We are completing on a penthouse block 9 in 2 weeks time. Was just wondering are there any pitfalls to watch out for before or during closing, notary,snagging etc etc.... Our lawyer will be accomanying us to the notary.

So basically any tips would be grateful to help everything go smoothly....not that everything goes smoothly anyway  Shocked

Its now a year since we completed but it is certainly an education.

Your solicitor  will have made an appointment at the Notary for you and hopefully it will be earlier in the day rather than later as you will have to wait in a "waiting room" and obvously the earlier your appointment the more chance you have of being taken on time.

What happened when we completed was - your solicitor will explain to you in English what is in the Deeds and when you meet with the Notary he/she will ask if your solicitor has explained it all to you.

Anyway, representatives of Polaris will be there along with a representative of their bank and if you are getting a mortgage then a representative of your bank will be there to hand over the cheque (it gets quite crowded!).  A bit of discussion goes on in Spanish and then your bank (if you are getting a mortgage) will hand over the cheque to the Polaris World banker and they will sign a discharge form.  The Polaris lot will then leave (bit more room then) and the Notary will give a brief synopsis of the Deed - a bit of signing then ensues and thats it done - keys will be passed to you.

Basically it is a bit more involved than buying a property here but not too traumatic.

If you have got a good lawyer who speaks good English then the notary signing is straight forward but be prepared to be therefor severall hours if it is busy. If you have an early appointment then you should be done quickly. Thing to consider, if you are also doing Spanish Wills and you will need to do so at some point, might be worth trying to get them signed all on the same day at the notary or you will have to return on another occasion.

The process is slightly more complicated if you are having a Spanish mortgage, we didn't so I can't comment on that.
