Had my apartment snagged on wednesday by Snagitmurcia, all the items are small and should be easy to rectify, I would still recommend getting someone in to do the snagging, ok the items are all small things but I still think I would have missed most of them.
Cement needs to be removed from the stair tiles.
Paint needs to be removed from the front door.
The gate at the top of the stairs does not close.
All the kitchen unit handles are stained.
The trim over the breakfast bar is missing
The stop cock for the water is not fitted properly. Unable to test plumbing as utilities are not connected.
Wardrobes - Glue needs to be removed from the architrave.
There is a pin sticking out of the architrave and a scratch on the right hand architrave on the outside of the door. On the inside of the bedroom door there is a pin sticking out of the right hand architrave.
Paint needs to be removed where the tiles meet the ceiling.
Ceiling - These needs re-painting as there are marks.
Stairs - Cement needs to be removed from the tiles.
Tiling - Cement needs to be removed from tiles and more grout added.

I do agree with the last post. I was in the apartment when the snagging was being done and saw only 4 things which I thought needed rectified. When the bloke (Neil Cocking) was done, he had a list of around 30 things!! He was a nice man (a UK builder for 28 years) and I found him easy to get on with. It cost me €250 - including all of the follow up visits and update reports. Well worth it I think. If anyone wants his details then pm me (he lives in a PW property himself at El Valle so knows the staff pretty well too).

We now also agree about the need to have professionals snag- unless you know what you are looking for its probably easy to miss things. We had planned to do it ourselves but when we thought about the investment we are making and the requirement for the return visit(s) to sign things off, it became a cost effective option.
I dare say that after reading reports on the threads people will feel they will know what to look out for but that return visit put it into perspective to us. Fortunately most snag problems sound cosmetic rather than structural/major fixture issues so thats good to see.

Has anyone used Parador for their snagging? We joined the members club and they are doing our snagging with us on Monday, so hoping we'll finally get something back for the money we paid them, just hope they pick up on all the small problems the snagging companies are spotting.
Also meant to be completing on Monday but from reading everyone elses experiences I doubt that will happen!! Has anyone actually completed on the day they were meant to???

The Parador Owner's Club rep was with us but I wouldn't say that he did the snagging! He did point out one or two things but really left it to my husband who is in the building/construction industry anyway and is quite good with things like that. Paul went round really thoroughly and spotted even some quite small things that I wouldn't have noticed but I'm not convinced that the Parador guy would have noticed them either. It would probably be worth reviewing all the posts about snagging problems already identified and taking a list with you to remind you what to look out for. A lot of the things are quite obvious like paint on tiles, glue on wardrobe doors, scratches on worktops, scratches on the front door etc but my husband even checked that all the doors closed properly, the door handles all worked and the windows opened properly.
Have to say I am still not convinced that the Parador Owner's Club fee was worth it - they did very little for us other than provide a taxi service to the snagging appointment and completion appointment. Could have got several taxis for £500.00! A more worthwhile investment would probably have been a snagging company.

Thanks Debbie, that's as I expected but was hoping I'd be wrong! I'll do as you suggest and note down all the points raised so far and then look for them ourselves. I agree a better investment would have been in a snagging company, Parador have done absolutely nothing for us.

When carryout the inspection for AJW my wife also took many photos to host on our web site www.polarisworldart.com they are now there to be viewed.

We've never had any problems viewing any other photographs on the site.

Hi all,
Have been reading of the latest developments with great interest.
Question........ Have those that have been out to complete so far gained access to thier property to be able to snag when the certificates of habitation have not been ready ? From the way I am reading things and feedback from someone I know who has been over, the early completers are getting as far as the show apartments block and that is it. If you are not in that block, you are not getting into your own particular block to be able to access your apartment for snagging. I am on Jardines 8 (was 7) and indications are that this is one of the last blocks to finish. I was asked to make a date in August like many others but the events of the last few weeks show that it is obvious that Polaris are struggling to make the logistics work.
I have no intention of completing without all relevant paperwork in place AND being part of the snagging process with my selected snagging representative. I have proposed alternative completion snagging dates to Polaris in September to give them a realistic chance of meeting thier obligations. Polaris slant on this is to suggest allocate POA which flies in the face of any common sense basic consumer behaviour - would you go and buy a new car but let someone you did not know take it face value, sign acceptance and then leave you to fight the cause for anything that was not quite right.
Emma, (Snagitmurcia)are those properties you have gained access to snag purely within the show apartments block ??
Don't get me wrong - pic's of development look great and instill me with a high level of confidence but I am a fussy so and so who is used to carrying out quality control inspections in own occupation and it just goes against the grain to leave such important decisions to strangers.

We are in jardines 8 and due to complete Aug 1st and have a snagging appointment for july 29th. We are using Emma at Snaggitmurcia like a lot of other people. the cost is reasonable and I'm sure they have more idea what to look for, I'd just think it was all lovely......
We have given POA to complete rather than book flights and then have to change, and also work commitments mean we can't go over in August.
We are going to Spain 9th July and will stay a week in Murcia to collect bank books etc and look for furniture.
Can't wait it's getting close now.

We are Jardines 8 and Polaris did give us a date to snag our own property- which was our initial intention. It was also on the day we are due to complete -logistically not good. But as we cannot make a return journey to sign off anything from the snagging list we have put the snagging with a professional company.
I see what Billbo is saying but given that we had a date Polaris must be expecting to allow people into their own apartments to do the snagging despite the license situation.
I also agree that from what seems to be happening at the moment it looks less likely that we will complete on our agreed date- but we live in hope. I'm more confident about the POA situation now that we have seen some of the snags published on the threads but again I agree that for a purchaser it probably is not ideal.

I myself intend to use one of the snagging companies that I have been made aware of since viewing this and other forums. It's not that I don't have confidence in the snagging company capabilities, I just want to be in attendance to have the comfort factor that I agree with what we submit to Polaris as the snag list. There is real value in having this professional snag done to have the list presented with the Spanish translation to avoid any misinterpretation and also for the follow-up service for which most of us will not be available to attend. The POA thing does not really inspire me with confidence though - I am through a solicitor recommended by Parador and I sometimes wonder just whose interests are best being looked after by reflecting on the wording of some of the correspondence during the purchase stages. I would sympathise with those that were persauded to take the Parador owners club service at 750 euros - I always thought that was one 'mighty taxi fare' and could not see any real value in it. Events have shown this to be the case and in fact, this forum (by far the best forum for anyone with an interest in Condado)has been an invaluable discovery as a source of information and updates which easily surpasses anything Parador have provided thier clients as far as I can gather.
Parador pre-sales treatment - first class. After-sales........Mmm. (How much was that healthy % commission again ?!)
Given the comments from an earlier poster regarding August holidays for the Spanish, it would be really optimstic for us to believe that the back-log of those meant to complete in June and onwards will be cleared in time to free up time/resource for the hundreds of us in August.
So come on Polaris, we know you are eager to get the final installments in, but match up the schedule to the resource available so we are able to complete in a professional manner and you are not wasting our time (and money) and yours.
Looking forward to completing (when things are complete).

We have snagged 18 properties so far on Jardines. The apartments have been in jardin 13,12,11 and 4. Next week I have appointments for jardin 9 nd 10 in addition to the jardines already mentioned.

The August thing had occurred to us too- so here we are awaiting completion and not sure it will happen on time. Despite all we look forward to that first glass of wine on the terrace. Just need CAM to call now!

Looking at Neil's picture's garden 13 has a nice stone retaining wall around the swimming the pool, is this in any other gardens does anyone know? as it makes the pool area look much better in my opinion.
