RENTING BEWARE

Hi Folks

Has anyone else been notified that their property is ready and awaiting completion. Our apartment is ready even though the scheduled completion date was January 07.

We are in no hurry to complete at the moment but if anyone was looking for a long term let onsite while their property is being built please don't hesitate to get in touch.

Can I ask what block you are? My Mum has bought an apartment in Block 1 I think and her completion date is still 31.1.07?

We have also been informed that our quad villa (block 3) is ready for completion by the end of October (I think they meant the end of November), but we'll probably hold out till January. The road isn't completed, and of course there'll be works traffic all around for a while.

Hi Kevin and Sheils  I think you should check with them again I was out there only last week and although I am not purchasins a quad, yes gthey are virtually ready, but as far as I was aware last week no water has been connected yet so I would check if I were you.  It is all looking lovely though and I ca't wait to get out there.  I am actually moving out there full time and am going this Wednesday to a long term let.  Only been back here since Thursday and can't wait to get out of this miserable damp wet weather - was reading another note and shorts are still being worn out there.  Anyway perhaps we will meet up one day in one of the local cafes for a cafe con leche, yes?

Has anyone got to the stage of having their property valued prior to completion.

We are interested in finding out the current valuation of a standard penthouse apartment.

We bought off plan back in January this year and paid 169,000 euros for a standard penthouse. We were at the site again this September and were told that the last remaining penthouse apartments were sold for 178,000 euros. A net gain in our case of 1,000 euros per month.

Hi All

We are a little concerned about completing on our apartment in block 4. When we bought back in February we were told that the whole of the first phase would be completed by March 2007 and the swimming pool by end of 2007.

It is now apparent that the pool will not be completed until sometime in 2008 and from what I can see from the latest photos posted, the second row of detached detached houses have yet to get past the foundation stage. As our property was purchased to rent out and looks directly onto one end of this missing row we are concerned as to how much longer there will be building work directly outside our property and how that will affect the rental potential.

Has anyone bought one of these unbuilt detached houses or know when they are scheduled to be completed or share our comcerns about completing whilst still amongst building work.

When we visited in June this year we were told by the Taray office that the swimming pool would probably not be complete until August 2008.

We have just got back from 5 days over there. Unfortunately we did not take pictures behind the detached villas, but from memory it didn't look like they were very far on.

Its really strange, because they don't appear to finish one bit & move onto the next they seem to have seperate teams working in different areas of the site so lots of parts are not quite finished. We are not builders though & as some other people on this site have said they are more organised than some english builders.

We have purchased a quad on Calle Mandarino & it is finished on the Manzana 3 side, but the properties on the other side of the road are still being built & are not scheduled for completion until December 2007, however they have built the structures & were putting the roofs on & tiling yesterday - you will see from our pictures which we will hopefully post tomorrow what we mean

Fortunately we are not looking to rent our property out, but I think we would be hard pushed if we wanted to next year. Dust is obviously going to be a huge issue whilst they are building in close proximity.

We heard yesterday from Taray that our corner penthouse apartment in block 4 is ready for us to take possession from January 2007. We will be having a family holiday there in February half term and then hope to be able to rent it out to holidaymakers. Yippee - can't wait. Will anyone else be at the complex at half term (starts around 19th Feb)?

We have also had a letter from Taray yesterday saying our quad is ready for completion in January - the only worrying thing is the letter was sent to a Mr Flynn & Sue. What we want to know is - Who is Mr Flynn??? If you are out there please get in touch.

Joking apart we'll have to make sure the solicitor gets the right names on the deeds.

Hi to all,

We, Colin and Gill, have also received our letter from Taray and we have been told that we can take possession of our Penthouse (23, block 3) as from 30 December. The next hurdle is fitting it out. (Lets hope it is as easy as they say). We are hoping to get out in February and look forward to meeting up with you all.
