Hi , all

Just been browsing through the corvera forum and felt that i had to add my 10 pence worth!! I have bought a property on phase 2 on roda , we bought it 4 years ago and actually got it last june. We have a morgage on the property , so the credit crunch effects us as well. , This forum is brilliant for gaining info on off plan property where info is usually scarce for long periods.But on a down side my husband used to call it the doom and gloom site. Many a sleepless night  i have had after reading horror stories about, everything from terrible snagging to hotels not being built  People pulling out everywhere!! Most of this info inacurate, or just rumor.
                             I speak as i find, our apartment was 1 year late on completion (i was told,by my solicitor this would happen as it is par fror the course in spain). Our snagging went superbly ,everything was repaired  over a short period, still on going problem with a leak but they are in contact with us as it is an ongoing problem. At long last it looks as if the hotel is starting to be built in september.
         We are now well settled in our lovely apartment, and altough it has been a long worrying road ,it  has been well worth the wait.and every week things are improving.
 So hang on in there, (hard as it may seem) and im sure corvera will be fantastic.

Hi all, Thanks Celtic for the inf.and sound advice. I sometimes wonder what some people expect. Possibly forgetting they have purchased off plan in Spain! and expect everything to run like clockwork, I do not think so.

Thank yoy for your "experienced" input. It should hopefully put a lot of people's minds at rest over their future worries. As for myself Corvera is a long term retirement plan (at least 10 yrs away, I hope!) If in the meantime there is a delay and I have to rent someone else's apartment for holidays then so be-it. In fact a delay on completion until the golf course is finished and the pound has re-gained it's strength against the euro would be most welcome as I will need to fund a mortgage. However I do empathise with the "pure investors" amongst us as their concerns are from a different perspective to us future Corverans. Good or bad, optimistic or pessimistic, all comments give us a chance to reach our own balanced conclusions.
Long live the Forum!

      as a new  member watching the forum over the last few  months,all the negative comments are putting or scarring people away from this project surely it's time to encourage people,at the end of the day unless the rest of the phases are sold will there be a hotel etc

Thanks Guys. Sorry if a dose of reality has caused some grief and insomnia.  Some David Brent wisdom:

“If your gonna be late, then be late and not just 2 minutes – make it an hour and enjoy your breakfast”. Since Corvera is an off plan development, it is a forgone conclusion that things will be late. In fact, things should be late in keeping with the ethos of off-plan. Hopefully, Calidonia now delay the granting of further licences and delay things further to allow the credit crunch, exchange rate and housing market to improve.

 “Never do today that which will become someone else's responsibility tomorrow”. Best not to complain in case you upset anyone. In fact, this has been the only negative so far given the excellent time management (in our favour, see above), customer service (we have an excellent reference) and the prices of options (soooo convenient) that come with Rhoda.

 “When confronted by a difficult problem, you can solve it more easily by reducing it to the question, "How would the Lone Ranger handle this?" All our respective truly independent lawyers say “all OK Tonto”. Since Corvera is such a unique and amazing development nothing can and will go wrong. Keep the faith.

 And finally; “If you can keep your head when all around you have lost theirs, then you probably haven't understood the seriousness of the situation.”

Anybody can win --unless there happens to be a second entry. Sorry Celtic - a heavy post, but just trying to redress the balance. Maybe I went a bit too far. Please don't consider self-harm - unless you have life insurance covering it :) Reminds me of good blonde joke (apologies in advance to the beautiful blonde ladies on the Forum):

A blonde hurries into the emergency room late one night with the tip of her index finger shot off.

"How did this happen?" the emergency room doctor asked her.

"Well I was trying to commit suicide" the blonde replied.

"What?" sputtered the doctor. "You tried to commit suicide by shooting your finger off???"

"No silly!" the blonde said. "First I put the gun to my chest, and I thought: I just paid $6,000.00 for these breast implants, I'm not shooting myself in the chest.

"So then?" asked the doctor.

"Then I put the gun in my mouth, and I thought: I just paid $3000.00 to get my teeth straightened, I'm not shooting myself in the mouth."

to be honest , i used to watch this forum every day but it has begun to get me down due to all the negativity & currently just stay away from it

Surely , as investors , we are all made aware that there are risks to everything & Corvera will be built & to the standard we all expect. the credit crunch affects everything and nobody would be winning now if they had their money in a savings plan , shares (like myself as I am a Bank Manager) or property. We just have to ride out the current climate and Corvera is as good a place as any to have money invested - it really doesn't help for anyone to get on this forum and scaremonger when there has been no sign that anything is particularly going wrong , just taking the manana route.

I am not in it for the short term and mean to keep my investment but if I was I would certainly have not gone off plan & expected everything to run like clockwork - it simply doesn't happen that way and I have never seen anywhere in Spain to suggest it ever would 

let's stay positive - i think we have bought into a great development and we need to be patient and wait for it all to come together

I must echo dedgley's comments. 

The credit crunch is hurting everyone not just the corverians. It's just unfortunate that it happened to coincide with our purchase.  However, the indications are the worst of the credit crunch might be over*  though we, the consumers, will not see the benefit for a while yet.
 
As for the exchange rate, it can work both ways (that is if you want to sell your property- more pound to euro). 

Anita and et al please keep posting your positive vibes to keep the rest of us sane .

I am optimistic that when the complex is completed it will be a top golfing resort - though I am under no illusion that will be painless. We are bound to have some setbacks/delays along the way.

BTW, I'm off to Roda on 25th July for a family holiday. I shall be paying a visit to Corvera - if you have any concerns/queries I'm more than happy to ask them.

* - that does not mean properties/shares are about to recover, so please do not start putting your life savings into the stock market

Thanks to everyone who has made the last few positive posts - I thought I was alone!!

mmepani, glad to know someone will be visiting soon.  Anything you are able to post when you return from your visit would be very much appreciated.   Latest photos etc and an update on the golf course would be of interest.  Esther said that work has commenced but as Calidonia have not yet updated their website with photos we have no evidence of how much work has been carried out.

More positive news!    The situation at Corvera ( economic and development ) very comfortable. De-Vere will be the hotel on the resort.

Went to the Corvera web site to see it and I saw the photos of O M Olazabal on site looks like the course is starting to take shape.

Hi gina, also just looked at new photos.  Looks like they have had quite a revamp of the website - did you notice all the properties had been removed !  (to anyone wanting to post something negative about this - please don't - I'm sure they will come back )

For all owners who haven't received notification of the building license, see the email received frm Esther at Corvera:

Dear Kenneth and Yvonne,
Thank you for contacting me. I hope you are fine.

We have already obtained the licence for your Magnolia Villa. We are organizing at the moment to send you and other house owners of your phase a letter with a copy of the document and to offer you as well a special promotion. In this letter you will also be informed who your Personal Contact person is here at Corvera Golf & Country Club.
The promotions that we have been sent to other house owners are meant for another group / phase of properties. You will receive similar communications and offers as well but further ahead. They have received it earlier as their progress is ahead.

I hope I have answered your questions, but should you have more doubts please feel free to contact me at anytime.

We are on Phase II and have purchased a Magnolia villa.  Looks like from the email the offers offered to the other owners (aircon ect) will also be offered to owners on this Phase.

confirms what I thought - we are a bit later on in that phase which I bet is not ready until later on in 2009 , certainly not May I think, but this doesn't bother me due to the poor Euro  rate . Th only issue I suppose is that we have been paying a release of 50,000 since February 2006 when we bought the thing. Still , this is off-plan and we are resigned to that! 

We have a Menta on phase 2 and also the MRI solicitor advises they are releasing a batch of updated building licences - we are due to run out
