HI

My 30 working day period is now up for polaris to snagg and wanting to furnish but they still have not snagged property anyone know what their responsabilities are as i am looking to get furniture in poss end of next week. Any one else have a problem with this or is it just us!!!

It's 30 WORKING days that they have - so I don't know if you've taken that into account?   You can try contacting them direct to ask for an update. 

We snagged on 18th July, completed the next day and then went into the apartment that afternoon.  Found a couple of workers there and they looked to be about half way through the list already (snags were fairly standard - bit of paint here and there, couple of cracked tiles, grout missing etc).. I've not yet heard to say that the work is 100% complete, but I suspect that the delay is probably becuase one of the PW snagging team go back to do their own inspection beofre they confirm to you.. 

I'd tell them you are there next week to furnish so they need to finish..  worst case scenario is that you can sign the for them to complete the work whilst theres furnishing in there - I guess that would depend on what work they've got to do and what you're planning to put in there..

Hi Stuart & Pam,

We have been advised not to put anything into your apartment until all the snagging has been completed.  The reason being is they will not take responsibility for damaged or stolen goods.  We were also advised that if there is furniture in your apartment someone has to be there while snagging is completed, maybe a waste of your time.  Just a word of warning!

With regard to snagging and the second inspection, I have today received the following e-mail from Polaris World:-

I'm very sorry to inform you that we no longer do second visits. What is happening now is that when you know that your works are finished, you can do the checking yourself whenever is more convenient for you. After you've done it, let us know that everything is fine and come to the office to collect your instructions bag for the appliances in the property.
 
I hope this is not much inconvenience for you.
 
They seem to have changed their system within the last couple of weeks as it was only in July that I received e-mails from them asking me to arrange a second inspection and telling me that I only had three months from the date of the first snagging visit.  The new system is much more satisfactory for most people as you can go back and inspect in your own time to make sure you are happy with everything.

We snagged our apartment on 24th June and despite numerous calls and emails PW have not  been able to confirm that the snagging repairs have been completed. We are going over to stay in our apartment on monday, so we told Polaris World it was being furnished on tuesday and wednesday this week whether or not the repairs were done which they accepted. At least we will be able to chase P W up easier whilst in situ.

Well if they are not doing 2nd visits what do our snagging companys do now, I paid them to do upto 3 visits to make sure works had been carried out....... jeeez yet another cost cutting exercise by PW ......... sorry folks I am tooo tired

It means that they don't accompany you to your apartment.
You (or your rep) inspect your apartment to ensure the work has been carried out and let them know if all is ok.

Just had a thought - does it mean they no longer carry out the final clean before the second inspection?  If not, then I imagine our apartments will be filthy since we were last there at the beginning of June!   Will e-mail them to check this point.

Hi guys

Regarding the snagging on Jardines. Polaris now do not accompany you on any 2nd or 3rd inspection trips. We now conduct these trips without a Polaris rep. This is in someways better as it means we can schedule these when it is convenient and not have to work around another persons timetable. This would obviously also apply to any of you conducting the snagging by yourself.

Regarding the time taken to complete the snagging. Each garden has its own building supervisor and some seem to be much more effiicient than others. We have snagged some properties and had all works completed within 3 weeks, whilst others, which were snagged at the end of May, have still not been completed. We have also found that on checking at the 2nd visit we are finding more snags that had been caused whilst they were remedying the originals. I would therefore say that it is imperative to check the snagging works.

What happens if Polaris do not complete the snagging within 30 days (albeit they say the 30 days do not include weekends and holidays)?

Technically I think, they will be in breach of contract, but this will not bother them that much, as the contract is only for us to obey. In most cases I think they are doing the work within a reasonable time. I would imagine that if they failed to carry out the work that had been identified on the snagging list within a reasonable time you would be able to have the work done and charge them for it. But if that becomes the case I would make sure of this before having the work done, as you may spend more getting them to pay up than the cost its self.

Hi Linda,

I agree with PGM.  What we also found on site was that PW will only complete any items of work listed on the snagging list within the 30 day period - sounds obvious really - but if you then find further problems once you start using the apartment you have to log them with Customer Services.  They told us there is a period of a year from completion that you can get any defects sorted out.  In fairness they were very quick to react to our requests a couple of weeks back, especially when the water was turned on and it came out of one of the electrical sockets!
