Hello all
Just completed a snag on one of the magnolias armed with my level, torch, screwdriver and avo (not required as no power), felt like a right boy scout. Its probably associated with the original title of this post as was able to smuggle my tape in too. I have just produced a scale plan view of this villa, so if anyone is interested, PM me and I will forward you a copy on as this will help with deciding on furniture size and position. Was not able to get plugs, TV points, phones, or window sizes in, but it might help some people. its free ... honest.

I agree snagging is all about using common sense, about being prepared by perhaps preparing a list of check items before you arrive, so that you don´t miss anything. Work logically room by room, starting for the ceiling downwards and remember to check behind doors and windows internally and externally
I disagree because you must have a spirit level because patio areas should not be level, they should have an slop, the fall, so that water drains off and the level allows you to check plus immediately be able to show the builders rep the problem and avoid any disagreements. On this resport the developer has lifted and re-laid terraces where the fall is not correct.
The spirit level is also good to check levels on radiator, basins amd most importantly patio doors as on Mondays inspection we have one door where both doors would not lock and it was because the door had been damaged and forced into the surround which meant that it was bowed in the centre
It is difficult to check a bathroom which has no lights without a torch
We certainly never claim that we can get defects repaired any quicker than the owners but it is normal that when you are notified via e-mail that all your work is done that it will not be, not just at Corvera, and the only time you find out is when you arrive so it is all about monitoring and reporting

I would just like to add that Roy checked our apartment himself without us being present. That saved us two adult and one child flight and accommodation. Well worth his fee in my opinion. Further to that, Roy has visited our apartment a number of times to check on snagging and the installation of our whitegoods package. Snagging still outstanding almost two months on. That is not Roy's fault but Calidonia's, in my opinion, snail pace. Roy has sent outstanding lists to the appropriate departments and I have e-mailed Calidonia to push them along. When I do visit, I know that all our snagging will be completed and checked. Our electrics etc will be safe and our furniture, hopefully, installed. All for a one-off payment to Roy. "simples" as the meekcat says.
PS - see, I can criticize Calidonia.

It is very good when on a fourm your can be totally anonymous on forums because you can anything you want without proof or any repercussions and many people like this run multiple accounts under different names
You can be anything from purely a wind up merchant to an estate agent or even a competitor and make pointless and useless comments that actually are not correct because yes I know what a latent defect is and if you would like the actual Spanish legal rules relating to this PM me your e-mail addrees and I will send you them
Definition a latent defect is a fault in the property that could not have been discovered by a reasonably thorough inspection before the sale. so if you miss a badly plastered wall or cracked ceiling try gettiing it done after completion because it certainly could have been discovered on a snagging inspection
By the way can you please give us all the benefit of your knpwledge and the rules in Spain regarding patent defects
I am afraid estate agents don´t like us very much because we tell the truth and can delay the sales process
The developers common get out when additional defects are found is a is a little thing called fair wear and tear so, Loverocket do you actually work in Spain and understand the law and have you been involved in any legal actions supporting clients, I don´t expect an response to these queries
The suggestion that we con people is quite honestly offensive and not true unless of course you have actual proof of that but agan you don´t and are just on another wind up

Interesting comparison, buying a car from a second hand car dealer without seeing it first. I can better that - I put down a 70K euro deposit a two bed two bath apartment that hadn't even been built .
Roy has built up his business from scratch and has too much to loose to carry out shoddy work for the sake of £250 - £300. I have been following development forums where Roy has posted and carried out snagging surveys for purchasers for quite a few years. La Tercia being the main one. I have been in contact with many purchasers who have used his services and have been extremely happy with the service he provides. Why would I think he would provide a lesser service for me, just because I am not there. I have the same reports he provides others. Now this thread is getting really boring. Can we please get back to Furniture Packs .

Anyone out there completing on a new property please spend your €250-350 on patio furniture or the like instead of paying someone for information which is total B*******
Now, I am sure this is a wind up. Please people do not do this, either do it yourself or if you are not qualified get someone else to do it (does not have to be Roy). But do not forego your snagging for sake of 350E.

I've noticed that Loverocket is not actually a member in the listings of the Corvera Forum.
Could it possibly be that Loverocket is actually the new name of our eyeonspain cheif-winder-upper Blueboys, nee Wangy ?
What is it that Loverocket is actually slang for ?? Ah! yes I remember, how apt.

I think in this case you are wrong Loverocket,
I have my differences with Roy maybe as a person , but can only state one should get a qualified Snagger to do the work
You are paying a lot for the Apartment / Villa so why not get a proffesional to finish off one of the last hurdles
As Steve and Jane , Anita have stated you get free advice before you sample plus 5/6 pre-after Visits which i think is very good
There you go we can agree on somethings sometimes

I would like to apologise to all forum members for this thread going off at a tangent as I was the person who questioned Roy initially but this was on his intervention on the Furniture issue.
Although he hasnt really answered my questions, I have never brought into question his ability as a snagger , because he has not undertaken work on mine or my families properties.

As no one has actually started the previously mentioned slag off Roy Howitt thread I thought I would just add to this one.
I have just returned from a Corvera - Snagging our phase 2 apartment and engaged the services of Roy - why when I have been involved in construction for over 31 years ? Well I have never done any of it in Spain and decided I required someone with local knowledge, a bit of expertise also someone known to the developer and as had seen his regular postings on both this and Roda's forum advertising the services he provides I thought why not him. From first contact he has been upfront with me on costs and the type of service he would provide,even some photo's of the apartment once he knew the location all prior to any payment, we then agreed a date for the inspection and he arranged this with Corvera.
The inspection took place on Tuesday around one and a half hours with all the defects that I , Roy and his wife noted ( 3 sets of eyes are better than one) being officially recorded by the Calidona representative in Spanish ( oh bugger I can't read Spanish) just as well Roy's wife could decifer the handwriting and translate it to English as thats the one that goes to the Notary.
I arrived back in the UK yesterday afternoon and this morning received 3 documents by email from Roy, a copy of the Calidona representatives hand written defect list ( in Spanish), Roy's typed up defect list and an expanded defect list including for suggested / advisory items noting things from possible security issues to the amount off lighting points in rooms, also confirmation that one item discussed had been omitted from Calidona's list and that he would take care of this as we apparently have 15 days to get Calidona to amend any items we disagree with.
We are meeting again on site in 4 weeks to assess the progress of the snagging works, when I am going over to complete, Roys brief after that is to take the snagging through to completion in my absence check the boiler, heating, water following the connection of the services - and get this - all for £280 well done Roy thats a great service, I just hope that many others will come too see your value is not only in assisting or carrying out the snagging but also in the follow up service you are providing to your clients.
Aside from the above I can also confirm the following observations while on site both Monday and Tuesday.
Roy carried out 3 other property inspections that I am aware off over these 2 days.
Lots of activity in the car park with people coming and going with Corvera Reps, Carmen who did my inspection had to dash off as she had people waiting on her for their snagging inspection( not with Roy) quite a few of the voices were not english
Had a chat with a Teleast installer outside the office who confirmed that they were doing a lot of installations on site although could not confirm numbers as more that one installation squad but pointed out the large sat dish opposite the offices that is cabled throughout the site - approx 20 euro approx 30- 40 channels
During a meeting at the Banco De Valencia I was told by the account manager processing my mortgage application that they currently have just over 200 applications for Corvera mortgages going through their system and that 2 of them were from Premiership players however she would not part with any names.
Golf course should not be opened, even if only to owners who have completed as the fairways are no where near ready ( only saw the one 3 ball during the 2 days on site )
Clubhouse coming along nicely
I will get around to uploading some photos taken over the next few days

With respect, i have never wanted to or tried to "slag" Roy off. I prefaced many of my posts by saying that i have never doubted his professionalism or ability as a snagger. My main criticism has been that i think he passes comments on subjects that he has no expertise on or real interest in and thus comes across as desperately trying to get his advertisement put out there rather than trying to add value. I am also a bit disappointed that he finds it incredibly difficult to be critical of a developer that is proving itself to be almost criminal in its negligence and attitude towards its customers.
anyway, moving on, good post BC with some great information. i am glad that you have mentioned that the Golf course should not be opened. Its such a shame that in their rush to try and make the resort "look" as good as possible that they are prepared to ruin the foundation of the whole project... its a well known fact if you open a course for use before it has matured properly then you are asking for problems in the future. The course is meant to be the jewel in the crown, why potentially ruin it for the sake of 6 months of play on a resort that isnt even completed,over winter, with no clubhouse and no pro-shop, it makes NO SENSE! I wonder if Jose as course designer was consulted on this?? Surely if this is going to be a championship PGA course it should be nurtured and allowed to mature so it becomes one and not sacrificed as part of a PR initiative!

I totally agree it shouldnt be rushed, however, they are probably trying to give the owners some good news to shut them up abit. I was over in Spain a few years ago when they tried to rush the 2nd 9 at Mosa, and most of the seed died and the course ended up being delayed by nearly 8 months.
If you are reading from Caladonia, if your most senior groundsman says its not ready, its not ready, dont rush it just to shut up some wingers. This will be one of the best courses in Spain, dont open it just for it to get slagged off as rubbish because its not ready.

Thank you Roy for your original comment on 13 November,was very amateurish of them to try and promote themselves as a satisfied client which is a lot different to promoting yourself as your postings,which IMO are perfectly ok.
If they are any good they should be recommended by client feedback , I have been looking to furnish a property and would certainly not use them now ....are'nt they expensive !!!

Most of these properties were finsihed more than 6 months ago, ideal for settlement cracking
Agaiin it demonstrates that Loverocket is a wind up merchant and now I think I actually know who he is because of the Villamartin comment
I will try to get this thread back on track I have just found a great new store in Parque Mediterrean in Cartagena called DYSL just on the left as you enter the development near Casa with great priced solid wood chairs tables and side boards and garden furniture
They speak perfect English, deliver and I understand they are aprt of a Danish company chain
Casa is great for dressing items vases and pots and then next to Decatholon there is a good general store for dressings
