road.Can you tell me when you measured your apartment

recently for overall size what size did you find it to be in sqm

Just a minor point but whilst our house here in the Costa Blanca was being built we rented a villa that was on builder's supply which then went over to mains about half way through the rental period.  I have to say that the power and water goes off quite often in Spain, (apparently on a whim, with no warning to you even if they know about it!) whether it be builder's supply or the mains suppliers!  That's life in Spain and there isn't an awful lot you can do about it.  I've learned to leave my freezer empty when we go away because I've come back to a lovely mess one too many times now.  So personally, I wouldn't be too concerned about initially being on the builder's supply!!

Pdrich, our lawyer is due to sign everything at the notary in manilva and town hall this coming thursday 17th and says that the keys will be available immediately and that is completion done.  If we were there she said we could meet her there and hand the keys straight over to us.  She hasn't said anything about it taking another week from then.  We are arriving on the 23rd and hope to be in then. Have arranged for furniture installation on the 23rd too so we can oversee it.  She doesn't seem to think there will be a problem with that.  Now i'm worried you say completion for you is a week from signing?

Peps,

I have gone back to the e-mail from my solicitor at the end of November.  She says completion is the 17th and if the title deed is drawn up in our favor by the 24th, we will get the TV.

Don't know what it means, but hope it puts your mind at rest.  Sorry to have caused any confusion.

Right. ok then.  I'm not sure either what this means. Thanks anyway. They offered me a  tv too and i'm sort of hoping i get it now, whatever it may be like,  ha.  Must ask lawyers on monday about that one.

Is everything ok for 17th for you now?  We seem to be all set but lawyer is waiting a document from the developer!  if this holds it up i will go mad as i've arranged everything now and have to pay 600euros if furniture people arrive to install and its not ready. Looks like i'm going to have to complete before snagging though as we cannot seem to get on site with an appointment. MRI are telling me they can't get appointment until 20th.  Don't know why tho, everyone else seems to be ok getting on.

I was due to complete on 10th but postponed as we have a few more things to finalise with regards to the contract.  That said we did sign over Power of Attorney to our solicitor who is hoping completion will take place this Thursday 17th.

We were able to view our apartment and the grounds, but it was strictly a viewing and not a snagging session.  We were alloted a 15 min time slot and although we probably were there longer, it is not enough time to snag.  We did find a few issues for example scratched and sticking internal doors and sratched tiles in kitchen, but basically it was OK.  It was very dirty and would need a good clean before any furniture is delivered or anyone could reside there.  When I say dirty, I mean generally very, very dusty everything would need a thorough clean.

Paco advised that once completion takes place you must snag the apartment within one month. 

Once we have completed we intend to go back to Spain and spend a good few days cleaning and redecorating the walls in the colour of our chosing, we will then await the delivery of the furniture from the UK.  There is still work to be completed on the grounds but I feel that it will get done and you have to get use to the Spanish way of 'manuna'.  We stayed in Sabi this time, a busy litlle Spanish town, not pretty but it does hold a certain charm for me,  I had lunch on the seafront on Thursday, it was  beautiful day with the sun out and people enjoying life outside.

I am firmly convinced that I personally have made the right purchase,  I was still not able to find a similar apartment for what I have paid for the Arenal apartment, It is in a great location for me, Duquesa is a great place to have as a base if you want to vist any other parts of CDS.  I love to shop so I am 25 mins one way to Marbella/Banus or 25 mins the other way to Gib.  Rhonda, Cadiz, Seville, Granada etc are all reachable for sightseeing and Africa if you want to venture further afield.  My apartment (block 6) is Sabi side I love the spanish feel of sabbi and it has everything you need.  We spent a lovely few days there this week and I am convinced that it wil be great holiday location or a home to live.

For those of us who have now at long last seeing it through to the end I wish you all the best of luck with your future home, remember that something is only as good as you make it.  I intend to enjoy my new home to the full and for those of you out there who bailed out, try and keep your negative coments to yourself as we are all still living our dream!

Hear Hear Laurdan.   i am so pleased you are pleased if you know what i mean!.

I can't wait.  This thursday we should finally get our dream finalised. There are three of us on this day now that i know of but there is probably more.  Not sure if anybody else has completed yet as nobody has said so and was wondering how you had gotten on out there.

 Everything you said brought back to me how i felt each time i have been out to visit and refueled my confidence in all this.  Its hard to remember just how lovely it can be when you are slogging it out here in the miserable climate and the rush of uk life. After all, there have been so many problems on this site we all wondered if it would ever end.   I am so glad somebody has posted the nicer side of visiting, not just the practicalities of seeing this thing through.  I guess we all know we have things to do regards getting our homes/holiday homes cleaned and all settled to our liking and a reminder of what we are actually buying into, not just the bricks and mortar, was much needed for a lot of people.

That Sangria get together isn't so far away now for us all.   Roll on the 23rd when i step off that plane as a part of spain, not just a visitor.

We too had a fantastic time the 4 days we were out after the new year.  We intend coming out the first week in March to furnish and are looking forward to meeting those of you out there at that time.  We would come earlier but have to get a couple of weeks skiing in first.  We are trying to buy an apartment in Bulgaria with exactly the same hassles as Duquesa.  The only difference is, that compensation is written into the contract.  Imagine the trauma of double Duquesa.

We too were given an appointment of 10am on Thursday 10th by Prienesur, which they failed to cancel until we had already paid for the flights, so we went down anyway.  We stayed at our old favourite ,the Dona Luisa in Sabinillas, which is soon to be joined by the new Hotel San Agustin which will opened a few doors away.              Paco in the PrieneSur sales office may be short on real information, but after a chat on Wednesday, he let us in for over an hour on Friday to check the apartment and grounds. Having a fellow Spaniard with us certainly helps!                We are generally pleased with our apartment, although the cleaning and rectification teams have not yet done Block 7.

The only potential problem that I can see is for owners of ground floor apartments regarding drainage of terraces.  The water on the upper terraces drains onto the terrace below and so on until the large ground floor terrace gets a deluge.  Imagine being laid out on a sunbed when the owner of an upper apartment hoses down his balcony.  Not Nice !!!   A discreet gutter system is needed.    Also,  the floor level on the rear terraces can be below the level of the flowerbeds, giving rise to damp problems and some rear terraces have no drain.

We can hardly wait to get in now.

So glad to read such positive comments. It's been a long haul, with some scary moments and the only thing that's kept me going has been the actual development itself. Every time we've gone out there, we've felt that we couldn't do better for our money. We are going out on Thursday, just for a couple of days, lawyers meetings etc. We still haven't got a completion date, only because we are finalising the contract but it's only a couple of weeks away I reckon. Keep that Sangria on ice for us. Margo
