Hi folks, im just about to make the best or worst decision of my life on buying in Spain. I have read all the forums ,seen all the sites ,taken notice of the dont buy do buy debates , infact i think i have looked a every thing to do with property in Spain , am i any wiser , no!! , if there is any one out there who can tell me the best thing about the Jumillia Development i would be very greatful. Has any one bought on phase one our more to the point has any one bought a Malva from Equity. Any info would help me out.

I know the kind of torment you are going through.........believe me......I do !
And so do many members of this forum, some of whom are "Old Hands" at the buying in Spain business....( no names ! ).
We purchased our property, an " Azucena ", ( I think this is the same style property as the Malva ??.......no doubt someone will correct me if I'm wrong ! ), through agents "Ambasun", who are are based around the Torrevieja area, and more importantly, are a part of the Amber group of companies, who are British !
The only advice I can give you is to " GO WITH YOUR GUT FEELING "..........which is what I did, after 3 years of research.
Everything you do in life is a risk................and this is another !

heya mate,
im kinda in the dark about the malva myself.i reserved one around 2 months ago and have'nt really heard much since.i have read some more posts on this site and have heard that there is no show house to view.
ive emailed smart investor services to see if they have any more info on it and am waiting out.if i get any info on it i'll let you know mate.

The Malva is exclusive to Smart Investors there are no show houses for this property.
Darren knows about this company but you will have to trawl the postings to look for it apparently they are part of the Mirror group so quite big
As for the best thing about Jumilla if you haven't been go before you part with your cash because nobody can make that decision for you
if after you have visited and you are absolutley sure go for it
you wont be alone there are many of us who have done the same and have already waited 2 years with nothing to show on the initial cash outlay (Some of us are now nearer to completion than others)
Personally I love the area

Hi Steve My husband and I (sounds very royal does'nt it) have lived just outside Jumilla for a number of years. We are also buying an Azucena on the SAdM site. Jumilla itself is a rural town with a population of circa 23,000. It has a fairly large South American contingent due to the fact that it is mainly an agricultural area. The coast or alicante airport is 50 minutes drive away. The time it takes is getting shorter and shorter as new roads are built bypassing many towns on the way. It is, to the best of my knowledge one of the first inland developments to be built and the first that will attract tourists to this area but it is imperative that the golf courses are built. The prices of the properties are extremely competitive. The climate is very different to the coast. There are 4 very distinct seasons. Jumilla is roughly 600 metres above sea level. The summers are hot but with very low humidity, making it very bearable and which also means you can play golf at most times during the day. It also should mean that your ball will travel further of the tee. Autumn is not dissimilar to summer with a few storms here and there and temperatures dropping during the night. Winter is cold, particularly at night with quite a few ground frosts and February is normally the coldest month. A dry cold. We have had snow for 3 years out of the past 6. During Winter and Spring we get some pretty strong winds. As ever the years vary but a normal (if there is such a thing) winter will last 3 months but we have had a couple of years where it has seemed like winter for 6 months. Spring is usually warm during the day but still cold at night.
The area is amazingly beautiful with fantastic views and all is very laid back.
Personally, I think the development, once it gets going and the golf courses are finished, will be very popular as it is completely different from the coast and will offer a totally different kind of Spanish holiday but with most of the amenities that are required. I do think however, that it is going to take quite a while for SJ to achieve their goals.

Forgot to say dont forget to look on the shared photos as it has some fairly recent photos of the development and the stage it is at present. Dont know where the Malva is going to be situated on site so I dont know if they have started the foundations for those properties as yet.

Steve here again , thanks for all the help on the Jumillia Development , all the comments have been a great help and i think i will go with my gut feeling and buy at Santa Ana , i hope we can all meet up on the first tee once it is all complete?? .My only concern is that not too many people know or have bought on the site that Equity own i dont want to be the only person on that phase. Any way thanks again for all the help i look forward to meeting some of you folks in a couple of years time.

GAL is right Smart Investors are part of the Trinity Mirror group and have reserved a large number of properties on the development, so you wont be alone in buying through them. I think that the plot is towards the top of the site as you look at the map.
Personally, if I knew about the Malva before I bought my Azucena then I would have gone for one, they look really nice and a bit more roomy than the Azucena's.
Good decision I think.

Thats a relief Rach , i had visions of me walking around a ghost town. I have just spoken to Equity and they have answerd all my concerns , all i need to do is take the next step and reserve a plot then arrange a visit. All the advice has been a great help and from my first concerns i feel a lot more confident in SAdm as an investment , wish it wasnt a two year wait to get there, never mind all good things come to those who wait i guess.

Hiya fella, received your email regarding the photo and have sent it over.
With regards Equity International (Smart Investors / Trinity Mirror), can only say good things about them. We've heard from quite a few 'Malva' homeowners over the last year regarding their proposed properties and supporting them. We Have also done our own homework on the company and if I could turn back time, I would have followed the same route you have taken, we like the look of the properties and we also would have preferred the backing of a larger 'Agent' which I do not like to associate their business with as it's far more professional than some we've encountered.
One of the major issues brought to us is the fact a Malva isn't on show in Jumilla. I can quite understand this on SJG behalf as they have designed these properties specially for E.I and if a showhouse was constructed, there's a likely chance visitors over to Jumilla would prefer this property over what their own agents are proposing, and therefore creating 'cross-selling' which is excellent for E.I and not for agents, who would I guess pull out of selling at Santa Ana.
As for the forum - welcome onboard, great bunch of people on here and looking forward to meeting all when we finally get out there.

I have posted a few times on this forum and I lke the positive responce from the majority of home buyers. I Have sent my deposit and contracts for a Malva this week.
Whatever the problems with SJ I know it is in there best interest to get things done. Because of this forum I realise things are so different in spain, and it's not just plans approved & get on with it. If they have to keep waiting for different permision at each stage thats the way it is. The Location of SADM will help to bring prosperity to the area(in my opinion), so the powers that be will want it built.
I think my property is suposed to be built in April 09, but as I can see things are slow I would be happy to take possesion in 2010. If it takes a bit longer I don't care as long as when it is finished it is a quality developement with all licences in force.
I have talked to other buyers who have e-mailed me, who may have needed a bit of reasurance, and I believe they are also going ahead.
The only thing I have recently found out is that these properties have NO heating. Read through this forum and it was FREEZING in winter. What is the reason for no heating "no on thought it would be nesessary " Well I think it is, so any one buying put pressure on your agent so that SJ will put it in for FREE not have to pay for it as an extra.

I like your style couldn't agree more with you SJ could put us all heating in BUT I doubt it I have bought a bio fire which is environmentally freindly though it wasn't cheap (Nothing to do with saving the planet ever is
The day we bought there was a couple of inches of snow have a look at auntielinda anddave.com to see what it was like that day
The good news is I will be back within the next couple of days and it WILL be sunny

I too have to agree with you, place is great, properties are great value for money and those who are investing will surely see a good R.o.I, and I believe in a very short period as well. I continue to check the sales agent sites and the cost of these properties keep going up and up. If we benchmark a handful of these, our property (Amapola) has gone up E34,000 since we bought it, approx 17% growth in 2 years........those are the figures I like (second to my wife's !!!!!)
People often talk about the housing slump in Spain......this is only an issue if you are currently trying to sell a property, however, for us .....this creates a buyers market since prices remain low and more people invest in affordable properties which means our property prices increase wth the demand.
Great news to hear you've finally invested and I look forward to seeing you out there....perhaps a game of golf or two. We're hoping that this will finally be the last summer for us in the UK (we're moving out permenently) and keep thinking ahead to what we will be doing this time next year, olives, almonds, fresh bread, vino tinto, sunshine.......golf !!!!
Anyway......there appears to be a load new members on here now and it would be great to meet up with them (and yourself), so if anyone fancies hosting a summer BBQ to get us all together..........!!!!!!!!!!!

I live in just the place which would be ideal has fabulous grounds which could probably accomodate all posters on this site it is in a conservation area and it is all mine
(Well to manage it is)
just don't think my other 63 neighbours would appreciate hoards of noisy drink filled people
But that's old folk I'll be one of them in a couple of years

Hi Guys
Just revisited the forum (been away a while) and read this thread. We reserved a Malva (R19 - 153) earlier this year. We understand they will be the only 3 bedroom, 3 bathroom, semi detached properties on the complex.
Smart Investor Services were very informative and helpful and being part of the Trinity Mirror Group, we felt happier dealing with a well known 'name', who hopefully cares about its reputation - hope they'll not let us down.
We recently received a newsletter which I think they plan to produce on a regular basis.
It would be good to hear from other Malva purchasers. We are looking forward to Rachel's 'get together' in August in Newcastle under Lyme. Perhaps some other Malva purchasers will be in attendance.

Hi Mounti,
my wife and i will be on 172 so will be neighbours.
I saw the other day Pa;aris world were selling a 2 bed 2 bath Azucena on one of their developements for 185k Euros, with a bank value of 225k.
I think these properties started at 105k in 2005 and were going for 130k Feb/March for 130k Euros.
Although we may have to waite longer than expected to completion, It shows these properties whatever design are a good investment.
lookind forward to meeting up with like minded people in the future.
