Hi Neighbours.
While we were out earlier this month, I was looking for the Taray rep Helder to come and sort out a problem I had with my snag list, he was round the corner in Pedro Cano being chased by several neighbours who wanted answers to snag questions.
One chap mentioned that the security phone we all have wasn’t working in their street. I said what security phone? He said the intercom in all our houses is connected up to our gates and that when someone calls you can let them in by pressing the small keypad next to the phone and it unlocks the gates
Great I said didn’t know about that feature, he said its not so good, as none of them in there street had been wired up and he showed me the loose wires within the gates to the front of the house. When I went back to our property sure enough we are also not connected, worse still we had no wires at all
Anyone else come across this and if so what have Taray said they will do?

If you have a townhouse this will never work. We spotted it when we first took possesion of our house, there is no way the cables can run through the gate. The locking mechanism is on the wrong side for this to work. Think the semis will be ok.

That being the case isn’t it a Snag worth mentioning?
Why should the semis have this and ours don’t. We have the telephone entry, so this should work, its not our fault the way the gates are designed or they have fitted the intercom to the wrong side. if the intercom has been fitted to the wrong side its a "fault" and therefor a "Snag"
I noticed if you pick your phone up you can here peoples conversations outside your properties, strange..

i agree with you. the security feature of the intercom and locking gates is one of the features mentioned in the sales brochure. Taray need to rectify this problem. It may be necessary to re-route wirning but it has to be done. will look out for it when we come to complete.

Thanks for the support. I would be interested if anyone else has noticed this and if so have they got Taray to fix or come up with a solution.
Another one you want to keep your eye on and mention it when doing your Snag list is the kitchen units. The one fitted with the hydraulic Mechanism. Ours broke within a couple of weeks. When we got Helder round at 1st he said I had opened or shut it with too much force and the cost to replace was 60 euros. I argued that it had simply broken, but he wasnt having it. It wasn’t until I took the damaged unit down that I realised in fact it was the hydraulic system that had failed. I got Helder back the next day, he admitted that it was a POOR system / design and they / Taray would infact replace it free of charge.

Hi guys
this snag list thing well we completed our notary in April we were at the notary we were told that the following Mon we would be visited by somebody from Taray who would be there to sort out any snag's . We did not hear from them they did not call us and they did not respond to messages left by answer machine. Since then I have sent numerous emails to Taray customer service and to my solicitor but haven't heard from any of them ( aldeaadvisors if anyone has used them and has any feedback let me know?)
We don't know what to do about the snag list as we can't get hold of Taray we are in block 7 number 9. Snag list being ... problem with one of the locks, hot water tank not working it doesn't give enough for more than one bath, a few cracks in some of the tiles, knobs are on the wrong way on the cooker , I think thats it not really major stuff but we would like the hot water sorted out so if anyone knows how we can get hold of Taray please let me know, it feels like they've got your money and now they don't care! Haven't seen head nor tail of them!

Did you go through an agent? If you did, get onto them and get them to sort the Snag List out with Taray. Taray e-mail is, comercial@taray.es and put it for the attention of Helder or Teresa. And mark it URGENT, I would also cc a copy of the mail to Aldea.
The only problem you have with your Snag List is, you have to be there with Taray when you do the list, Taray will only accept a Snag List on their official paperwork. We did our Snags with Parador and we handed it over at the Notary, but when we turned up at the property 2 days later to meet the Taray official who is Helder, I asked him were our list was and his reply was they / Taray didn’t recognise it because it wasn’t on their paperwork, so we did a new list with him and to be fair he spotted some snags we hadn’t the previous time with Parador. Plus as you go around the property he marks the snags with tape so the workman know which is a snag and which isn’t.
Your agent won’t do your snag list in case it comes back to them if they miss anything. I have seen a couple of threads were people have said their agent did the snag list, I don’t know of any agent who would take this responsibility on. A friend of mine has property in Spain and it was he who told me about this about the agents. Legally you’re responsible for the Snag List. So unfortunately you may have to go back out to the property, if your not already living there. But again get this organised through your agent!!
As for Aldea, they aren’t up to much, but when you mail them, mail them to there open e-mail address, don’t send it to a personnel one as the solicitors seem to come and go and it might never get opened. aldea@aldeasolicitors.com the subject put you name in and again URGENT.
Tell them if you don’t get any satisfaction you will take legal advise elsewhere against them, as you feel totally let down.

Hi thanks very much for your reply its very much appreciated and I'm going to use your advice straight away its a real nightmare and your right Parador aren't up to much and all the want is your money and especially when its offplan sales as they make much more money on the offplan ones I've learnt that now ... the toerags!
