Hi Dan

Just remembered we are in China for a month end of Oct to end of Nov and haven’t started to sort out Mortgage although we have been trying to get info on builders mortgage from cajamurcia without much success. Just started to look at bank accounts but I wont panic (Don’t tell them your name Pike).

Calm down people!  I know you will probably be thinking that's rich coming from her that was having a nervous breakdown only a few months ago!  But as Carol has said in an earlier posting, everything seems to fall into place eventually - although not without a lot of hassling, chasing, phone calls and sleepless nights!  

Once you get over the initial shock of being asked to complete much earlier than you expected, you have the fun of dealing with the Banks etc. 

And there really is no need to panic because you'll probably find that the Habitation Certificates won't be ready anyway and your completion dates will have to be postponed!

Seriously though, if we can offer any help or advice, please shout out - we have been there, we know how stressful it is and we've all come through it the other end - a few grey hairs have appeared in the process and a few bottles of wine have been consumed, but we got there!

Good luck to all in Naranjos and those still to complete in Jardines.

Hi Dan,

No, the utility connection fees are extra - approx. 400 euros.  Not quite sure what the management fees are but we had them for both of our apartments.  I assumed it was the fees for managing the mortgage account etc.

You also need to add on property/contents insurance - PW will send you details of the Zurich policy which is about 225 euros (for two bedroomed apartment plus 12,000 euros worth of contents).  Can't think of anything else but as you will have read on other threads, the Banks just seem to dip into your account and take the odd 15 to 20 euros from time to time!

The problem is they are eyespying on this forum and know what a 'Caring Sharing' community we are and claim to be so thought 'Hey ' I know they wont mind ... When in Spain there aint no Manyana where the Banks are concerned, why leave in the account till tomorrow what you can easily take today !!! What a motto ha ha .......Yes this Angel has finally lost the plot

Hi All - When you took your mortgages out did you open an account with the same bank or a different one? - It does seem strange, us now being in the same position as all you Jardiners were not so long ago. Think maybe you pioneers should keep an eye on the town centers and make sure the pubs are ready for when we come out. lol - Thinking about it, maybe while he's on holiday, we could get Shampers apartment swapped for a room in a pub, that would save him a lot of hassle.

Hi everybody 

This forum has been a great source of information over the last few months - Well done!    

We are in Jardin 4 Los Naranjos and have not even been contacted about our second stage payment yet.

We were told it would be early Jan for completion.  Can't believe some of you may be completing already.  Did some of you reserve the apartment last year?  We only paid the deposit in Feb.

We are in Kildare, Ireland and have had no communication yet.

Congrats to all who have completed in Jardines.

Hi Martyn and June,

Yes we had to open an account with the same banks as we applied to for the mortgages.   

It does seem strange now hearing of the completions on Naranjos - especially the way it has come round so quickly and just as with the Jardines, it has caught everyone by surprise!   

Can't wait to get out there again in August and see how the resort is developing and meet some of our neighbours!

Good luck to everyone - there may be a few stressful times ahead, but it's all worth it!

We're in Naranjos garden 4 and haven't heard from Polaris regarding a completion date yet.

We're also still waiting for the bank guarantee from our first payment. We've put a hold on our 2nd stage payment until they provide the outstanding guarantee and are now wondering what will happen if we are really going to complete in October.

Does anyone know if the habitation certificate overrides the need for bank guarantees with each stage payment? Instinct tells us to keep asking for the guarantee and make them wait for funds but any views would be gratefully received.

They asked for my second stage payment early July but I was completing on the 15th, I hadn't had my Bank Gaurantee for 1st stage payment by then and my solicitor said not to worry as when we completed at the notary the bank and notary cover it all in the meeting and all oustanding debt on the build from Polaris is wiped by the notary, so when you sign your papers everyone signs, you , the bank, your solicitor and PW....It all gets cleared on completion.

Hi Carol,

That is really helpful. I'm guessing that Polaris are swamped with requests of one kind or another at the moment and their only real focus is going to be on the completion part so they can get their money in. We can understand that and as long as we get everything completed as it should be we're happy.

Just a waiting game now...we haven't had the much anicipated call yet!

I think the way the guarantee works is that polaris must lodge your money into a bank,they then get the bank guarantee and then they can borrow the same money back off the bank.sure why would they bother lodging in the money and then borrow it back. They have us by the short and curlies. If they go burst between now and october we have nothing.

hi all again I see from other threads and on the naranjos forum that both the Foro and al Agora hat been replaced with a single town centre between both Naranjos and the Jardines. Whats bugging me is what are PW going to put into the areas where the original town centres were intended. Or is the new town centre just a tempory measure until they can get 2 seperate centres up and running.

Hi skinny we are in naranjos garden 7 I think , the one just above where the original town centre was to be. After reading about martin and june getting notification for end of september Im just getting a little bit apprehensive now Sure it will work out okay though.

hi all we just got the call this morning from polaris to say they are ready for the end of September- early October. Wasnt really expecting it but i spose it had to come sumtime. They wanted earlier than I am ready for so I asked would they leave it until the end ne October or early November and I yar surprised when polaris had on problem with that.
