Greetings fellow Alcantarans’ - we are so glad we found this web site - we signed up with Parador in Dec 2005 and have heard little from them since, even though we paid for the after sales service. We were a bit worried about the progress of the development and what was going on - most of our concerns were allayed after reading your postings and looking at your uploaded photographs, so we would like to say thanks to you all. Someone could perhaps help us further our plot is 57 we believe this may be Calle Pedro Cano - but what number?

Thanx - David & Joan

Welcome David & Joan,

We found this site ourselves only last week, And it gave us quite a buzz to see some of the photographs of how the site as grown since we last saw it in september 06.We are No 95 other side of the road from the pool.

We like yourselves purchased with parador in september 05, Our house was completed in December 06 and we are still waiting to sign for it despite numerous phonecalls and emails to parador, who tell us the delays are down to local elections, but it puzzles me how come other people have completed and signed.

Hope to Meet you soon

David & Doreen

David & Joan,

Plot no 57 has house number 12 Calle Pedro Cano. We're next door. We moved in end October 2006. Your house was ready at the same time. We're not sure why so many purchasers have not moved in yet as most of the houses in the development has been complete and habitable for some time. I sense there are significant problems with the Agents, Parador in particular (we didn't use an agent - we bought direct from Taray). If you look back thro' the photos that I've posted since November - you will see your house to the left of ours. Don't be put off by the habitation certificate nonsense being discussed on the website - its not necessary for completion - many of the houses are now occupied without it.

Don & Martha - thanks for the information so No. 12 it is then, we would never have worked that out from 57! We had a look at your photos and found them most useful - the latest one of the “flyover” was a surprise it doesn’t look as imposing as previous uploads maybe it was just the angle or proximity before.

When we do finally complete we intend to permanently reside in Balsicas, How do you find the village it doesn’t seem to get mentioned much, if at all!

Regards your neighbours!

David & Doreen, the only photos we had seen were a couple taken from afar of the whole development in its very early stages, then a couple purely of our property and that only after repeated phone calls e-mails and various threats, bordering on chargeable offences, Parador have now created a section called development photos on their owners club web site but as yet there is absolutely nothing on it, I wont hold my breath! So after a worrying time this web site is like a breath of fresh air - look forward to meeting you all when we do finally get out there on completion or before for a short visit to see how things are going.

Thanks!

Don & Martha

Thanks for the latest photo of the flyover - it's caused quite a stir hasn't it!  You're right it doesn't look as bad as we thought at first.

Is the space in front going to be the playing field? It looks as though they are starting to do something to it . Hopefully Jim is coming out next week to have a look at the site if we can prise a key out of Parador.

Did you complete without the habitation licence? We've now heard from Taray that it will probably be the end of June before it's through (7 months after the house was completed)!!!!!!

Chris & Jim, David & Joan,

The space in front has been levelled in preparation for something - the word on the streets of Torre Alcantara is that it will be a playing field/play park of some kind. But hey - it's Spain - anything could happen!!

We understand that the Habitation Certificate is granted to Taray for the whole development, therefore anyone who has already taken title to their home has done so without it. Our lawyer accompanied us to the transfer of title meeting with the notary and she advised that this is normal practice in Spain and the legal risks were minimal and unlikely to be exercised by Spanish authorities anyway. Our fingers remain firmly crossed. If you look to the right hand column on this page about half way down there is an article on the 'license of first occupation' or 'habitation certificate' should you wish to understand the detail. This would make for alarming reading - but we were comforted by our lawyers assurances.

The practical downside to not having it is that the local authority have not taken responsibility for the developments infrastructure yet - cleaning roads, street lighting, emptying bins etc. We also cannot contract with electricty and water suppliers - altho' this is not such a bad thing as are not paying for the builder's supply that we use at the moment.

We've just returned from our latest holiday there and the site is becoming a more pleasant place to live. Most of the houses are complete, the remainder very near to completion. The pool area is complete apart from the landscaping. Landscaping of the common areas will probably be the last thing to be done.

Many more of the houses are occupied - mostly with non-spanish. Lots of Scots (a good thing, surely!) and lots of dogs for some reason. There seems to be a nice community feel developing - everyone seems real friendly.

Parking is going to be an issue once all have moved in - there is not enough space directly in front of the houses for all the cars that want to park there and residents are (obviously) unwilling  to park on their terrace space. Some will eventually have to park on the side streets. Another downside is that the terraced houses will be quite noisy - noise travels easily along the terrace from one house to the next - tiled floors!! We'll just have to get used to furtniture being dragged over floors, the sound of heels on floors, loud tellys and music etc.

The finish on the houses seems to be first class. Taray have completed our final snagging issues since our last visit - including tuning in our telly . Taray have come in for some criticism on this forum, but I think they've been superb. A big thanks to them from the Millards!!

We've now met with some of the locals in the village and they've been really nice - delighted if you speak spanish with them! We haven't got much of a feel for the village because we haven't been there too often yet! However, it needs to develop - it needs better cafes and bars (with street tables etc.) - the current cafe bars are largely for the men of the village and are quite dark and smoky. It also needs a night-time restaurant - there are three in the industrial estate over the motorway, but you can't really walk to these. Also a better bus service would be nice - e.g. to Los Alcazares, Dos Mares shopping mall etc. The crime rate seems to be low and the police drive thro' the devleopment regularly. Town planning doesn't seem to be a practiced art in Spain so the village will never be 'pretty'. Maybe some of the permanent residents might want to comment on these things.

That's enough for now! Hope this helps paint a better picture for you!

Hasta luego!

Don

Hi

Thanks for your very thorough reply Don. It has put our minds at ease somewhat over the habitation licence although I don't think that it will make completion any quicker as Parador seem reluctatnt to complete without it. At this rate we will be without anywhere to stay come August when we have booked flights for 2 weeks. We can only wait and see.

Jim is hoping to come over to the development next Friday 11th May for a quick look around and to put our minds at rest over whats happening. He is staying in Benidorm with some mates but is hiring a car and driving down for the day so if any of you are around have a look out for a bloke wandering around, probably looking a bit lost. I'm sure. I'm sure he'll welcome a cuppa if anybody is offering.

Adios

Chris

Don & Martha,

Thanks for taking the time to let us know how things are, and are developing in Torre Alcantara. As far as shopping goes we believe you can travel by train to Cartagena or Murcia from Balsicas and no doubt once the community develops someone will organise a regular “mini-bus” service to any preferred shopping centres on a regular basis. From what we can gather the purpose of the “flyover”, is to facilitate the upgrading of the current sedate rural service to a high speed inter-city link! So you can get a train direct to Madrid/Barcelona - not sure if this is all good due to the proximity of the line to Torre Alcantara - we were assured on our inspection trip to the development that a high wall was going to be built between the development and the railway line they didn’t mention the “fly-over” , perhaps they didn’t know about it then. Taray seem to have built up quite a reputation over the last 20 years in Murcia as a high quality builder, glad we picked the right place despite the other hic-cups , which seem to pale after reading what is going on at some of the other developments i.e. San Cayetano have discovered that their communal swimming pool is actually going to be a municipal pool and they will have to pay for the pleasure of using it ( I believe they will be able to buy a weekly pass for 10Î ).

I look forward to frequenting those quite dark and smoky bars in Balsicas while Joan shops till she drops in Dos Mares or elsewhere! Yeah then I woke up.

Regards Neighbour,

De nada!

Martha & I have used the train to Murcia a couple of times - primarily to show our parents (who don't drive) how to get about. The train station in Murcia is a brisk 20 minute walk from the centre and thro' a 'not so nice' area. Those intending to use it should be wary that there are no trains during siesta hours, when most of the shops close and the city gets quiet. The perfect excuse to stay and have a relaxing 'menu del dia'.

The station in Cartagena is in a better situation for those on foot and additionally the open-top tourist bus has it as a 'stop'. There's also a short local line between Cartagena and Los Nietos on the Mar Menor, which passes thro' La Union. We haven't tried it yet but for those without car, it will provide a public transport route to a beach.

We've also done the early morning trip direct from Balsicas to Madrid - but that story's posted elsewhere on this forum. Its a worthwhile trip!!

We'd heard that the flyover wouldn't herald additional traffic on the line but is required to satisfy regional policy changes in relation to health & safety at railway crossings.
