I've just found this site + I'm hoping that a few of us can pull together + get some satisfactory answers regarding the development. If you've answered them already feel free to tell me + I can stop my ramblings immediately.

I'm interested to know if anyone like myself was told (or better still has it in writing) that the whole development would be released together (in contradiction to what's actually happening) and/or that there would be a connecting road to the toll road?

I visited the development at the end of July + it is starting to look good with amazing views + appears to be built to a quality specification. So that's the good news, but for me I have 2 burning issues:

1. The key to this development being successful, to the benefit of all of us (whether it' used for ourselves, to sell on or to rent out), is good access roads. Without it we will all struggle. Even those who plan to live there will struggle to sell on in xx years if it isn't addressed. Those who plan to rent out will struggle to get people to the development with the woeful + inadequate access roads that's in place today.

2. I was told this development would be ready in one phase. This clearly isn't the case given the pressure to complete now. Personally I couldn't see this passing H&S regulations in the UK as there's still unrestricted access to all areas of the development, with cables lying all over the place as an example. I wouldn't feel comfortable with using the develppment now with young inquisitive children being allowed to venture around, would you?

Your views would be appreciated.

Welcome to the site. If you look at some of the past threads you will see that the road issue has been raised before, but no one has full details or appears to have anything in writing.  At the moment only speculation.  As my Lawyer said to me a selling agent will offer you the world to make a sale but what you get at the end of the day may be a different matter.( I was also told at the time of original viewing that a road would be built.)   I agree yes a decent road is required but unfortunatly where does the developers responsability finish as regards access roads and where does the Local Council or roads department start.  I would imagine that all the approach roads up the hill to the development were the result of other developments in this area and carried out by the local developer at the time, with little or no thought given to future developments.  If I was living in one of the houses just before our development I would be pretty peeved with all the heavy trucks trundeling past my house especially with the road width being slightly narrow just at this location.  I feel with what looks like other developments due to take place further up the road then a bridge may happen but not for a few years yet, lets face it this development was started 3 years ago and no signe of a bridge yet.

As regards the cables around the site, lets hope not for much longer.  With regards to inquisitive children I can see your point.  During my stay in July I did observe open covers around the site which I think were the holding tanks for the fresh water supply which was being brought in my tanker every day and transfered into the tanks by hoses run across the site.  On more than one occassion the covers had been left fully open with a considerable drop into the water below. 

I will be be back out on site for a 12 day visit from 27th Aug so I will be interested to see if any change has taken place.  Having said that August is not a good month as all work stops and every one goes off on holiday in Spain.  I realise this does not answer your questions fully but at least if you get a response then it makes you fell that someone is listening.

When you visited back in July was it just for observation or for a stay?  We had a two week stay back in July and had a great time more than happy with the way things are going, especially the grounds.  I have heared stories of other developments which have been up and running longer than this one where the garden / landscape lay out is not a patch on this.

Hi sking100,

We were also informed that the development would be released in one go when everything was ready - but sadly do not have this in writing either. We were out there last week although we didn't stay on site. Everything is looking good on site and still people were in the office looking to buy. They were busy demolishing the old show flat whilst we were there and Anna said that it 'might' be a children's play area in the future. As we are in block 20 we are interested in what is going to happen to that bit of land.

We too are concerned about the road as with luck, we will be letting our apartment out some of the time. I think we will just have to wait and see what happens.

I agree with all the comments !   We were originally told in May 2004 that the development would be released as one phase (ie. we would all move in at the same time) and that there would be a connecting road from the toll road.   Unfortunately with hindsight we should have pushed for all of this in writing (but then Spain is different from UK I suppose !).  The good news is that we moved into our apartment at the end of July and we are really pleased with it even although we were the only people in the block!  We have even had renters staying in it for the last 10 days and despite the fact that the development is not fully complete they loved it.    It is off the beaten track and that's what attracted us to it - the views are worth the drive over the many sleeping policemen though!  Perhaps when the community is established we'll be able to influence what happens to the surrounding roads ?

The Macs,

You sound like the folks I met up by one of the pool during my visit late July? 2 adults + 2 young adults? block 20 did you say?

Is the other poster on this thread from block 13 i.e. directly below my apartment?

When I visited, my belief was that you were the only 2 inhabitants at that point in time, do you know if others moved in yet?

It's very worrying that none of us have anything in writing + I'm personally flabbergasted with myself for not seeking it from the outset, but hindsight is a wonderful thing.

You have prompted me to ask my lawyer if there's any confirmation of any of this!

Dare I ask if your selling Agent was Chris Potter from Exclusive Marbella?

I haven't completed as yet, still trying to organise funding as I never intended to complete when I invested 3.5yrs ago + subsequently invested elsewhere which makes this even more difficult.

Are you happy with your investment?

Have you completed + moved in yet?

Are you renting out of for sole use or are you trying to sell?

I've been through the lawyer + asked about one phase completion + toll road + there is nothing in writing, so it looks like it's the agents who have sold us all that story without any commitment from the developer. All in all that is is bad news short term + I hope none of you did as I did + intended to turn this round prior to completion as I had?

Let me know though as I'm always interested in views + even more so in answers to the quesitons above!
