi folks,
If you have driven or walked up to Manilva you would agree the road needs the work and has always been planned as described running to the west of phase 1 up to the town past the schools.
Does anybody know if the car park under the developments will have a one way system, maybe entering from the west and exit from the east ?

Good morning all.
We fly out to Spain on the 11th Sept, and will check out if access can be gained to all apartment blocks from the road behind mercadonna supermarket if this is the case I see no reason why completion cannot start very soon if all services are in place.
Then we can all tell our friends and family that we haven't been conned or hoodwinked, we've not been dreaming we do own an apartment in a most beautiful location in Spain and we can start to enjoy it.
