This has helped me loads - I've been doing my research on the Malva and Equity property portfolios and I was completely confused as to whether to go for it or not. I think this thread has helped me make up my mind. Thanks Stevet and all others who have responded to the thread. Next thing to do is to arrange an inspection trip - exciting times ahead I hope.

I'm going on an inspection trip in mid October and one of the points I want to discuss is the size of the Malva which I am set to buy (no show home yet) compared to the Azucenas.

The Cost per floor area of the Azucenas looks very attractive as well as having a number of outside spaces and solarium. The Malva is looking a bit pricey at €200K

So I am now confused again after having made my mind up on a Malva. Is anyone out there buying a Malva and have carried out comparisons, I'd like to know what you think.

regards

Hi Micky1.

Sorry but i cant help you as i have bought an Azucena before the Malva was put on the market and as you say there is no show house at the moment. The Azucene currently priced at 132000 euros has a patio at the front, a balcony on the first floor, and a solarium on the top and the size is just over 89m2, so as far as i am concerned, the Malva needs to be very very much bigger if it is 200000 euros, to compare with the Azucena. That is my opinion Micky for what it is worth, so if i were you i would make a lot of comparisons before finally making up my mind.

All the best.    Bob.

Hi Mickyl

The Malva is a 3 bed 3 bath simi-detatched with a floor space of 102sm. As the Azucena is a Quad and in a block of 4 poperties their may be more noise from nabours at the side and rear of you property, depending on the amount of sound proofing they put in.  Although these have space outside at the front and side, the Malva aso has space at the rear. as the are true semi's and only joined to one other property it offers more space and hopefully less noise.

I was introduced to the Malve By Smart Investors, part of equity International. The properties were designed and exclusive to them.  I feel that as they are large and in limited supply their value can only increase.  They als come fully equiped.

Hi recardo

thanks for responding - the Malva also comes with air con as standard now. I had this confirmed through EPP two weeks ago. I didn't realise the Azucena was part of a quad though.

I'll post some pictures when I'm out in two weekd time

regards
