does anyone have any idea what the annual community charge is likely to be?
i asked my agent a while ago but they didn't know - I know it is still a while off but it would be nice to know how much it is likely to be

There will be initial 1yr contracts to begin with as part of the Urbinisation plan. Once a zona is complete, a 'Committee' will be formed within each Zona and they will be responsible for the management of that Zona. The 'Chair' of each Zona will then sit on the Urbanisation Committee and be responsible for decision making and Contract awards for local services, eg, alarms, groundworks, communial pool care. All these associated costs will go into a pot and divvied up per zona, and dependent on how many facilities need to be supported. Obviously a zona with more communial pools and green areas will probably (not definate) attract a higher charge, or more likely, the Urbanisation Committee will take the cost and simply divide by number of properties.
So in theory, we will all be setting the Communial charge by opting for the services which can cause issues if the objective is to buy cheap instead of the service guarantee.
Only speculation at this moment until they decide how to run it

Sounds feasable, where we own at Pinada golf there are 2 communities as San Jose built on 2 phases. There was aload of bitching about use of swimming pools at first but now, each community is separate and use only their own pools.
However it is law that a community has to be set up there is no way round it. And an administartor must also be hired.

I do have a resident'sa association where I work so have some knowledge of their function

Kevin Smaller zone sounds good to me. Perhaps you could have a
prime minister instead of a President or become a principality. Only
joking.
I can understand the hassle with communal pools and the thought had
already crossed my mind as to how a community would deal with
that. With rental properties I assume some guests could look at a
pool area that was fairly empty/quiet on a given day/week and think
they could just pop along to that one.

There can be problems to start with, as I know.
What everyone needs to know is that, when the communtiy has been formed and the rules made, it is the legal responsibility of all the owner to make sure whoever is in their property to abide by the rules.
If this is not done then the community can involve the police. The rules are there for Health & Saftey and repect to each other.
This is where the problem may arise, but not always.

Our community at Pinada golf 1 built by San Jose has 238 properties on it, a mix of villas, quads and appartments as at SADM. We pay at present 110 euros twice yearly for our Marbella. This covers such thinks as street cleaning and street lighting in the smaller roads and also pool maintenace.
I know from my neighbours that reside permanent that last year Kids holiday time was a nightmare. People that rent out their properties were struggling to get people and thus reduced their prices. The people that did rent them abused the pool area, leaving litter and you don't want to know what one kid left in the pool. At one stage the committee hired a security gaurd who left after 2 days.
My point is that those amongst us that intend to rent should ensure their tennants are prepared to follow the rules of the community to ensure life of permanent residents is not ruined during school holidays etc.

By what means do you envisage compelling owners either to join the
community or to abide by the rules you set ? The property purchase
contract is, of course, made with San Jose and contains no clauses
relating to communities, behaviour, activities or letting.

The residents committee will surely make the rules on behalf of all owners it should be up to the individual letter to ensure their guests are primed and know the rules perhaps we should produce a booklet saying what is acceptable behaviour

something about maddogs and englishmen !!!!!!!
it will be up to us to enforce the rules I for one will certainly let people overstepping the mark know they are not welcome in the community

Does Pinada Golf 1 actually have a golf course insitu with the
properties. Possibly the thing in its favour at the Jumilla
complex is that it is not on the coast and may not attract quite so
many people with children who would prefer beach holidays. It is
also preferable to keep the rent a little higher as you can achieve
some revenue over the course of a year with fewer rentals (possibly and
with a little luck). I remember many moons ago when I was in the
property business if a property stuck instead of reducing we increased
the price to take it into the next monetary bracket and you would be
really surprised as to how often this worked. There are golf
complexes around that have good reputations in regard to clientele
renting property, one being Alenda near Alicante, so I wonder how they
achieve it.
