I'm sorry to be negative but I'm not feeling good at the moment. Can't sleep....and worried. I really feel uneasy about two emails I received from my solicitor. Can I just quote part of what it said? Quote"The Licence has been obtained for the 1st Phase and the electricity and water contracts cannot be arranged yet. The developer has informed us that water and electricity will be provided by them until the signing of these supplies contracts can be arranged and I will ask for this compromise in writing." That's the first bit. The 2nd email, in reply to my asking if that is normal said "It is not normal that water and electricity are connected this way, but this happens in some developments, mainly in the beginning. Anyway, I will request from the developer a letter confirming that they will provide you with electricity and water during this period." I have a simple question. "WHY is it that contracts cannot be arranged? The reason I am not sleeping is that I just don't like this company. Does anyone have any experience that might make me feel less vulnerable? Obviously, I will be calling the solicitor tomorrow but I just wondered if anyone had any knowledge or reassurances to offer?

I don't think it is unheard of for this margo. In fact, it happens more than you think.  There was a guy posted on here not too long ago saying the same had happened to him and they had no problems, in fact he was quite pleased because his electricity and water were supplied by the builder for about twelve months i think and it was only when they handed over for contracts to the suppliers that they had to begin paying for it.  I wouldn't worry too much.  I'm due to complete at same time as you and am not overly worried about this although it is not ideal.

Margo if you look on the main forum you will find that this happens quite frequently. People accept it readily as it means they have the supply but not the bills. Look at it this way there aren't many positive things coming out of this development at the moment enjoy this one while it lasts and sleep soundly.
Alan

Thanks guys. I'm just off to bed....and you've made me feel a bit better. Must just be the jitters you get before taking a big step, eh?

Hi Margo

With regard to electricity and water ,I am in contact with someone who has recently bought at Arenal Golf in Benalmadena and they were also on builders supply and it worked fine for them ,and yes it is free untill the company arranges to be put on the meters. Also do not worry over having to pay any extra on the community bill for unsold apartments this is also picked up by the company.I have emailed my solicitor to find out what the community charge will be but have not had a reply as yet.I would guess at around 800 -1000 Euro p/a but if all the facilities are not up and running ie swimming pools etc then this will be reduced untill they are .

Soz to waffle on but the same person i am in contact with at A/B says snagging was done after completion with no problems at all, everything they asked to be done was . Hope this puts your mind at ease it certainly did with me when I found out from someone who had been through the process  previously

Ken Lynn
