I thought I would start this thread so fellow members could provide constructive feedback on the performance of Agents who sold them property on ACC.

How helpful have they been during this period pf stress?

What have they done to help you?

Would you recommend them to those of us who have withdrawn from ACC but are looking elsewhere?

Question 1   Not all helpful         Question 2     Nothing                Question 3     No I would not recommend them to anyone.

Question 1   Knack All....Missing in action, only interested when the thumb screws were used....ie threathing emails

Question 2   Returned an after sales purchase, then went to ground as expected...

Question 3    No I would not recommend them to anyone......not even my worst enemy!!

All of the above comments have been toned down by about 95% as there may be children reading!!!

Should we not name and shame??

P.s - ALL of the above (except aftersales) could quite easily apply to the solictors used and especially Huma!!!!!

I think the point you must remember is that the agents have been let down as well as us, they wouldn't have wished this on any of their clients as it does them or the industry no good at all.

Could they have been more helpful? Well how many times do people want to be told the same thing? They can only tell you what they know, which has been very little, even people buying on ACC who live in spain can't find anything out, so why would the agent know more? Yes they speak to the builder, but if he doesn't know any more from the council then what can he tell them? If the agent made something up you would rightly call blue murder.

I am through Parador, yes I feel let down, but how much was there fault? how many more times do i wish them to tell me nothing has changed? What I can say is that when concrete information has been known, I have always received a letter from Parador stating the new development in the process.

I haven't yet gone back after my money, but come very soon I think it will come to that point, and then I will find out how helpful they are/are not on that issue. Others can already advise on that.

Do your own homework, I was told ACC had all it urbanisation permits by Parador and the Builder, but for one reason or another that has turned out to be worthless, whos fault it is, Parador/Builder/Local Council/Regional Council I don't know.

I think the appropriate question at the moment is "Would I recommend buying a property in Southern Spain?" Now that one is easy to answer sadly....................

Thank-you for your reply. I work in the criminal justice system in the UK. I could teach the agents a lot about witness/victim care. Cases take a long time to go to Court sometimes.

We set ourselves regular electronic reminders to contact people to give them an update. Much the same as with ACC it is often that there is no change as yet as we are waiting for a process or suchlike to be resolved.

 BUT people appreciate the call, we are on first name terms and the feedback we get is that it makes  the whole process more bearable or easier to deal with.The people we have under our care feel exactly that...we care and we havent forgotten them.

 Would it have been too much trouble in this day of e-mail, sms, mobile phones for our agent to contact us once a month to say something. Anything ? An opinion ? An explanation of the process ? the current market ? advice on changing to MCC? the state of the economy or market? what other reps and agents are doing? Nothing like that at all.......

It dosent take much only 10 minutes.

Well we will be buying again but NOT with Ultra Villas of Cheletenham....

Well apart from the unacceptable poor service many have received from agents, solicitors, developers etc...  The sad and now disturbing fact is that the Property market in Southern Spain has serious issues and problems caused by poor service, corruption, high prices, irregularities in planning, so called illegal building , demolitions etc.. etc....

Just surf the net and read the Property write ups on the current situation. It really is not happy reading in fact all very negative.

And why ? when it could all have been so different !

As we know, there are a list of reasons why the market has declined and apparently nearly at a stand still.

I read somewhere that the construction industry is calling on the government for help ! Interesting one....

Also, we will see agents and developers  'go under - out of business'. This is a big worry if you are thinking of buying or have bought.

British buyers are now very apprehensive about purchasing in Southern Spain and so should be.

As one reporter wrote, '' You may not be buying what you think you are buying, so it becomes a gamble''

So how long will it take to put all of this right and see the market pick up and get back to the days when a sales rep made €1000's in an afternoon !!

Several years I think

Oh well, when / if ACC gets the go ahead there will be plenty of builders looking for work to get it completed in record time.

We are completing on a resale next week and the whole process has been totally stress free and easy.  Our solicitor, Angela Morales and our vendors, Michael and Catherine Burke, have been fantastic!!

We are not holding our breath waiting to get our deposit back!
