including time limits and what action to take should they default on their contract.

Hi Alison,

Most of the snaggings listed so far have been very minor. I.E. paint on floor tiles, scratch on door etc.

Only one person so far to my knowledge has reported any major items.

Are you snagging yourselves?

We used Trevor and Emma from snaggitmurcia to do ours.

Hi Alison

Further to stonephil's reply below. We are finding that properties in each garden are having different issues. Each jardin has a different building supervisor and this is shown in the quality of the finish. There are common problems which are seen in most properties which are all mostly minor. The major works that we have found are baths with scratches or holes that need to be replaced, worktops that are damaged and need to be replaced, and hobs that are not fitted properly and move when touched. All the other issues are chipped tiles, badly painted walls and ceiling, scratched wardrobe doors, badly hung doors, locks that do not work etc etc.

Most of the properties we have snagged on Jardines so far have not had utilities connected and at this time we cannot comment on the installation of the electrical items or plumbing.

Once the utilities are connected, is this something that you would check out as part of the snagging process, or would we report any problems directly to Polaris World?

Hi Simon

If the utilities are connected during the 2nd inspection then we would obviously test these for you and report any issues. If they are not connected during the 2nd visit then this would obvioulsy be something the client would need to do. Some clients have actually asked us to delay the 2nd visit until the utilities are connected to ensure these are checked, whilst others are keen to get furniture into their property and are therefore happy to deal with this themselves.

Hi Alison,

I guess not if you know what to look for and can be over there for the appointments. We used Emma and Trevor so that we didn't need to go out for completion and snagging, which was a good job as it was delayed anyway.

Also its like everything else, if you use the professionals then you are likely to get a  better job. For us it just took a bit of the pressure off, also because they are on site so much they know the people and I am sure get a better response from PW.

How long after the snagging do Polaris have to complete defects and how soon after the snagging can we put furniture in.

Polaris have 30 days to complete the snagging work and they don't recommend any furniture to be installed before that, as they 'cannot guarantee against damage, though they make every effort to be careful'

Hi Tom & Jane

Bear in mind it is 30 working days, ie 6 weeks.  We stayed in our apartment during this period and were able to chase them up to get stuff done and make sure no damage was caused.  As it happens the guys they sent were really good.

However, if you are not going to be there I would suggest you leave the furnishing until after snagging is completed - with hindsight I would have done so!
